Sage Valley Apartments starting to be built on Redwood Rd and 4100 S in WVC by Rimrock Construction. 7 level, multi-building development with 449 total units. Excited that the old Kmart was demolished to make way for this development. From my experience, this is a high crime area mostly taking place in the apartment complexes to the North. I've seen drug deals done in broad daylight in the Smiths Parking lot across the street. There was also a drive-by shooting there too, so hopefully that won't scare any prospective tenants. Land owner originally wanted to build a storage unit facility so super stoked they decided to go with multi family housing.

I've been wondering what was going up there, thanks for that.
There are some big complexes of units going up on Redwood between about 2700 S and 4100 S, including two other ones on the east side of Redwood. One completely new, the other Lofts on Redwood has been growing for a while now. Still single level (but multistory), and architecturally more interesting than some of the other suburban apartment complexes. The same developer (Truong Properties) is doing Twenty-One Lofts in Sugarhouse on 2100 South, and those are nearing completion. |

Looks like a similar design as before but they cut out the office section and made it 5 floors shorter. At 13 stories it will still be close to becoming the tallest building in Utah outside of SLC.

I skimmed through the Murray PC agenda today (warning: large pdf file) and there are some big things on the docket. First, there's a request by the property owners of the entire shopping center at 5300S and State for a rezone from General Commercial to Mixed Use, and it's mentioned that they are interested in developing a large mixed-use center there. Here's the property in question, where there is currently a Barnes & Noble, Best Buy, Zupa's, Mimi's Cafe, etc.

I think all of those ideas are great, especially for all those parking lots around downtown Murray. There's so much mixed-use potential in the Murray/South Salt Lake Corridor from I-15 to State Street. I am doubtful about that Winchester Bridge concept, just because that would require more bridgework, and the funding for that and the different agencies needing approval for that.
I wish that Costco would move and that corner would all be mixed-use retail & residential. There are some examples of mixed-use developments with big box retail under it in Vancouver. |

I love that bridge idea, though like Orlando I have serious doubts about whether it would actually happen. I'll believe it when it does. That said, if it does happen, that would be one of the coolest and most unique developments to happen in this city (county?) and hopefully it would spur similar creative ideas to reimagine the freeway overpasses in this city.

This is an awesome idea. I commute through here often on my bike, and it is impressive how intimidating it is going from nice neighborhood street to being on a narrow lane over a roaring freeway. In some ways, below-grade freeways can be even more disruptive than above-ground freeways, since at least underpasses can be wide and don't have all the noise you get when you are suspended over traffic.
I think these sorts of things should get built all over that stretch of I-215. The one caveat is that I also want there to be a TRAX line in the median of I-215 between the Winchester Street bridge and the Big Cottonwood Road interchange: https://i.imgur.com/IkQkIcp.png (The line will terminate with a planned parking structure/transit hub to be constructed on the gravel pit site, where buses will go up the Cottonwood Canyons.) So maybe an arrangement can be made, where one of the buildings built over the freeway is a nice entrance building for the TRAX station (elevators/escalators down to freeway level). That would be awesome! :D |

That's awesome to see. I've been impressed with Millcreek's downtown master plan. I think it's the most interesting and ambitious of all of the suburban downtown plans I've seen. Good to see that they're still moving forward with it!

Fashion Place Mall is one of the most well attended and successful malls in the country. Still, I've always felt it was very underdeveloped, even after all of its most recent upgrades and additions. There's a lot that can still be done with the immediate area surrounding the Mall, even the immediate on-site parking at the north, south and west areas. Parking structures need to be added and a connected sizable hotel given the central location and easy access to the ski resorts and mass transit.

Delts, I was thinking the same thing recently about Fashion Place. Across the country suburban shopping malls are seeing a transformation into a more mixed-use destination where parking lots are being built on with more urban type of housing and hotel with some retail at the ground floor. I think Fashion Place, Valley Fair, and Southtown are all ripe for this. University Mall is already doing this. Provo Center Mall should start to do this.
We're seeing the industrial corridor stretching parallel along I-15 from SLC to Sandy being transformed, and it's fantastic. Add the density and housing in these under-utilized & neglected areas. (I thought that area was actually in Murray or Midvale) |
I like Millcreeks proposal. They realize they can create a downtown for themselves, but they also realize they aren't the core city in the region, and trying to be bigger and taller than SLC, or even Ogden or Provo for that matter. They are working within the boundaries they have and, if it happens as proposed, could be a great addition to the valley. I could also see it spurring a possible redevelopment of Brickyard into something much more urban as opposed to its current suburban nature.
I hope it actually pans out as they are proposing, that the NIMBY's don't come in and fight the residential component of it, like the ones that did in Holladay's core on Holladay Blvd |
I think the NIMBY element in that park of Millcreek is significantly less prominent than in Holladay, as far as I can tell. Some residential construction is already underway.
I drove down 3300 South today and could see the location of Millcreek Common being dug up, as well as the apartment building location near the old Villa Theater. It's really happening. |

I like that new Brickyard project, very nice. I am positive that over the next 20-plus years Highland Dr. between Sugar House and the old Cottonwood Mall property will emerge as a denser major upscale vibrant mixed-use corridor. A street filled with attractive apartments, condos, and village-type main street commercial nodes. It reminds me of what stretches of Ventura Blvd. have become here in L.A., particularly through areas like Studio City, Sherman Oaks, and Encino.

Question, does anyone on here know what the plan is with the old K-Mart on 900 E and almost to VanWinkle right across from the Walmart? They have that whole parking lot all fenced off, including the building that used to be a tire shop. It's been within the last couple days that I have seen fencing going up and all the semis that park in the parking lot are now starting to park on the outside of the fenced off area? I would love to see something like a WinCo over there (wishful thinking) because every time they put a WinCo it seems to help the area directly around it in a very positive way. Either way I've been curious and am probably looking in the wrong places but couldn't find anything on that.

Thanks Atlas, that sounds like some good potential for that area in particular, if it is done well. The retail hopefully will be a boost for the shops that are right over there already to the south. And hopefully it will be designed with good planning for that area of 900 E, it already can get so congested over there during good chunks of the day, but I'm sure that with the right planning that can be overcome and make it a great addition to the area over there, certainly better than the vacant buildings sitting there now. Thanks for digging and finding that info for me.

I don't know if this was shared here but the Point of the Mountain authority released its survey results back in October. The big winners, from what I can tell on a glance, are open space and transit. People seem to be opposed to turning it into Lehi 2.0 and many people want a regional park (myself included) instead of a big office complex.
Also, it looks like they've selected SOM to master plan the area. HOK did the previous master plan in 2018. EDIT: I watched SOM's presentation in this recent video and was actually impressed. I'm very surprised this wasn't covered in the local news. The developer of the Radisson Blu in Sandy has updated their website. There are some new details and renderings of the rooftop amenities. Looks like Sandy will be getting that killer rooftop dining experience before SLC proper (unless the CCH has a rooftop restaurant, which I'm unsure about). Luckily, SLC does have a few projects with potential highrise restaurant spaces like this on the horizon (West Quarter, Main Street Apartments, maybe Worthington Tower).
