The first permits are up for a new 42-story hotel that will rise at 60 West 37th Street; the lot spans the width of the block, and has an additional address at 59 West 36th Street. Peter Poon is listed as the architect of record, and Hidrock Realty is developing the site; The Commercial Observer reported that Hidrock acquired the lot early last year for $28.5 million.

DOB filings for 60 West 37th Street indicate the tower’s 195,360 square feet will be entirely dedicated to commercial use. The permits show that the skyscraper will stand 402 feet in total, with its square footage divided between 313 rooms, as well as an ‘eating and drinking’ establishment that will span the third and fourth floors; the Schedule A has additional details.

Despite the lack of renderings, zoning diagrams give an idea of what the tower’s envelope will look like; though the building will stand 42 stories tall, its location will guarantee that the project remains invisible on the overall skyline. That may be a good thing, given Poon’s involvement as the architect of record, as his previous creations in the neighborhood are generally less than appealing.

No completion date has been announced, but Hidrock has been shifting assets in the vicinity; next door to the planned Poon, Crain’s reported that the Hidrock-owned 65 West 36th Street was sold to the Sioni Group for $29 million this past October. With demolition permits for the existing garage at 59 West 36th Street issued in January, vertical progress appears imminent.

Looks like another set back pile of crap. When is the city going to do something about this?

SD_Phil Mar 28, 2014 2:21 PM

Is 9.5 feet per floor short for a hotel?

Strictly speaking, it looks like there will be a one story section that preserves the streetwall.

Not for a budget hotel, which I presume this will be, since its being designed by Poon.

This is going in the gap between ESB and the Midtown mass; it most definitely WILL be visible, as it's on the same block as the recently completed Setai.

Also, including a parking garage? Weird.

Good thing that a lot of these projects in the 30's streets have been replacing the gap between the ESB and the Midtown mass. Along with replacing these short, crummy looking structures that usually look rundown. Hopefully these projects will bridge the gap and make the clusterf**k that is Midtown even more clustered, and wider .

Demo is probably far along right now:

Also, the height should be 406 FT, not 402 (per DOB).

People may hate Kaufman and Poon but this article is worth reading. I found it on the yimby website yesterday.http://observer.com/2013/02/rise-of-...hting-midtown/
Quote:

The crux of the zoning issue is the Department of City Planning’s rules about what is known as the “sky exposure plane.” When a building rises straight up from the sidewalk, the architect must often set the building back on floors higher than 85 feet, or about eight stories—something that hotel builders worried about costs are loathe to do, as it would require different floor plans above the setback.

To get around this restriction, builders can use what’s known as “tower regulations.” Builders are allowed to violate the sky exposure plane, Mr. Cook explained, so long as the structure doesn’t occupy more than about half the lot and the base of the building is pushed back at least fifteen feet from the sidewalk (or ten feet on wide streets). In other words, developers can build straight up as tall as they’d like, without having to vary the size of the building’s floor plates.

Buildings using tower rules (or another called the “alternate front setback” rule, which mandates a similar gap between the sidewalk and the structure) can also sometimes qualify for the “plaza bonus,” which allows structures to have more floorspace if they include a public plaza in front of their buildings. These plazas have largely fallen out of style among urban designers, but the incentives to build them remain in effect in New York City’s 1961 zoning code—a code which has been tweaked in the intervening years, but never fully overhauled and replaced.

And this is straight from YIMBY regarding another budget hotel but relevent to the issue of why we have all those developments

Quote:

The site should be destined for dense residential development, but with local politicians hostile to luxury housing, the area has held onto its outmoded M1-6 zoning, which only allows commercial uses. Since cheap hotels are the most profitable commercial use, these are the only things that are generally built in the vast M-zoned lands on the West Side.

One day, perhaps rents in the area will rise to the point where new office buildings are the highest and best use, but sadly, today is not that day. The neighborhood’s inflexible zoning code is to blame for penny-pinching buildings and unsightly setbacks, and until policy changes, the blight will continue.

Excavation is occurring for this project. Not quite on the street level, but below grade.

This was taken late December, so its much taller obviously. Another obscure development that nobody thinks about.

And its 400 ft!

Hidrock partnership tops out new Embassy Suites hotel

Quote:

Hidrock Properties and The Buccini/Pollin Group have topped out their 310-suite, 40-story Embassy Suites hotel in midtown.

The topping out was celebrated by representatives from Hilton Worldwide, Hidrock, The Buccini/Pollin Group, AIG and Bank of the Ozarks.

A ceremonial flag was dropped from the building as part of the event, and guests had the opportunity to take a hard hat tour of the new hotel afterwards.

Located at 60 West 37th Street, the property features Embassy Suites’ latest design concept, Design Option III, which decreases the amount of land needed while increasing efficiencies in the development process.

This concept allows for a variety of suite-styles to meet guest and developer needs, including side-by-side, shotgun and one-room suites, as well as a modern, open-air atrium designed for socialization and comfort.

“This property demonstrates the demand for suite-style hotels in downtown areas and the flexibility that Embassy Suites’ Design Option III concept offers owners wanting to add an All Suites brand to their portfolios,” said Bill Duncan, global head, All Suites and Embassy Suites.

“Centrally located and beautifully designed, this property will be the hotel of choice for business and leisure travelers seeking an upscale, All Suites hotel option in New York City.”

The hotel is also part of the growing portfolio of urban hotels from Hilton Worldwide’s All Suites category, which includes Embassy Suites by Hilton, Homewood Suites by Hilton and Home2 Suites by Hilton. The three brands will open 22 urban properties by the end of 2017.

The New York hotel’s construction began in September 2014, and it is scheduled to open in early 2017.

Designed by Peter Poon Architects, the hotel will feature a lobby bar, a third floor café with adjoining roof deck, amenity space and three-level parking garage.

“This momentous occasion marks the culmination of years of planning, design and hard work from the hundreds of people involved in this project,” said Jack Hidary, chairman of Hidrock Properties.

“We are thrilled with the ongoing progress of this hotel, and look forward to having guests experience Embassy Suites’ unique upscale, All Suites offering in the heart of Manhattan.”
