It could be anything at this point, as far as I know.
|
My guess is that Barnett will cooperate with Vornado to preserve the views for 225. Vornado needs Barnett's site located at 227 W58th St, and they need him to vacate the garage at 220 CPS.
Presumably, a lowrise retail unit will be built on 225-231 W58th, and the air rights all will be transferred to 220 CPS. 220 CPS's footprint on the CPS side is very narrow, so a tall and very thin tower won't impede the views from 225 W 57th. |
Are the air rights for this tower the same as 432 park? (1420 ft)

The wait for renders is killing me! :wah:
They literally can't come soon enough. |

Hoping for a residential tower... something taller and more slender. Plus it seems like there are enough office proposals/construction right now (WTC, Manhattan West, Hudson Yards).
|
I'd be shocked if this didn't end up being residential - the area alone should give that away.
|
Holy shyzza, another possible supertall... Dayumn. That's great! Hopefully something great comes out of this.

This news bodes well for a 2012 start to another 300m+ landmark on W57th!
http://ny.curbed.com/archives/2012/0...sive_one57.php One57 over 30 percent sold, Extell’s Barnett says Developer, architect and designer talk shop at showroom event February 01, 2012 02:30PM By Leigh Kamping-Carder "About 30 percent of the apartments at One57 are under contract, according to Gary Barnett, founder of Extell Development Company, the developer behind the 95-unit luxury condominium tower... In fact, prices already have gone up, not only for the 10,923-square-foot top- floor penthouse asking $110 million, since sales officially kicked off in December. Some unit lines were “undervalued,” explained Corcoran Sunshine Marketing Group’s Daniel Tubb, One57′s director of sales. For example, he said, a 2,009-square-foot two-bedroom priced at $6.65 million in October is now priced at $7 million, about 5.3 percent more expensive." |
Promising news - the demand is certainly there.
*Good to see you back. |

This thread became so quiet
Surely One57 and 432 Park are not the only games on 57th street?
|
Nothing will happen here until Morton Williams vacates 225 in a few months.
|
I keep wondering if there is going to be (or is) a height competition between this and 432 Park... Nobody seems to want to make any official public statements about either buildings final height, save for a hint here and there...

And there are a ton of development sites along the avenue. Developer Sheldon Solow owns about half the block between 5th and 6th and plans a big mixed use tower. There have been articles in the local papers. Barnett has another significant assemblage on 57th between 5th and 6th. Then there are some obvious development sites for which I haven't seen recent news articles. There's an assemblage on the south side between 6th and 7th that used to be owned by Durst (I think), and there's another on the north side where they already began demolition. And there are more sites on the West Side. There's a huge AvalonBay assemblage that was sold to some local developer, there's the CBS superblock site, the Durst block, etc. |
Crawford,
When you say: "There's at least one more supertall...." are you speaking about 225 or is there another planned tower too? |
This tower seems the most interesting in NY right now imo, because of the unknown and the possibility for this to be really tall and really beautiful. Hopefully it doesn't disappoint.

& I am incredibly excited for this building. I am confident something spectacular is going to rise here. Given what we've seen from One57 and 432 Park, this is the project that could truly change the game in terms of NY real estate. |

I think the Solow Group owns more than half the block. They have a huge development site. |
Quote:
Regardless, it would be great if Solow were to build something monumental as well... |

Solow owns a number of buildings further down the block, past Barnett's site. I believe he owns most of the block. If Barnett and Solow combine their assemblages, you would have an enormously lucrative site. |
|
wait 12 stories? What? That must be referring to something else
|
As I recall, the sole remaining structure on the site (i.e., 225 W 57th) is 12 stories and will be razed once the supermarket moves.
|
Last time I'll post this, but seems appropriate for this thread. This photomontage gives the idea of what a ~1,200 foot tower would look like in this location from the Upper West Side.

We definitely need to stop counting our chickens before they hatch! If I could have a dollar for every proposal never materialized...
|
While we obviously don't know the details, everything points in the direction that something will rise here - We'll just have to wait and see what exactly that is.

I respectfully disagree. Extell has spent many years and hundreds of millions of dollars assembling a site which can support a 300-400m tower with ultra-expensive apartments, for which, there's a keen demand. It would make no financial sense to build anything less. |
I walked by the site of the new store, 140 W57th, on 23 April 2012, and observed that it's under construction. Many DOB permits are displayed in the window.
Here's 225 W 57th, as of 21 April 2012: EastMillnocket http://img807.imageshack.us/img807/1...onwilliams.jpg |
Wow i never realized how close it was to one57, shows how much i know of New York haha.

That small area is going to have a great collection of tall buildings in a few years. Will be nice to walk around there and see all the new additions so close to each other.
|
Yea i thought they were more than a few buildings apart. Looking from central park these buildings are going to be like to huge beautiful pillars, that is if this gets a good design which i really hope it does. Only if this could take the design of tower verre and keep the height, that would look wicked cool from the park.
|
Wow that section is going to be amazing in a few years, I wonder if like One57 and 432park this is going to be "under construction" long before it is officially under construction if you know what I mean?
|
Permits were filed with the DOB for creation of a new supermarket at 140 W 57th St. I walked by on 8 May 2012, and work is progressing.

Sounds like the same firm that designed 56 Leonard will be designing this. I'd be lying if I said I didn't have very high hopes for this tower.
|
Let's have a good old height competition like with the Chrysler and ESB!
|
Was I right or was I right? :)
I still think this has a better chance of exceeding 1,300' than falling short, especially with the rise of 432 Park... |
This is very exciting!
|
Great news!
|
Amazing news, so as we all expected this one will indeed rise over 1,200'. Pretty nice.:D
|
Yes, a 1250/1400 feet tower is a good news for New York. :) :) :)
