Anyone else have ants in their pants waiting for the design?

If they're going to build something taller than the ESB in Midtown, I'd prefer it to be in North Midtown.

^^^It should be an amazing design with some nice height. They've got the footprint for a nice street interaction. I can't wait to see the design.

yes I am looking forward to seeing the design for this tower as well, especially after the dull box the other supertall, 432 Park Ave., has become

Great news! I wonder when they will release a design? For some reason I'm guessing they will keep us waiting for quite a while like One57.

Therefore we will have 2 Morton Williams supermarkets on the 57th street ?

I missed something here. When did this one become over 1,200 ft? Any sources on this height?

Well, not quite sure about the height. But always there was the comment in this topic, this building will be higher than the One 57 (with 30% more air rights).
Just look at the previous page.

NYguy Dec 30, 2011 5:16 AM

I think it's still too premature for a height, the tower is still in development status, not officially a proposal even. But we'll see.

Extell has the only new product to offer in the uber-luxury market. Hence, Barnett is eager to proceed with 225 W57th.

NY REAL ESTATE RESIDENTIALDECEMBER 30, 2011.Mere $110 Million
Penthouse Near Carnegie Hall Gets Ever-Higher Asking Price.

By JOSH BARBANEL

It may be the most expensive home listing ever in Manhattan: $110 million for a glass-walled penthouse overlooking Central Park on top of what will soon be the borough's tallest residential building.

The prize for that eye-popping price tag is a six-bedroom apartment covering 10,923 square feet at One57, a tower under construction by Extell Development Co., on West 57th Street opposite Carnegie Hall. The $110 million figure is nearly 12% above an earlier asking price for the unit, according to documents filed with the New York state attorney general.

The richer listing price is one result of a recent deal to sell the 20th-floor penthouse owned by Sanford I. Weill, the former chairman and chief executive and chairman of Citigroup Inc. The Weill apartment—at 15 Central Park West, a few blocks away from One57—went into contract for $88 million, a record.

Now some brokers say the Weill sale may give a jolt to an already strong high-end market. Extell is betting that other buyers are willing to pay many millions more than previously thought for a chance to live in the clouds above Central Park.

The One57 tower eventually will rise to more than 1,004 feet, including a curved, glass top covering a cooling tower, when the building opens in 2013. It would be the tallest residential development in New York, though even taller residential buildings have been proposed, but not yet begun.

Dylan Leblanc Dec 30, 2011 12:21 PM

:previous:

The penthouse listed for $110 million at One57 is on the top two floors of what will be a 90-story building. It has a 57-foot-wide, double-height "grand salon" facing Central Park.

WOW!

RobertWalpole Dec 30, 2011 12:27 PM

I thought the same thing. That must be amazing.

We may not be able to say that for too much longer. 2012 could be a very interesting year.

It will be interesting to see when Barnett decides to start here. He has shown a willingness to get things going without financing, and financing is already in place for One57. In the meantime, site prep continues...

^^ Damn, this one and One57 are pretty close. It will be quite a sight once both towers are finished.

Also, it seems to me that Barnett is today's Trump. So far he's shown off his ability to get things done.

The netting is up on the last occupied structure on the site, 225 W57th, and it's ready to come down once MW relocates to 140 W57th.

I think that the MW stores will be again 12, because the 140 west 57th street simply store will replace the 225 west 57th store.

I agree.

What going up from Extell right across the street from this site?

^IRCC, that's part of the 440 Central Park South development.
