This will be a very slim sliver tower designed by Cetra Ruddy architects.
There are really a bunch of towers planned for 57th Street. |
I just wrote this up,

BBR, that render looks vaguely familiar. Anyone have any idea when we could see a render or even actual movement on site?
|
|
That's an old rendering. I don't know if it still applies.
|
 New building permits were filed on 2 May 2012.
|
Awesome news! This will be a skinny, skinny tower! I think the design shown is pretty nice. If they do change it, I just hope it doesn't just have blank walls on its sides and a base that doesn't line up with the street wall.
|
The new permits have also added a floor; now it's 52 floors.
|
This site is remarkably narrow for ~700 ft tower. I think it will be similar to the One Madison Park in dimensions.

^^ Good to know, another 700 footer for NY. I lost count already. :jester:

Upon further observation, I do believe they call that sort of thing "convexity".................. :duh::duh::duh::duh::duh::duh::duh::duh::duh: Damned mental 10¢ word repository. |
Seems like thin is the new in . . .

^^ Not much, I think they're targeting a slightly different market.

The UES consists of that old New York, Cornelius Vanderbilt money(couldn't find a better term to describe it), especially along the many multi-million dollar art-deco structures that line Park Avenue, and the surrounding streets. If I ever became rich out of respect I'd probably move to someplace like One 57, because the UES is reserved for the New Yorkers whose family names helped build the city, one way or another.
|

UES is the traditional wealth center in NYC. And there are plenty of luxury condos being built on the UES. Probably more than Midtown. For whatever reason, I don't think we have SSP construction pages, but there's quite a few, especially in the eastern half (Third Ave. and points east). One example is 127 E. 79, being built by Brodsky Organization, which will be one of the most expensive buildings ever built in NYC. Another is 200 E. 79, which is being built by Skyline Developers, and will also be very high-end. But there's many others. If you're asking "what's the difference" between a buyer at one of those two E. 79th Street towers and the new towers going up on 57th Street, I would say that (very generally speaking) the E. 79th buildings will target very wealthy families with children (so big, family sized units) and 57th Street will target more internationals. |

JDS buys majority interest in Starwood project, plans residential tower May 18, 2012 05:30PM By Katherine Clarke Starwood Capital's Barry Sternlicht JDS Development Group, the company behind the recent conversion of the Ralph Walker-designed Verizon building on West 18th Street, has purchased a majority interest in a development site formerly owned by Starwood Capital at 105 West 57th Street for $40 million, the company told The Real Deal today. The firm is planning to break ground on a new 100,000-square-foot, mixed-use retail and luxury residential project in the spring or early summer, a spokesperson for JDS said. The project, which will rise to over 50 stories between Sixth and Seventh avenues, will feature condominium units as well as a significant retail component, the spokesperson said. Barry Sternlich’s Starwood Capital Group, which purchased the property in 2007 for $52 million, will stay on as a minority partner to develop the vacant site. The development is slated for completion in 2014. JDS declined to comment further on the details of the deal or the plans for the site. Starwood did not immediately respond to a request for comment. The site, which was previously occupied by the Ritz Fur Shop, was formerly owned by Investcorp and Ceebraid-Signal. Pre-recession, the partnership had announced plans to build a 35-story tower with 37 residential units, three lower floors of office space and ground floor and basement retail space. Those plans never materialized. |

New Plan for a Growth Area May 18, 2012 By ALESSIA PIROLO Quote:

Took these last Friday. This building is going to be a pretty remarkable sliver if/when it is constructed as planned.

Good news! New DOB filing (pdf): http://a810-bisweb.nyc.gov/bisweb/BS...de=ES787029955
687' seems to be the final height. (see pdf page 1). Also the massing model shows an elegant design. (with setbacks!) EDIT: Tower has 55 floors and is 687ft / 209m tall, please change thread title. |
Great news! Hopefully this one starts construction very soon.
On a side note, in sbarn's pictures from Jun 1st, does anyone know anything about that red/brown brick building with scaffolding to the right of this towers site? Is it being torn down, or is that scaffolding merely there for renovations? |
interesting sketch-up...
|
I think the red building will not be demolished. But I may be mistaken.
Anyway, great find hunser. From the last couple of articles posted by RW and NYG, sounds like this could get going soon. Psyched on yet another 200 meter tower for NY. |
Quote:
This building looks like it will have some pretty impressive height for such a narrow plot. Very exciting! While the massing is quite promising, I'm slightly confused what the "half setback line" is... I've heard of a setback line, but not a "half" one. Anyone got an idea? Also, I hope this one doesn't have to go through similar approvals to Torre Verre if it needs approvals from DCP for encroaching beyond the setback plane. Anyway the diagram is below. http://farm8.staticflickr.com/7212/7...03b04cfa_b.jpg |
The red building is undergoing a conversion and I believe it's being re-opened as a hotel.
|
Thanks for the answers yankeesfan, sbarn, and babybackribs. I only asked because even though the red brick building is covered up, it looks like its a beautiful old building and would be a shame to tear it down. Good to hear it will be getting a new life as a hotel. Based on the location should be pretty high end. It and this new tower should compliment each other nicely.
|
687' with a width of 42' gives a 16.4 h/w ratio. That's higher than 432 Park, although it's not the slenderest tower in the city.
http://www.skyscraper.org/PROGRAMS/slender_program.htm |
i don't get this project - 100,000 sqf over 50 stories? that footprint seems too small for even a tower running ultra high density reinforce concrete - surely this would have to run higher than any other tower in the city. sure to be built as-of-right, how will the egresses be managed, no underground parking?
the project just seems eccentric. |
Relatively few projects in New York have underground parking, so in that respect this project is not unusual. As I posted above, there are other towers with comparable slenderness already built in NY, such as Skyhouse, One Madison Park, and 785 8th ave.
|
Quote:
Egress is obviously subject to city code. I don't see why a skinny building would have more issues than fat buildings. |
wow, the top floors of this tower will have barely more than 1,000 sq feet of space. What an interesting tower that will sneak up on most people.
|
Quote:
It will be interesting to see what type of cladding they put on this tower. The more slender towers going up, the better. And no doubt the will be more, with the Manhattan market being what it is right now. |
I see new sprinkler applications were filed with the DOB related to the tower construction just last week, really hope they get started on this one this fall. I think it will be a fascinating tower to see rise given its tiny site.
|
A few shots of the current state of the site. I'm clearly eager to see this one rise!

^ Ha. Beat me to it!
Thanks to RW on SSC for posting this. Say Hello to One57's Future Super Skinny 51-Story Neighbor Monday, September 24, 2012, by Jessica Dailey http://ny.curbed.com/uploads/screen-...2-33-05-pm.png "Here's some news to spice up your Monday afternoon: Gary Barnett, the man behind One57, is developing another luxury skyscraper just down the block. Matt Chaban over at the Observer got his hands on some renderings of the new 51-story tower destined for 107 West 57th Street, and he's already aptly nicknamed it "The Shard." Cetra/Ruddy architects (archicritic Nicolai Ouroussoff is cursing somewhere) designed the super-skinny tower, which will reach 697 feet high on its 43-foot wide lot. The angular, swooping structure departs greatly from Cetra/Ruddy's other well-known skinny tower, the boxy One Madison Park. Building permits show 28 units, with no more than one apartment per floor. There are 14 duplexes located on floors 20 to 46, and 13 full-floor units on floors 7 through 19. A quadraplex will occupy the top of the building, but the tippy-top 51st floor is reserved for "recreational space." Floors 1 to 3 will have 10,000-square-feet of retail, and the other floors will host amenities for residents. The rear of the building faces Central Park, and terraces jut from the building as it slopes upward. http://ny.curbed.com/uploads/107-w57.jpg JDS Properties purchased a majority stake in the currently empty site from Starwood Capital in May, and the permits for the 51-story tower were filed back in March. JDS declined to talk to NYO about the building, so who knows when it could come to fruition. But when it does, will we see yet another $95 million listing?" |
I am liking it pretty much, not 100% sure about the side facing the park but I guess we'll see. Amazing that a just under 700 footer will rise on such a tiny plot, should shoot up lightning speed once they actually get going with it.
|
Like their building on Madison Square Park, Cetra Ruddy's tower is unworthy of its location.
|
Wow.57th St. is giving 42nd St. a run for its money.
|
..
|
I just saw the news on Curbed and came running here... I loved this design, it has a futuristic style and will look amazing view of central park. Very nice! Hopefully it will be built soon!
|

Definitely loving these renders. My only gripe is the balconies. They seem to protrude too much for such a slim and skinny tower. Not a huge deal though, most of it is pretty much what I would hope for, from such a small lot.
|

This may be skinnier than 432 Park. Either way, let's hope the same principle applies to the Nordstrom tower down the block. Quote:
