I wonder if any of this change in stance has to do with the release of the Vornado designs, (where their tower is pushed to the far west of their site), giving 225 a wider view.

Submariner Feb 12, 2014 6:34 PM

It's interesting to read that the cantilever is not a necessity for this tower - these comments are certainly much less bullish than Barnett's past statements.

My guess is that this vote will pass, but for all of the aforementioned reasons I hope it doesn't!

Perklol Feb 12, 2014 6:35 PM

Extell will build without the cantilever..

I'm guessing.

Nice job.

Whoever was arguing that 111 W-57th will look as tall as 432 Park and Nordstrom has my backing.

I'd like a redesign, but 31 mil is a lot of dough :(

Yeah, it was announced that 220 CPS will be built to the west of the Nordstrom tower.

Whatever is decided at the ASL, Barnett now has final construction permits in place to move forward on whichever design is being built.

If that's the case the US gets its first 1500+ building (not counting the top of 1WTC)

Unlike food, air rights don't expire. It can always be sold in the future, possibly for even more money.

Don't sell, ASL.

sbarn Feb 13, 2014 3:40 AM

From SSC. Looks like the old massing (1550 ft)?

Old massing, perhaps, but new shape. And no cantilever in this version.

I think Barnett really wants that cantilever, though. Shifting the tower 30 feet east makes a big difference with the CP views.

sbarn Feb 13, 2014 3:56 AM

^^ Such a better design though. Really want to see a slanted roof here.

(Sorry didn't mean to beat you to posting)

I thought the air rights themselves had already been sold, and the vote is just about the cantilever, independent of any air rights.

antinimby Feb 13, 2014 5:50 AM

^ Oops, yes you're right. Anyway, I like everyone here hope there will be no cantilever.

Gary Barnett will get an extra 6,000 sf of air rights if the cantilever is approved, which may not seem like much. But consider how much Gary Barnett could get for an extra penthouse. Makes the money the league would get for the cantilever seem like a lot less.

He wants it. You could get better views, but not by much.

I would have been happy with just this... Looks like it slopes to the west.

I am an ASL member and I voted NO tonight, but alas the majority voted yes so the ugly cantilever will proceed.

I voted NO because I think the deal is worth at least double. I was willing to walk away and call Extell's bluff. But my fellow artists were not confident in the leverage we wielded in the deal.

NYguy Feb 13, 2014 1:29 PM

^ As expected. Too bad, really.

Submariner Feb 13, 2014 2:12 PM

Yeah, no surprises there unfortunately.

Art Students League Approves Extell Cantilever

By Kim Velsey
2/13/14

Quote:

At a meeting last night, members of the Art Students League approved Extell’s controversial plan to cantilever a 1,424-foot skyscraper above the school’s landmarked French Renaissance building on W. 57th Street. The Smith + Gordon Gill-designed tower, to rise at 217 West 57th Street, has now cleared the final roadblock needed to move forward with construction.

The deal, which will net the Art Students League $31.8 million, passed by a wide margin, with 227 members voting “no” on the plan and 1,342 members voting “yes,” according to Art Students League spokesman Ken Park.

In the weeks leading up to the vote, two opposition groups spoke out against the plan, calling, at the very least, for the vote to be delayed, to allow for more investigation into whether the League was getting a fair price (there are few similar deals to compare to) and to research possible construction contingencies. But Extell imposed a hard deadline, telling the League that if the deal was not approved by Wednesday, it would walk away and build without the cantilever.

“Extell would just create a new plan without a cantilever,” a spokesman told The Observer, citing the large site.

The cantilever, which was approved by the Landmarks Preservation Commission last fall, will project out over the Art Students League at 290 feet, a height that the Landmarks Commission ruled would have minimal impact on the League, and would not be visible from many vantage points, although many preservationist argued that a landmark included the “non-occluded sky” above it.

Rough comparison

Bad design and mediocre height, this development is nothing but a disappointment. I'll wait until final renderings are revealed, so this saga can finally be closed.
