One Brickell (not to be confused with the 1100 foot "One Brickell CityCentre", a separate project a few blocks away). It is directly across the street from the massive 3-tower 1800-unit Icon Brickell and a couple of blocks away from the massive 6+ tower (including a 1000+ footer) Brickell CityCentre.

Related is in the process of purchasing the site (which houses low rise offices) for $100 million.

This building we have to be demolished first.

Maybe someone will claim its historic and needs to be preserved. Wont someone save our awful 70's-era architecture :ahhh::ahhh:

Miami-based Related Group, with its joint-venture partner GTIS Partners, closed on the $104-million purchase of a four-acre site that includes 444 Brickell Ave. and an office building behind it. .

Related last week unveiled plans for three tall towers, including residential, hotel, office, and retail space, at the prime location where Brickell Avenue meets the Miami River. Related’s chief operating officer Matt Allen said it will take years to develop the project, dubbed One Brickell, which will entail “well over $1 billion’’ in investment.

GTIS, a New York-based real estate investment firm, has teamed with Related on other projects. In a statement, Allen said Related has “enjoyed a long-standing relationship with the partners of the firm.’’

I like the look of the buildings, but bit disappointed that they're under 1000 feet...

Complex to be built in phases with the tallest tower on Brickell Ave to come last (the existing office building fronting Brickell Ave has leases with 7-years left on them).

Review board member Fidel Perez had high praise for the development.

“This is a great project for Miami… an icon for the mouth of the river,” said Mr. Perez.

Carlos Rosso also spoke on behalf of The Related Group.

One Brickell will be built in two phases, he said. The two towers furthest from Brickell Avenue will be constructed first and at the same time, beginning in 2015, he said.

Of the residential back towers, one will be condo and one rental, he said.

The third tower will come in phase two. There is no timeline, he said, saying it “depends on the market.” Offices in the existing 10-story building have seven-year leases.

The final tower will probably be the tallest on Brickell and serve as a signature piece on the river, said Mr. Rosso.

Plans for One Brickell are expected to be reviewed in January by the Miami River Commission.
