New Life for Hayden Flour Mill
 
Here's a few pics of the old Mill. Not a real attractive structure but an historic icon for metro Phoenix just the same. I hope that Avenue Communities finds a way to incorporate it in an asthetically pleasing way. I wonder if they will be allowed to alter the silo structure in an adaptive reuse. The possibilities for this very unique site are intriguing. :hmmm:

I hope Phoenix picks up on the interactive development maps. I sent an e-mail to someone at Copper Square a while back with a link to the big Tempe interactive map within a map within a map. Here's hoping!

I had not seen one of the renderings included for the Tempe Center for the Arts. The elevation facing the lake is stunning:

Mosaic...An Awesome Mixed-Use Project
 
Finally, some nice renderings of Mosaic. Thanks loftlovr! I think this is one of the most exciting projects in Tempe's future. It has so much happening in a dense space. The Whole Foods will be a huge addition to the area. Mosaic will add more ground floor retail and restaurant space, helping to expand the urban landscape beyond Mill Ave. I love the architecture also...a great addition. Time to build it :tup:

Tempe previews its soaring skyline

It takes a crane to build tall buildings, and a dozen of them have sprouted up in Tempe’s skyline. “And there are a dozen more on the way,” Tempe Mayor Hugh Hallman said Wednesday.

Those cranes will bring an unprecedented change to the East Valley’s skyline, a look the city showed off for the first time Wednesday as it released a computer-animated video of new buildings coming soon to downtown and Town Lake.

The video offered the best idea yet of what Tempe will look like with a 30-story condo tower and several other buildings that range from 12 to more than 20 stories. The footage gives a bird’s-eye view, as if it were shot from a helicopter, and reveals the planned buildings from multiple angles.

While the local and nationwide real estate market has slowed and even killed some projects, Hallman said the downtown’s features have made the area immune to larger market forces.

“It doesn’t apply here,” he said.

The look at Tempe’s future came during a second annual showcase of downtown and lakeside projects, which drew hundreds of developers, real estate brokers and others. More than 40 projects are approved or under way in the area.

One of the featured projects was Onyx, a 26-story condo tower planned on the northeast corner of Rural Road and Town Lake. Developer West-Stone Communities hasn’t formally submitted plans yet, but still expects to start construction in spring.

Onyx condos will range from $300,000 to more than $1 million, WestStone spokeswoman Marilyn Pfaff said.

The event included projects as well-known as Centerpoint Condominiums, a cluster of 30-story towers under construction, and a three-story, 65-unit condo project called the Brownstones at Tempe.

The Brownstones’ first resident, Erik Anderson, left a downtown Phoenix loft for Tempe and said he was surprised to learn how many big developments are under way around his new home.

“It’s pretty exciting,” Anderson said. “It’s going to bring a lot of life to Tempe.”


I hope they publish the video for us to hijack...Found this little slide show, obscurely placed next to the story. It gives us a few views we've not seen before. I especially like the Pier 202 and University Square renderings. I have yet to see a rendering for Onyx. It is planned at 26 floors and will be black. Sounds very interesting...can't wait to see it...ENJOY:

I like Tempe's agressive approach to marketing itself. They are becoming a test case for development promotion for the region. Phoenix, take heed please! :worship:

Im a little disappointed w/ the Hayden Ferry Lakesides overly homogenous look, but I guess I won't complain too much. I'm very excited about the Town Lake area, that move by Tempe is really paying off.

Downtown Phx has an amazing website and marketing strategy-
But it's little brother Tempe has a perfect vision/ marketing strategy.

Seriolusy- this gets me so jazzed about Tempe!
We're so lucky these lots sat around for a while so that now we can get the developed high rises instead of little weak midrises along the lakeside!

This isn't even counting the development planned for the old Club Rio site owned by Triyar.
I feel equally enthusuastic about Mosaic, Armory, Centerpoint and University Square.

I also reeeaaallly hope Will Bruders plan for the ASU Gateway will happen too.

loftlovr...Agreed :tup: Bruder's vision for ASU Gateway is ingenious. When I read about the concept I was skeptical and thought it would look hokey. When I saw the renderings, I was very impressed. I have never seen anything quite like it...truly a unique Arizona-inspired design. I had saved these pics a while ago but never posted them. Youv'e just given me the opportunity. THANKS!

Mosaic looks smaller than the renderings previously released for Cosmo, its prior working title. I wonder how much of this owes to NIMBY's in Maple Ash or the declining market in general.

The homogenised look in Tempe is not just in HFL ... Mosaic, the Centerpoints, and Pier 202 seem to share several common design elements.

I have seen the showcase, and it's a well-done 15 minute video that is similar to last year's Upwardly Urban video that is not available on their http://www.tempe.gov/business website anymore. If you go on the website, there are previews for the new Upwardly Urban, which will be out soon.

Kudos to the Community Design department for doing all of this, including that striking interactive map that you guys were raving about earlier this month. Tempe has a lot going for itself, and it will be a surprise to many folks once Centerpoint is topped off and other projects come online.

Avenue Communities, a Phoenix development firm, announced plans Thursday to build a retail, office, commercial and possibly residential project on and around the site of Tempe's historic Hayden Flour Mill.

Tempe and Avenue Communities officials stress that the landmark mill buildings, with their huge, white silos, will be preserved. Though the silos date from 1951, the mill began operations in 1874 and operated continuously for 123 years before closing in 1997.

Tempe Mayor Hugh Hallman said the city is working closely with Avenue Communities to bring in a project "that is good for everyone."

"This project gives voice to our ancient and modern history and connects the lake and all it brings to Tempe with our historic Mill Avenue district," Hallman said. "With this project, we finally create a single, unified whole for the area and for the economy."

Avenue Communities is paying Tempe $7.4 million for the about 5-acre site at the western edge of Tempe Butte and the northern end of Mill Avenue. It hopes to begin construction by the end of 2007.

The total project, pending public review to include adjoining properties to the south, would total $500 million and cover 580,000 square feet.

But before construction can begin, careful archaeology must be completed to inventory and evaluate what is on (and under) the site. Archaeological Consulting Services Ltd., of Tempe, is doing that work now. Excavation in the area will continue through next week, then a report will be given the city late in 2007, said the archaeological firm's principal investigator, Victoria Vargas.

Ken Losch, principal of Avenue Communities, said preserving the historical aspects of the site, "is a major part of what our development here is all about."

"In fact, this is a difficult site to develop: It's hard to do construction on this hillside, and obviously the area is loaded with historic artifacts," Losch said. "But we are going to incorporate the old mill buildings into our buildings - into our oyster bar, retail, offices, everything. Nothing important on this site is going away. The historical parts of the area will be a part of what we're doing."

Losch said that the first business to move to the site will be his own: Avenue Communities. After that, he said, there will be a "very strong restaurant and retail" aspect to the development.

"The Oyster Bar restaurant will be all glass and adjoin the mill building that's nearest Mill Avenue," Losch said.

He said there also likely would be a cafe and a bakery and that it's is possible some residential space will be created.

Hallman said he expects nothing to stand in the way of the project. The city has agreed to reimburse Avenue Communities $6 million to defray the costs of keeping the historic mill buildings on the site. The $6 million will come out of sales tax generated on the site.

"The developer is taking the risk," Hallman said. "We only reimburse them if they generate the sales tax."

Hallman said he is convinced the project will go forward.

"This is real, it's going to happen, and it's going to be very good for the city," Hallman said.

Walking around DT Tempe last weekend and noticed that Centerpointe is above ground (2-3) stories on the two towers! Won't be long before they're peeking above the surrounding buildings!:tup:

The interactive map is very cool, but whoever made it needs to learn how to spell "exciting". I saw numerous references to projects that were "exiting", which doesn't sound nearly as good.

For sale at public auction: Two parcels of prime real estate next to Chandler Fashion Center. Amenities include a partially built tower called Elevation Chandler.

The mortgage holder of developer Jeff Cline's stalled high-rise condo-hotel is foreclosing on the project, according to documents filed with the Maricopa County recorder. A trustee's sale is set for Feb. 5.

The land for sale is two adjacent parcels, one of 2.5 acres and the other 7.5.

The larger parcel contains what is supposed to become an eight-story Renaissance ClubSport hotel topped with two floors of luxury condominiums. Construction stopped in April, leaving a partially built structure at the intersection of Loop 101 and the Santan Freeway. A parking garage and a second tower of residential condominiums were planned for the adjacent 2.5-acre parcel.

The beneficiary of the trustee's sale is Radical Bunny LLC, an agent for Mortgages Ltd., 55 E. Thomas Road, Phoenix, which lent Cline $3.45 million in November 2005.

Cline could stop the sale by paying off the loan or by negotiating an extension. Cline would only say in an e-mail Tuesday "the liens and debt will be paid in full with interest and costs."

Yet another legal problem appeared for Cline last week when three subcontractors banded together and filed a lien-foreclosure lawsuit in Maricopa County Superior Court.

The three subcontractors are Suntec Concrete, Corbins Electric and Midstate Development Residential. They are asking that the property be sold so they can be paid what they are owed: $1.9 million for Suntec, nearly $109,000 for Midstate and more than $231,000 for Corbins. They also ask for interest and attorneys' fees.

Two other subcontractors have filed lien-foreclosure lawsuits as well, and three other subcontractors and the general contractor, Weitz Co., have recorded liens but not filed lawsuits. Altogether, the mechanic's liens total about $5.8 million.

Independent experts contacted to analyze the situation differ on what a trustee's sale would mean to the contractors who are owed money. Whether they get paid may depend on how much the land sells for, experts said.

Calls to Andrew Abraham, the trustee, were not returned.

"There should be active bidding," said Paul Steen, an attorney who specializes in commercial litigation but is not connected to the project. But he predicted the sale might not happen.

"More than likely, Cline's going to find a way to save this thing," Steen said.

The main way out would be for Cline to find new investors who could satisfy the mortgage.

Sanders Achen, owner of Achen Contractors, was an investor in the mortgage on the project. He's since gotten his money back from Mortgages Ltd., and takes a philosophical view of the situation.

"Unfortunately, somebody is going to get hurt," Achen said. "He worked his tail off to make it happen. In the development business, you throw the dice. Sometimes you win and sometimes you lose."
