This part of Northern Liberties has an insane number of units set to be built over the next 2-3 years. It's going to feel dramatically different. Really hoping to see more improvements along Girard Ave - it feels very underutilized for being between the two hottest neighborhoods in the city for new development.

Very similar. Must be same developer?

That means we're going to have 3 contiguous blocks of basically the same blue paneled building?

I'm not mad about it given how difficult these sites are, but in all seriousness. Where are these people coming from?

Yeah they built the project on the other side of the railroad on Lehigh and sold it out, people want new construction at a lower price than Fishtown while still being close to Fishtown. Will do wonders for that area.

[Former co-owner Veronica] Michael says The Blue is now for sale and its future up in the air. She is hoping its legacy can be preserved.
However, It doesn't appear that 6ABC attempted to independently verify that the Blue Horizon is for sale. A quick perusal of RE listing sites finds the address 1314-16 N. Broad St, but with no indications that it's currently for sale and some explicitly indicating its status as "off market." On the other hand, I don't think there has been any activity on the site since it received a zoning permit for hotel construction behind the existing facade.

Note I double checked and the article is dated Thursday, March 25, 2021, so it doesn't seem to be an out of date news item.

Interesting. So they're planned as for sale units?

For sure, if that's the case, it will do an even better job of connecting this area of Port Richmond to both the El and Fishtown.

That Kensington project t is wild. A decade of go, never would have thought it was possible.

Have they started construction? As of last spring it was still a barren dirt lot.
"…scheduled for completion in fall 2020 with a groundbreaking in fall 2018."
EDIT: They did finally begin and are now have a September 2021 target, according to this FB post from January: https://www.facebook.com/theclaystud...59108997624540

I'm glad it's a big project so close to the El, but the aesthetics are disappointing

I like the black brick on the first level they should add more on the upper floors.

The aesthetics are kinda off I agree, maybe they should change that brown to black or change the materials. its a decent project thought that area can definitely use density.

More development for Callowhill!

Apartment Building Will Fill Long Vacant Lot at 13th & Buttonwood

Current site:
http://www.ocfrealty.com/wp-content/...IMG_8601-2.jpg

Quote:

Last week, the owners of the property pulled a zoning permit for a building here, which will include 20 apartments and 6 underground parking spaces. Obviously, a little density makes plenty of sense here, and we wonder whether the “underground” parking spots will actually be underground in a basement or whether they’ll simply be fake underground spaces which are simply below the average grade of the property. Given that this property sits on a pretty steep incline, we suspect that’s what’s happening. Otherwise, it would be a very surprising use of underground parking, given the size of the proposed building.
