Melo Planning Three More Towers With 1,104 Apartments

Melo Group isn’t done yet developing residential in Miami’s urban core yet.

The developer appears to be planning at least 1,104 additional residential units, in addition to 1,359 currently under construction by the company, according to a newly revealed map of Melo’s projects.

The new projects include:

Art Plaza – Twin 36 stories with 667 residential units, 15,000 square feet of retail, and 886 parking spaces

Miami Plaza – 36 stories with 437 residential units, 7,000 square feet of retail, and 523 parking spaces

They would be built on Melo-owned land just north and south of the company’s 710-unit Square Station, which is currently under construction. The Art Plaza site is at 58 Northeast 14 Street, while the Miami Plaza site is 1502 Northeast Miami Place.

Last week, the company held a party to celebrate Carlos Melo’s 80th birthday, where the map was unveiled.

The MELO Group should be lauded for their infill developments surrounding the Arts center yet most of their projects look so drab.
I'm waiting on the renders of these highrises & hope they will appear soon.

Art Plaza Site Cleared, No Groundbreaking Date Yet
 
667-Unit Art Plaza Site Cleared

Melo Group has demolished several apartment buildings on the site where they plan to build the Art Plaza apartment towers.

According to a spokesperson, the developer has not yet set a groundbreaking date.

Miami commissioners approved a rezoning needed for the project, on the condition that 91 apartments be set aside for workforce housing.

The project is set to include 667 units in two towers, each at 36 stories. There will also be 15,000 square feet of retail, and 886 parking spaces.

Construction Now Underway On Melo’s Twin 33-Story Art Plaza Towers

That didn’t take long.

Just days after Melo Group submitted final plans to build twin 33-story apartment towers with 655 units called Art Plaza, foundation work is underway.
Construction on Art Plaza started even before the city granted approval, with the Urban Development Review Board scheduled to review the project today.

Art Plaza is one of three blocks that Melo is developing around the School Board Metromover station, bringing a total of 1,790 new apartments to the area.

In less than a year, you may see both Art Plaza towers topped off, if Melo’s history is any indication. Last October, the developer started construction across the street on twin 35-story towers called Square Station, with tower cranes installed two months later and top off in under 12 months.

Three Cranes Could Be Installed Within Weeks At Art Plaza

Melo Group is preparing to go vertical on their twin-tower Art Station (or Art Plaza).

According to a filing with the Federal Aviation Administration earlier this month, three cranes are scheduled to be installed be installed on the site around March 1.

The proposed heights for the three cranes are:

509 feet above ground
454 feet above ground
414 feet above ground

In the application, the project is referred to as Art Station. On Melo’s website and in previous filings, it is called Art Plaza.

When completed, there will be about 655 apartments split between two 33-story towers.
