Of course a number of other projects - new construction and rehab - don't require any form of crane usage, but the Central Corridor is booming with projects.

Capstone Development is restoring the Gerhart Block with an $8 million restoration and rehab.

The building is two blocks north from the new IKEA and across the street from St. Louis University.

The renovated building will include 11,000 square feet of ground-floor commercial space and build out of 17 loft-style apartments on the second floor.

Gerhart Realty Co. opened the building in 1897.

Constructed for $40,000, the building exemplifies what its nomination to the National Register of Historic Places calls Chateauesque style.

Green Street Development plans to begin construction late this year on its redesigned Chouteau’s Grove, which no longer has the supermarket of the initial plan.

Brian Pratt, Green Street’s vice president of development, said Tuesday the company was unable to lure a grocery to the $61 million project planned for the eastern end of the Grove nightlife district in St. Louis.

Green Street pitched the site to “fresh grocery concept” operators but all replied the area needs more residents to support such a store, he said.

The redesigned Chouteau’s Grove has 271 market-rate apartments, about 20 more than the initial $85 million plan Green Street announced in November.

With a 30,000-square-foot grocery off the drawing board, Green Street revamped the 4.5-acre site to give the project a more urban look. Instead of having a parking lot to accommodate grocery customers, the new plan rings much of the site with a four-story apartment building that wraps around a parking garage.

“It will feel very urban, unlike an urban-suburban blend like we had before to attract a grocer,” Pratt said.

About 100 of the garage’s 565 parking spots will be set aside for the public and to serve the 20,000 square feet of retail space planned as part of the project’s new plan.

Humphreys & Partners, of Dallas, is the project’s architect. The firm also designed the Cortona apartments completed last year at the Highlands development near Forest Park. Like the Cortona, Chouteau’s Grove will have an exterior that includes fiber cement panels of various colors.

Roughly $15 million is being used for new streets, streetscapes and a linear public park at CORTEX - St. Louis' innovation district.

In addition to the water gardens, sculptures, planters, new lighting etc., there will be a pavilion and service area for food trucks.

The goal is to have CORTEX Commons finished by the end of June 2015 as more development and the new MetroLink station are on the way.

Work continues on St. Louis' Gateway Arch ground/riverfront project known as CityArchRiver where nearly $400-million is being spent to improve the waterfront, museum, greenways, lakes, streets, landscape, connectivity etc.

A new highway lid will provide pedestrian safety and a direct connection to the riverfront and museum.

Local children recently broke ground on the museum portion of the project.
The Museum of Westward Expansion is being completely refurbished with new exhibits and a new main entrance.

A developer plans to erect a five-story apartment building in the DeBaliviere Place neighborhood on a site occupied now by a swimming pool and tennis courts.

Asprient Properties of St. Louis is behind the project at 5539 Pershing Avenue. Because the site is in the city’s Central West End Historic District, the St. Louis Preservation Board had authority to review the plan.

At its meeting Monday, the board approved Asprient’s plan to construct a building of contemporary design. Betsy Bradley, the city’s cultural resources officer, said in an interview later that such designs are “not discouraged” in the city’s historic districts.

Exterior materials of Asprient’s project include stone, two colors of brick and fiber cement panels of gray and a limestone-like off white, according to documents presented to the Preservation Board.

Sid Chakraverty, an Asprient principal, did not respond to requests to discuss the project on Pershing. When construction might begin was unclear.

The site is owned by an affiliate of Mills Properties. Kirk Mills, the company’s president, said he expects Asprient to purchase the property within weeks.

Klitzing Welsch & Associates, the project’s architect, designed the structure for 117 apartments, including five units on the first floor along with garage parking. Some apartments on the second through fifth floors will face an open atrium.

The old U.S. Metals and Supply HQs is coming down in CORTEX.

It is making room for a new $25-million, 60K, 3-floor Tech Shop building.

It's a relatively small building, but adding Tech Shop is a big forward step for CORTEX.

^ I think U.S. Metals site is for the next phase of cortex development. The Bauer Building will be demolished on Forest Park Ave to make may for the new Tech Shop building.

This is another section of Cortex. Tech Shop will replace the Brauer Building, being demo'd any day, at the corner of Forest Park Avenue and Boyle. The U.S. Metals site will be surface parking first, then eventually a parking structure and as many as three buildings totaling 500Ksf.

Later this year, St. Louis-based Mercy Health System will open the world's first virtual care center.

The four-story, 120,000-square-foot center located in suburban Chesterfield, Missouri (25 miles from downtown St. Louis) will accommodate hundreds of physicians, nurses, specialists, researchers and support staff.

They'll deliver care around the clock via audio, video and data connections to locations across Mercy as well as outside of Mercy through partnerships with other health care providers and large employers.

Here are new progress photos on CityWalk on Euclid in St. Louis' Central West End that will include a 38,000sf Whole Foods.

The 7-story brick, lime stone and stucco mixed-used structure - which will offer 177 luxuriously designed, one, two and three bedroom apartments - is coming along nicely.

Other amenities in the building include a fitness center with massage and tanning rooms, a courtyard featuring a heated swimming pool and a fully equipped business center. The building’s rooftop terrace has a gourmet kitchen and grill, lounge seating, fire pit, decorative lighting, feature stone fireplace with built-in outdoor widescreen television.

Here are progress photos of another Central Corridor project.

West Pine Lofts, a 206-unit, 4-story luxury apartment community is also located in the Central West End near CORTEX, Washington University Medical Center and St. Louis University. It should be ready by this Fall.

It is just a few blocks away from CityWalk/Whole Food project (shown above).

The street-and-land scaping continues at CORTEX - St. Louis' innovation district.

FabriTec Structures of Dallas and SWT Design of Shrewsbury have combined to put up a bat wing at CORTEX.

The white fabric structure resembling a bat wing is part of the CORTEX Commons, which is an extensive landscape and plaza project.

CORTEX Commons is still under construction along Boyle Avenue between Forest Park and Clayton avenues.

FabriTec said the bat wing will be part of a pavilion, which will accommodate events at CORTEX.

Three columns will support the open-air canopy of 2,445 square feet of PVC architectural membrane.

Such tension fabric structures have become popular.

Other projects using tension fabric structures are located at the Denver, San Diego and Memphis airports.

some of these compilation feeds from other cities are choked with suburban garbage.

Now check this out. Has to be the coolest thing I've ever seen. A developer wants to redevelop the old Chrysler Plant lot in Fenton into a an arena that replicates the old St. Louis Arena. I would love to see this design come back...

St. Louis-based design firm HOK recently celebrated its 60th Anniversary and new HQs in downtown St. Louis.

HOK's new corporate address is 10 South Broadway.

HOK originally designed 10 South Broadway as The Equitable Building, which opened in 1971.

The firm recently renewed its commitment to downtown and moved closer to Busch Stadium and Ballpark Village.

HOK is leasing nearly 40,000 square feet and it has repurposed the long-dormant plaza at 10 South Broadway, which is right across from the historic Old Courthouse.

HOK's new offices have a highly-contemporary design that supports collaboration.
