I think even our hospitality and tourism jobs pay less hourly here than in LA and SF because we have a large pool of laborers that can commute in from Mexico. The first trolley line was built to shuttle in those workers from the border to downtown. The close proximity to Mexico drags our median incomes down compared to other California cities.

Downtown Office Has No Parking Minimums?
 
We all know that San Diego scrapped parking minimums for all multifamily residential and most dining establishments in transit priority areas.

But apparently they removed parking minimums for office?

This is great news! No wonder why RaDD is 1.6 M sq ft office space but has a suspiciously low parking stall count of 1,367, less than 1 space per 1K sq ft! (Source: https://www.google.com/url?sa=t&sour...bog5jmar_4DJdg)

The bad news: office TPA parking maximums are still high, at 6 or so spaces per 1K sq ft. Compare this with Downtown Seattle, where the parking MAX is 1 spot per 1K sq ft office!

More good news: SDSU Mission Valley will not only have no parking mins for any residential, classroom, labs, or offices, there'll be parking maxes of 1.25 per residential unit and 3.25 per 1K sq ft office/classroom/lab, and all parking (including for offices) will be unbundled, and most if not all the parking will be underground.

SDSU Mission Valley is the perfect TOD storm. Most cities around the US would kill to have a TOD like it. But SANDAG needs to increase Green Line frequencies to 7.5 minutes, because 15 minute frequencies are far too inconvenient for short trolley trips around Mission Valley and for anyone transferring from a bus to the Green Line.

At what point can new plans be worked on? This is turning into another Manchester disaster. That prime bay front land rotted for years and years while Manchester sat on it with his lofty plans, then when he finally started his big development he couldn’t even finish it.

On their website, it lists 2025 as the completion date for the project. Their public comments the last few years on the project have aligned with that. Cisterra is currently putting up the Radian and can imagine they are betting on that along with other recent/future developments making the area more desirable than it is now. Not to mention timing a return of significant conference/convention/business travel

San Man: I disagree this location is in the Gaslamp. Downtown SD blocks are super short so people staying at that Ritz Carlton are a super short walk to the section of Gaslamp with the most amenities. Convention Center and Ballpark are also a very quick walk. If the office project at Horton Plaza becomes a hub it is fairly close to that. The RADD LABS area will probably be a quick Uber ride away.

Cisterra is supposed to have financing so who knows why we aren't seeing shovels in the ground:shrug:

Doesn't the Gaslamp border run along 6th Ave? So the Ritz would only technically be a block away, less than 300 ft. It's also under a 5 min walk to Petco Park.

Maybe there are better locations? I'm not too familiar with DTSD, but it's certainly not a bad location by any means.

I see what you're saying and I don't disagree. My post was relating on the standpoint of a Ritz guest.

It's close to the Gaslamp, but not as close as the Pendry or Hard Rock, or even the Palomar on the upper end of the Gaslamp. The Gaslamp is kind of like The Strip. Being on the Strip is a gamechanger compared to being close to the Strip, even though our blocks are tiny, guests want to be able to walk out and be part of something.

I would guess that Ritz guests and clientele would prefer to stay on 6th along Balboa Park than on mid-Market St in downtown.

"The Gaslamp" runs along 5th ave, some of the "Gaslamp" bars and nightlife spills out on 4th and 6th. Along 6th, the old Omnia has now been reinvested as NOVA and should attract big name DJs, but the epicenter is still along 5th.

I was downtown last night (Thursday) and Little Italy was booming with street life. I've never seen it so busy. I drove through Gaslamp as well, and it wasn't nearly as bustling.

I don’t disagree, I would have though SD’s first large 5 star downtown hotel would be on the bay, but I’m guessing they did market research that shows that location would be profitable. I’m just tired of that spot being an eyesore. It’s been literally like 20 years that spot has had plans that never happen. Before the Ritz proposal there was some other large project proposed that ended with some scandal with city officials (I don’t remember the exact details, but it was discussed on this forum like 10 or more years ago)

Speaking of Ash... Simone is still growing like a weed. This one is in my neck of the woods so I'm particularly interested in seeing the area fill out, and after doing some analysis on the progress, it's very clear it's going to stand out a lot once finished. My composite below should be fairly accurate in terms of height since I used a similar location and angle as the render. Definitely a big crane jump along the way at some point.

I had a feeling Simone was going to be tall, but that composite really shows it compared to neighboring buildings. Thanks!

Construction is moving along non-stop on that one. The last article I read targeted late 2023 for completion/opening.

Nice rendering! That one is going up fast and is adding nice height to the area. Speaking of height, how many tower cranes are currently up in downtown?

Speaking of tower cranes I saw a tower crane on Google Streetview on Morena Blvd and I thought, how nice! Finally breaking that 30 foot height limit with some density, eh? But nope. Closer scrutiny revealed that they used a tower crane to build a dwarfish three story building. Why bother with a tower crane for three stories?

Hazard Center Drive Extension is speculated to open in a few months. Apparently the extension is required to open before 473 housing units can be built on Hazard Center.
