I'm sure we will all enjoy watching it rise once it starts shooting up more. And the close proximity of 111 W. 57th and 220 CPS construction adds to the excitement of this stretch of Midtown.

Gary Barnett’s Extell Development is in talks to bring on a capital partner at Central Park Tower, the developer’s 1,500-foot condominium project on Billionaires’ Row, sources told The Real Deal.
Extell filed an offering plan for the 182-unit development in July, but it withdrew the plan a month later, according to filings with the state Attorney General’s office recently reviewed by TRD. Sources close to the project speculated that Extell – and its unknown partner – would refile the offering plan under a new sponsor name.

I never understand the floor plans of some of these high end places.

Whats the point of 6 beds with 6 bathrooms?

Like in that first one, wouldnt the owner rather blow out bed 2 and use that as an extended part of the master? Why waste so much space on another bathroom?

Who needs bedroom 6 when you could make a movie theater room or gym or whatever.

Most of the people who will buy into these units will most likely not be using this tower as their primary residence therefore they will barely be around.

That's probably not true. The superluxury towers you see in this part of Manhattan tend to be bought by locals moreso than foreign buyers.

The New York market is heavily domestic, at least moreso than stereotyped.

As to the "why so many bathrooms"; it's standard to have a 1:1 bedroom to bathroom ratio. That's what sells in the market today. If someone wants to use the bedroom for something else, that's obviously doable, and the bathroom would still be useful. A library or gym or playroom could still use a bathroom.

Bedrooms for live in manager/chef/nanny/maid/whatever. Also those rooms can easily be converted to an office, too, or whatever else they desire. Plus if you have that much money you want guest rooms.

For example on that floor plan, I could see the 4 upstairs non-master bedrooms being used for 3 kids and maybe the owners elderly parent(s). Then the downstairs bedroom as an office.

Thats what Im saying. That 2 story has 8 full bathrooms and a half (which is oddly far away from the dining area)

Thats the absolute most youd ever use.

Never mind that most billionaires have small families.

By removing the 8th bed/bath you can have a dedicated office or gym or theater room or smoke room or billiard room whatever. By forcing the bedroom feature of closet and bathroom youre throwing away very valuable space.

It shows a lack of imagination

"What do we put here boss?"
"Uh, a bedroom?"

Maybe it isn't your preference, but these developers spend millions in determining their consumer preferences. I assume they know their market much better than us.

I'm guessing people want bathrooms, which, alongside kitchens, tend to be the most important spaces in terms of resale value in NYC. Office/gym/theater are already provided by the building, and could easily be customized in-unit for those inclined.
