The transformation of the BAM Cultural District is barreling forward. Two Trees is beginning the public review and approval process for a 32-story tower (right, click for big) in Downtown Brooklyn, just across the street from Atlantic Center. The site is currently a parking lot bound by Flatbush, Ashland Place, and Lafayette Avenue, and we last talked about it way back in 2008 when news first broke that Two Trees would be developing the project. Back then, the building was going to have 180 apartments and 187,000-square-feet of cultural space, but now it will have 300-400 apartments, 20 percent of which will be affordable, and just 50,000-square-feet of cultural space.

It will also have a sprawling 16,000-square-foot public plaza along Flatbush Avenue and 23,000-square-feet of ground floor retail. Enrique Norten of Ten Arquitectos is still the project architect, and the arts space will be shared by BAM, 651 ARTS, and the Brooklyn Public Library.

Downtown Brooklyn is definitely booming!

Crawford Nov 29, 2012 1:35 AM

There are two additional towers planned at this site, including a 600,000 square foot tower, and a smaller tower. The larger tower will have 800 apartments on top of a major cultural facility.

Perhaps the larger tower will be a new tallest for Brooklyn?

So three new landmark towers in the BAM Cultural District.

I'm speechless...As a proud Brooklynite I am proud of this!

Great! The Brooklyn needs a bit of "BOOM" Manhattan on himself too.

Inkoumori Nov 29, 2012 1:55 AM

Perfect for the site! The stair promenade will take away the raw traffic jam on Flatbush from the pedestrian and designate a *special place*.

scalziand Nov 29, 2012 3:18 AM

With the red chairs, it reminds me of the steps in Times Square.

Another piece to the puzzle. The transformation is happening at a rapid rate now, after a few years of slight slow down.

Jularc Nov 29, 2012 2:58 PM

Here are more renderings of the tower...

I see an Apple sign! Perhaps this will house Apple's first Brooklyn store. :)

^ Noticed that also. Loving all of this Brooklyn development.

Liftoff on Fort Greene Project

By LAURA KUSISTO
November 28, 2012

Quote:

The city first sought developers to build on a city-owned parking lot at Fulton Street, Rockwell Place and Ashland Place in 2007, but the economic crash slowed progress. "In 2008, 2009, 2010 things weren't happening. Luckily the market's come back," said Melissa Pianko, executive vice president for development of Gotham Organization, which together with DT Salazar Inc. is building the tower.

The site also took time to design because it was an opportunity to create community and open space, as Downtown Brooklyn has developed as a thriving residential neighborhood, but is still struggling to create appealing retail and green space and a cohesive neighborhood feel.

While Brooklyn's rental market has rebounded strongly since then, the project will nonetheless face competition. Downtown Brooklyn is slated for several large, primarily rental towers, including a 590-foot-high building at 388 Bridge St. by Stahl Real Estate and a 720-unit tower by the Steiner family at Schermerhorn and Flatbush avenues.

But Ms. Pianko said she is confident there is demand to fill all those units. "We think it's an expanding market [that] can endure all the rental development that's planned there," she said.

Yes! soon someone will have to make a Brooklyn rendering with all of the projects under construction and proposed! Lol. That would be cool.

I spotted this before I even looked at the building! Lol. This would be a perfect location for Apple too. I do believe they would want to open a store in Brooklyn sooner like, as early as next year some time.

If I read correctly, the public review will include ULURP which doesn't necessarily bode well for the tower's height (think Torre Verre). I can see the NIMBY's coming out of the woodwork to complain about this proposal's proximity to the Williamsburg Savings Bank Tower.

NYguy Nov 29, 2012 6:58 PM

I don't think height will be an issue here. It will be surrounded by taller buildings as it is. Here's a rough location of a compilation map.
I'll eventually get a better map up with project locations...

Three parcels in Downtown Brooklyn are targeted for development.

Quote:

HPD has finalized plans with the Gotham Organization and DT Salazar to build 600 units of new housing, 50 percent of which will be affordable and 40 percent of the affordable units will be two-bedroom units. When completed, the building will also contain 20,000-square-feet of cultural and related office space and 20,000-square-feet of retail space. HPD and the NYC Housing Development Corporation (HDC) expect to close on financing with the development team late next year and to see construction begin shortly thereafter. The Gotham Organization has not yet announced the architect of the project, which has just begun design development.

Two Trees, which agreed to purchase the district’s South Site parcel from the City’s Economic Development Corporation in 2009, began the City’s Uniform Land Use Review Procedure (ULURP) to gain approval to build a new mixed-use development on the Flatbush Avenue site. The approximately 47,000-square-foot lot, which is bounded by Flatbush, Lafayette Avenue, and Ashland Place, is currently a parking lot owned and operated by the New York City Economic Development Corporation (EDC). Once the ULURP process is complete, and approvals have been granted, Two Trees can begin constructing the Ten Arquitectos highrise, which includes approximately 50,000-square-feet of creative and cultural space that will be shared by BAM, 651 ARTS, and the Brooklyn Public Library. In addition, the tower will include approximately 23,000-square-feet of ground-level retail, as well as approximately 300 to 400 apartments, 20 percent of which will be affordable

Plans for the site also include a 16,000-square-foot public plaza programmed for a variety of outdoor uses, including dance and theater performances, film presentations, open air markets and crafts fairs, and other community uses. Once the facility is complete, the 50,000-square-feet of cultural space and a portion of the public plaza will be controlled by the City of New York. Approximately 17,400-square-feet of space will be occupied by BAM to allow the institution to meet the needs of its growing audiences. A component of this expansion will enable the academy to make its BAM Hamm Archives Center resources available to the public, providing researchers, artists, educational institutions, and students with access to materials and records documenting the oldest performing arts center in the country.

The Brooklyn Public Library will use approximately 16,500 square feet of the cultural space to open a new state-of-the-art branch. The new branch will offer traditional library services as well as new technologies and programming that will benefit the local community.

651 ARTS, an acclaimed performing arts presenter dedicated to artists of the African Diaspora, will occupy a 12,500-square-foot studio and rehearsal center. The rehearsal studios will be available at affordable rates, and preference will be given to organizations in the Downtown Brooklyn Cultural District. The state-of-the-art studios will also be multi-purpose space for education programs, and will provide opportunities for live public performances, gatherings, and salons for artists to cultivate their work.

Yeah at 32 floors i can't imagine height being a problem. A few things going up quite a bit higher than that in the same area, and even more going up about in about that same range.

Going by the renders it doesn't look like they plan on that much over 300ft for this.

Holy sh*t is that ever thin!

Amazing nonetheless :D

Local community board gave this the green light. Wonder when we'll see activity.
