Some MEM news.
Allegiant is starting seasonal service in late May to Cincy, Pittsburgh, Palm Beach and............... Des Moines, IA Apparently Allegaint is now viewing Memphis as a destination. That hasn't always been the case. It was more focused on sending folks to places from Memphis and selling the add ons and not the other way around. If that is a successful route, this opens up MEM to becoming a base for them especially after the concourse B redo and consolidation gets done in 2021. My one complaint about this service isn't that it's seasonal but that it starts a bit late to capture all of Memphis in May including the Music Fest and BBQ and misses Elvis Birthday week. They need to add New Orleans and Knoxville to the mix as well As a side benefit, successful service from a place like Des Moines could open up Kansas City, Omaha, Cleveland and a whole host of other midwest/western stations for two way leasure travel. Hey kids let's go to Cleveland for a long weekend, lets see the Rock Hall of Fame we got screwed out of, the NFL Hall of Fame and Cedar Park for some massive coasters. It could lead to more service from the likes of Southwest to St. Louis and or Indy This also tells my that Mud Island needs the Aqaurium and the Tivoli Copenhagen treatment I have long pinned for. Turn Mud Island into America's version of Tivoli complete with a top tier aquarium and Memphis has massive potential as a long weekend getaway spot for families. |

Local investor aims to add another 'commercial anchor' to the Edge District
"The mixed-use development, which is in its early stages, would include 616, 608, and 598 Marshall Ave., and 631 Madison Ave. Combined, the properties contain 24,000 square feet of commercial space and cost Halford $825,000, according to real estate website Reonomy. The project is likely to include storefronts on Marshall Avenue and not much residential space, Halford said, but "all possible uses" are still on the table. He expects construction to begin this year." "The property is a couple blocks from where Memphis Made Brewing Co. plans to open its second taproom and from the 290 apartments being built on the old Wonder Bread factory site." https://www.bizjournals.com/memphis/..._news_headline |

Growth in West Memphis
West Memphis has a lot of projects going on right now. We all know about Southland's gaming and hotel expansion. There is even a possibility that Delaware North (Southland's parent company) will build a second hotel tower in the city.
From the Northwest Arkansas Democrat Gazette: Quote:
https://www.wmcactionnews5.com/2019/...-fire-station/ https://wreg.com/2019/04/25/west-mem...r-new-schools/ The hotel boom in the city also shows no plans of slowing down. Recently, the city has added LaQuinta Inn and Suites by Wyndham, Holiday Inn Express, and Tru by Hilton to its room offerings. The renovation of a former Clarion Hotel is now taking place. It is being renovated into a 130 room Radisson Hotel. https://img.particlenews.com/image.p...kPE_0NwWVVta00 Over the past two years, West Memphis has planned 595 hotel rooms. Most of these rooms are completed or under construction as we speak. The restaurant scene in the city is also expanding. Two restaurants have chosen West Memphis for their Mid-South debuts (Matchbox American Kitchen and Spirits and Big Buns Best Damn Burger Co.). https://www.bizjournals.com/memphis/...s-for-mid.html There are (somewhat credible) rumors that Chick-fil-A is planning to build a restaurant next to Holiday Inn Express on South Service Road. Planners have been very reluctant to announce anything officially but the city is working very hard to make it happen. Marijuana dispensaries are also being built around the city. They are expected to provide many jobs and will hopefully positively impact the local economy. https://www.wmcactionnews5.com/2020/...-dispensaries/ Factories have also created major news in West Memphis. In addition to Carvana constructing a distribution center in the city, Coca-Cola is planning a $33 Million dollar expansion. https://talkbusiness.net/2019/04/coc...phis-facility/ West Memphis is also planning a $12 million dollar renovation of the city's parks. The crown jewel of this project will be Tilden Rogers Park, which has needed extensive renovation for years. One thing that the city has been focusing on is blight. A lot of buildings have been leveled in an effort to reduce blight after the city received federal funding. A gated apartment complex has also been approved for West Memphis. Four buildings (64 units) will be constructed on the sight of the former Mayfair Apartments. Finally, the city is studying the possibility of a water park, movie theater, and shopping district. https://www.bizjournals.com/memphis/...waterpark.html I am surprised to say that most of the projects in West Memphis are already funded and are already under construction. I hope that everything goes as planned as these projects will advance Metro Memphis as a whole. There are projects going on in nearby Marion, most of which are hotel projects. Marion has been promoting a shopping area named Angelo's Grove for years, and this is where most of the city's new developments are taking place. I really hope that Crittenden County continues to improve. |

City backs Sheraton deal to boost conventions
After the past year of drama over Lowe's and incentives it looks like the Sheraton has backed off the lawsuit and will actually get incentives to upgrade and possibly expand by 300 rooms in the future. With the convention center renovated and Lowe's across the way it's good it will also get an upgrade and not look so outdated, which I thought should have been the case all along. "Downtown’s 36-year-old convention center hotel looks outdated now, just wait until it can be viewed alongside a modernized Renasant Convention Center and a new Loews Hotel. It’s not a comparison city and hospitality industry officials want conventioneers to make, so they’re backing a tax break and a land transfer to entice Sheraton’s owners to spruce up and possibly expand the hotel. “The big thing is, you’re going to have a brand new, 21st century looking convention center, and if you don’t do an upgrade of the Sheraton, you’ll have a dated hotel right next door, and you’ll have a brand new, modern hotel (Loews) down the street,” said city chief operating officer Doug McGowen. “Upgrading the existing hotel is important because you want people to feel equally comfortable with either convention center hotel.” "The second part of Sheraton’s plan, a 300-room expansion of the 600-room hotel, hinges on whether the company sees enough room demand in the market after Loews opens a 500-room property in a couple years, McGowen said." https://dailymemphian.com/subscriber...-pilot-tourism |
Fairgrounds update
Not sure how likely this all ends up being but interesting change of plans. City wants Texas Live-type retail draw at Mid-South Fairgrounds By Jacob Steimer – Lead Reporter, Memphis Business Journal "Now, M&M will be focused on roughly 100 apartments above retail space; a hotel developer will be brought in for a roughly 140-key hotel; and the City's Division of Housing and Community Development (HCD) will be the master developer, guiding the overall project and attempting to land large, top-end retailers. This commercial piece is being developed on a parallel track with the $40 million, 185,000-square-foot youth sports complex en route to the southern end of the Fairgrounds. HCD director Paul Young told a City Council committee on Tuesday, Feb. 18, that his department will be trying to land the type of destination retail that exists at Texas Live! — a $250 million Dallas-area entertainment district anchored by the Texas Rangers’ new stadium" "By fall 2020, Young said the City should have letters of intent (LOIs) from multiple retailers, so it can issue bonds with favorable terms. If financing is obtained this fall, Young said he expects the youth sports complex, the hotel, and much of the retail to open in spring 2022." https://www.bizjournals.com/memphis/..._news_headline |

How would the MSC figure into this. It could be a key component. What about the old Coca Cola property now that it has moved to West Memphis Funny they mention Texas Live, Auto Zone is downtown as is the entertainment district, Beale Street. Tim McCarver is toast. Also there's a Six Flags right there and Libertyland is toast. You had all these elements except a new stadium in the Commercial Appeal property and Mud Island could have been the Six Flags of the mix but I digress. |

From a space planning aspect, the existing Coca Cola property isn't adequately sized for a new stadium (when considering the amenities that a new stadium would need). While a 45,000 seat stadium would be perfect for the University of Memphis, I'm not too sure the Liberty Bowl game itself would be that happy about it since that game has sold approximately 53,000 tickets over the past 10 years. While the Liberty Bowl game isn't the LBMS's primary tenant, they do carry a certain amount of weight when decisions are being made, believe it or not. |

You make up the loss of seats with the quality of seats, all chair back, club, loge, suites, mini suites, so forth and so on. If designed right up could even add temp seating in the endzone that would otherwise be plaza type areas above a full circle lower level. Of course any new stadium needs to be downtown, I'd go for a 3/5ths the capacity version of the new Tottenham Hotspur stadium that is ideal for Soccer and Amercan football. |

I don't agree when it comes to the Liberty Bowl Game. From their stand point (theoretically) would you advocate for a reduction in the ability to sell your product? The typical college football fan isn't purchasing a suite, mini suites, or party decks. They're purchasing tickets through their athletic office, or through a second hand market. They (Liberty Bowl Game) have leverage, especially considering that the LB Game accounts for 1/8th of the LBMS's activity, as does the SHC, although that attendance has been dwindling as of late. |
