AUSTIN | Block 16 | 590 FT | 41 FLOORS

The site plan was posted today, and the elevations show a 40-story office tower that is 557 feet to the main roof. The mechanical penthouse extends approximately another 54 feet to 612 feet.

If it does indeed reach 600 feet, this would be the first 600 foot office tower in Texas outside of Houston and Dallas.

Site plan here - elevations are on the last page.

Another high-rise office tower could be in the works for downtown Austin.

Austin-based Manifold Real Estate and other partners have proposed a tower for a prominent site just west of the Austin Convention Center.

A site plan application filed with the city of Austin Development Services Department on Sept. 25 lists the address for the office building as 201 San Jacinto Blvd., the current site of P.F. Chang’s restaurant. An actual site plan, which could shed more light on the project, hasn’t been filed yet.

That entire half-block that includes P.F. Chang's, Fleming’s Prime Steakhouse and Café Blue is owned by longtime real estate developer Sandy Gottesman and some partners. Gottesman said they leased the half-block to Manifold last year.

Tyler Grooms, a principal at Manifold Real Estate, declined to comment on the project. Gottesman said he didn’t have details on what was being planned for the half-block.

Given there are no height restrictions on the site, the half-block between San Jacinto Boulevard and Trinity Street and along East Second Street currently occupied by low-slung buildings is prime for redevelopment.

One big caveat, though, is the site is potentially in the path of the proposed convention center expansion.

Austin's skyline boom is great, but I will say that some of the buildings are some of the least creative architecture work I've ever seen. Wish we could see some more cool buildings instead of all these boring ones.

This got a redesign and is a much sleeker building

Absolutely great design. Really factors in the pedestrians and the people using the building. Lots of extra space on the sidewalk for the pedestrians, I see street-side retail and outdoor dining that is protected from the pedestrians on the street by the columns. Places are designed for the pedestrians to sit on the sidewalks and nice outdoor balconies for the employees.

Oh wow, that is quite an improvement! This is one of the better-looking office towers I've seen proposed.

Not sure what that tower is across the Hampton but I like it and I wish we had that instead of the stupid parking lot that's there right now.

Absolutely gorgeous!

Looks like something Singapore or Melbourne would build. Looks about 600 feet too.

Very trendy. High ceilings and ample open air amenity space.

FAA permits indicate this tower has received a significant height increase to 1,072’, which would make it the tallest proposal yet.

Is the proposed convention center expansion still a risk to this project?

Zapatan Mar 14, 2023 12:35 AM

So exciting!

Anyone think 3rd and Congress will try to top this one?

A tower as tall as the Empire State Building would look impressive.

No. The City abandoned plans to expand the CC to adjacent blocks because of the acquisition costs. Instead they are going down and up.

Excellent. Hopefully this rises!

I think that's what, like 3 super talls for Austin. Unfathomable a decade ago, how the times have changed. :D

If this is project has truly been revised, then, yes - 3 supertalls. One is already U/C (Waterline) and another two would be working through the entitlement process (Wilson Tower and this one).

There is also the potential of another supertall at 3rd & Congress. Sources close to the situation have teased the possibility of a building of up to 90 stories on that site.
