15th & Island starting to rise over my neighborhood

OAP not lit up again tonight as I was at Liberty Station. While I was there I was wondering why not have office space for tech startups there? Is it not hip and urban enough and too much of an office campus feel? It is close to the beach and downtown, seems like it would do. Tons of space still available as well. As I stroll the grounds it is a great space that feels underutilized.

tyleraf May 17, 2014 2:38 PM

From my own knowledge the space there is really expensive which would probably deter any start ups. I would love it if they started moving there though it is a great spot. I've always thought that Liberty Station could use a trolley line. It could run right past the airport which has already been discussed and finish at Liberty Station. It would probably help the area grow as well.

Ideally a train would cut through the airport, Liberty Station, up through Mission Bay, and stop over at Mission Beach -- finally allowing a direct connection from the beaches to downtown. Given the amount of drinking / driving incidents in PB / MB and the sobriety checkpoints, it seems like a pretty compelling argument to get some better mass transit connections out there for college students who travel this route.

Agreed, a new spur line off of the Little Italy stop would be great. Starting off with something like:

Little Italy/San Diego International/Liberty Station/Robb Field/Seaworld/Mission Beach/Pacific Beach

More steel at One La Jolla Center, rising fast.

Site prep underway at La Jolla Commons Tower III. Most of the dirt came from the parking garage excavation at OLJC.

Well maybe the rent is too much for start ups but what about established companies who are still small like the one trying to move in to TR Produce next to ballpark?

When you think about it Liberty Station is pretty unique, how many other cities have anything quite like that but I think it is not living up to its potential at all. When will those hotels start construction there?

And renderings of La Jolla Commons III would be great.

tyleraf May 17, 2014 9:13 PM

I do agree with you on the more established companies. Plus it is a really nice area over there. I think one of the problems could be the lack of public transit because a lot of companies now look for those features.
Also, here is the render of La Jolla Commons 3 that you requested.

Here is an updated render I found of Pacific Gateway with the updated Lane Field and Pacific and Broadway added in. They look pretty nice all together. I hope things start happening in the next couple years on these projects.

Thanks Tyler so disappointed in LJ Commons that is weak! On the other hand look at all that park space in the downtown rendering that combined with the Pier Park (Which pier would it be on again) should shut people up about turning NBC in to a giant park. The manchester buildings look the same though.

On another note I think it is a disgrace that the CAC has any dirt, I mean WTF San Diego has plenty of dirt (Fiesta Island anyone) why on earth did they spend all that money and not put grass or at least fake grass everywhere? Is this going to be changed?

---- Has anyone heard an update about the mobile home park on the North East corner of Mission Bay and the resort that has been planned there for decades but the damn old people refuse to leave their homes that they signed a land lease on?

tyleraf May 17, 2014 10:31 PM

Mello: the park is on Navy pier. Plus they are also doing some enhancements to the Broadway Pier. Here are the renders for it.

Mello: Also, regarding the De Anza Cove trailer park the UT just had an article on it. Hopefully things get worked out on this soon. Here it is. http://www.utsandiego.com/news/2014/...iction-ruling/

Is La Jolla commons tower 3 office? I thought it was slated to be a hotel.

If it does not become a hotel someone else will probably jump on that. I believe that area along with Sorrento Valley will soon require more hotel capacity.

spoonman May 17, 2014 11:49 PM

Chalepo, do you have any idea what is going on with the lot east (towards the 805) of LaJolla Commons? I was by there the other day and saw a sign trying to attract a lab or research facility. Would love to see Hines (developer of LJC) buy the site and continue their ambitious developments toward the 805.

I'm told that it's supposed to be office, but you're right, there is a demand for hotel space in that area. The lot looks a little on the small side for an office building. The lot was actually zoned for residential, and Hines had to apply for a zoning change.

I'm not sure, but there was a two-story nondescript office building there up until a year ago that was torn down. There's also an empty plot of land across the street that looks ripe for some development. Not sure if Hines owns either though, but I could see them putting up a tower there if they owned the land.

There is a dirt lot up the road on the corner of Eastgate and Towne Centre that has an advertisement for a pretty impressive modern office building that's supposed to be built there. Irvine Company project. I'll grab a snapshot on Monday.

Went to the CAC park today.

Pretty cool though it needs vendors or something for food/drink and cheaper parking.

The parking was $15! I'm guessing it was that much because the Sicilian fest was going on the same time.

Lucky we found street parking nearby

Didn't Harbor Club have lights on the crown at one point? Maybe this was the 90s, but I thought I remember a white outline on the crown's oval shape.

tyleraf May 19, 2014 9:39 PM

Yea it did. I don't rememeber it but I found a photo of it not to long ago. I wonder why they took down the lights?

Nice render. Do you have a source for it? I'm curious if there's a larger version.

tyleraf May 19, 2014 10:09 PM

Here is the website I got it from. http://joecordelle.com/joecordelle.com/Works_1.html it's the last photo on the page.
