Trader Joe's on Shepherd.

I would imagine one of the grocers is going to get the hint, find a lot in Midtown or possibly near St. Joseph's and build something.

Downtown will definitely seem like a completely different place in a couple of years. It looks like all the residential projects are starting to take steps forward.

Definitely great looking street-level interaction! My new favorite high-rise project for the city.

Where exactly is the best place to live without a car in Houston anyway with good bars, restaurants, stores etc in walking distance, and rail too?

The Phoenicia Market is across downtown in the One Park Place tower, and has pretty much everything you need. It's actually quite huge. That being said, a traditional Kroger store is located about a mile south of the middle of downtown and is easily accessible.

Why no love for Phoenicia? Why no love for the Kroger already in Midtown very near Downtown? :)

It is about a 12 minute bus ride (5 minute car ride) to the Randalls in Midtown from Market Square. Light Rail is also an option, but there isn't a stop right next to the store so there is a little more walking required.

As mentioned earlier, Phoenicia is on Discovery Green and will be within walking distance of many of the new residences. There is also a CVS and other convenience stores along Main.

Aaron (Glowrock)

I've never experienced Phoenicia. I need to see if it's like Trader Joe's, which sells organic at a reasonable price, or whether it's more on the Whole Foods/Sprouts model, which is that anything organic has to cost double.

There are plenty of HEB's in Houston, but not a Central Market, from what I can tell. Central's pretty good and sells soymilk cheaper than Costco. Since HEB owns Central Market, that would be a natural for downtown.

And with that, enough free product placement.:notacrook:

Central Market is at the corner of Westheimer and Weslayan and has been there since 2001. I think that's where Channel 26's old studios used to be, IIRC.

1. Answered already.
2. Aren't there bars in downtown or Midtown next door? I don't know, but the locals can say.
3. I don't know. Seems like the Skyhouse webcam shows a Y a couple of blocks from the Skyhouse downtown. I don't know where the nearest 24-hour or Golds is. I'm sure some or most of the highrise office buildings have their own gyms.
4. Plenty of paths along Buffalo Bayou adjacent to downtown. Allen Parkway is a great place. It will only get better with the Buffalo Bayou revitalization.

I fully expect the lid to blow off of downtown Houston shortly. No inside info, just that Houston is the It City.

Sarnoff's column has a quick list of the residential projects taking advantage of the downtown incentive program.

Downtown towers abound

https://farm8.staticflickr.com/7384/...529d2f5f_b.jpg

https://farm3.staticflickr.com/2026/...7cb8d01e_b.jpg

That's about 2300 units. The incentives are up to 5000 units, so that means a few more towers could still be proposed.

That's about what has happened in New York and Miami. Given Houston's shortage of developable lots, that seems to favor more residential highrises.

From the Chronicle article:

"Update: A Houston lawyer who lives in the neighborhood near Rice University, which is at the center of the Ashby high-rise battle, filed a “friend of the court” brief in support of the residents’ cause to stop the construction of the 21-story tower.

Hugh Rice Kelly, general counsel for Texans for Lawsuit Reform, who lives near the site of 1717 Bissonnet, submitted his amicus brief to the court Monday evening..."

Unbelievable. :koko: Hugh Rice Kelly should be thrown out of the courtroom on his ear for rank hypocrisy. You want tort reform, don't bring lawsuits like this.:hell:

Part of what makes this list misleading are all the separate communities that make up the metropolitan centers, each with their own lists of skyscrapers. From what I can tell, more buildings will be going up in Houston proper than in San Francisco, Los Angeles, Honolulu and Washington, but all of them have activity in the surrounding communities that's not accounted for. And San Francisco is getting one and possibly several supertalls (don't let the folks who preach "Don't Manhattanize SF" hear that!). All the cities on the list are building at a furious rate, with Houston probably outpacing them all in terms of sheer numbers. There's also Miami, which is adding condos like the bust never happened.

http://skyscraperpage.com/database/country/2

Cities Population Highrises

• New York City 8,175,133 5886
• Chicago 2,833,321 1150
• Los Angeles 3,849,378 543
• Washington 601,723 452
• Honolulu 377,260 451
• Houston 2,144,491 440
• San Francisco 805,235 419

Houston will probably jump Honolulu and DC, but San Francisco may catch you guys. They have a lot of buildings going up for their Transbay project. But still, I don't think this is a valid comparison. Houston's city limits are huge, so of course it will have more overall high rises. I bet if you just compared the area surrounding a city's CBD that Houston wouldn't even be ranked in the top 10.

Houston drops behind SF if you cut it down to 50 square miles or less. The clusters form what Tory Gattis has branded as "the skyscraper walled city of Houston", a triangle shaped cluster with a eastern terminus of DT, western terminus of UT, and south tip of TMC with Greenway Plaza in the heart of it all.
The 4 largest skyscraper clusters in Houston metro by a lot. SSP provides maps with all highrises. From DT to UT the edge of east DT to San Felipe Plaza in UT), it has 366 highrises and is 43 square miles with the north and south boundaries being 610 and 610.

You can count each highrise on the database to verify. I have already done this because people come up with every way to try to undermine Houston. BTW, in this boundary is over 50% of Houston's proposed 114 highrises. So it will only continue to distance itself from the city right below it. SF is in Houston's neighborhood when you take this 43 square mile boundary into account.

If you increase the land boundary to ATL's size (134 square miles) then 95% of the city's TOTAL highrises are within it. Adding the four remaining large clusters of Energy Corridor/City Centre/Memorial City, 59 South (Hillcroft to Sharpstown), and 610 North loop @ the 290 intersection. Only excluding Greenspoint.

And yet Rice is pretty much on the first rail line (the one that runs from downtown to the Reliant Stadium area (through the Med Center). I guess it didn't go where they wanted to go, which is understandable. There are other lines, too. My understanding is that ridership is good. But you're correct, the lines need to also go along some major corridors where they currently do not.

Actually a total story count for each city could do that too.

Height has never been a problem for Houston. If anything, the lack of 10-15 story buildings in spades has been the city's problem. Which is what's being corrected in this boom cycle.

Look at DT SF and DT Houston and around both their DT's in a Google Earth view. DT SF has a big sea of 10-15 story towers to create mass around its DT (or as I simply call it MASS INFILL). When we look at the tallest buildings the convo goes the other way in favor of DT Houston and Houston's inner loop in general.

What you're describing has been done regarding floor height, etc.

Correct. Downtown Houston has a tall mass of buildings right in the middle that is more impressive than any other U.S. City besides NY and Chicago, in my opinion. The height really is incredible. The problem is that the tall mass is surrounded by parking lots. If you guys fill those in with 10-20 story buildings, then I definitely believe that Houston deserves the title of 3rd best skyline in the U.S.

The infill is happening and parking lots are being replaced by structures, fortunately. That's been happening (slowly) for quite some time (as per this thread), but the pace is picking up significantly, at long last. I'd love to see it look more like those pics of Seattle that were posted elsewhere in the forum the other day (aerial photos?).

Seems like mostly good news coming out of Houston on most fronts. Makes me very sad that I haven't been able to make the move back to Houston as soon as I wanted to (I've been gone from there since I was a teenager). For all I know, by the time I move back the boom will have subsided.

Seattle definitely does have the density. I love our aerial views. I think those are the best shots of the city. However, I like Houston's symmetry. All of the tall buildings are right in the middle, unlike Seattle, where our tallest is on the edge of Downtown. Houston is growing at a unbelievable rate so it has the potential to fill in those lots very quickly.

I took a tour of the site, sporting a hard hat and yellow vest. While there wasn’t much to see, there was a lot to imagine after talking with Galleria General Manager Greg Noble, and learning more details about the multimillion-dollar renovations and new construction.

“There is a huge demand for luxury space in Houston and we just don’t have the supply. Now we are creating it,” Noble said.

Here are the highlights:
  • A stand-alone, 14,000-square-foot building dubbed “The Jewel Box” will be built on theCheesecake Factory’s existing parking deck facing Westheimer. The space will house luxury retailers who want visibility. Noble said several “new-to-market” tenants have expressed interest in the plans, but would not elaborate on which retailers are interested or how much rent the space will charge.
  • Saks Fifth Avenue will move into a renovated 198,000-square-foot space located next to its existing space. Saks is set to open in early 2016.
  • The existing Saks building will be renovated, providing 110,000 square feet of space for new restaurants and retail. Construction will begin on this space after Saks moves into its new building. Saks will stay open during the renovation.
  • Saks will take up part of Macy’s Inc. (NYSE: M), which will consolidate into its Galleria store facing Hidalgo Street. The consolidation will affect 136 positions, according to the Texas Workforce Commission. However, the company is confident that most of those employees will find jobs at other local Macy's stores.
