525@Vine and Inmar Headquarters:
Congratulations to developer BioMed Realty Trust! The Novogradac Journal of Tax Credits announced 525@Vine and the Inmar Headquarters as the winners of the Major Community Impact Award at the 2014 Historic Rehabilitation Awards, which recognize exceptional achievement in preservation using the historic rehabilitation tax credit (HTC). The awards were received at the Historic Tax Credit Conference, last week, at The Drake Hotel in Chicago. This will be the first of many awards for these two buildings. Their last building won a large variety of awards.

Plant 64 Lofts:
The first units were leased July 1! If you want a "factory loft" apartment downtown, you have to lease early! You can't wait. Thankfully, this apartment complex has two more buildings, still under construction, offering more chances to lease here! According to the leasing office, the entire Plant 64 Complex will be completed by December 20.

Amenities include a pool with a patio and an area for grilling, a conference center with a TV, a fitness center, a yoga studio, and a basketball court. The development will also have a conference center that both residents and nonresidents can reserve. The developer has preserved many of the complex's original features, including a scale and a lift shaft. The power plant has been kept completely intact. The energy cost for each loft is around $55.

Bailey Park @ East End:
WSTB forum member, rmhpmi, posted an awesome update on Bailey Park @ EE. I will only share two of the photographs. One from Thursday and one from yesterday. If you would like to see more, be sure to visit his post at WSTB and thank him for the update. As you can see, this is a performance stage for movies, performing arts, and music. The steps are leading up to the seating area, taking advantage of the natural steep sloping terrain. The structure you see is for restrooms and storage. They haven't built the concession stand or stage. However, you can see workers pouring the foundation for the stage! The stage should rise-up very soon! This part of Bailey Park will also have a food truck courtyard, with places to sit and eat outside! Keep in mind, they are only working on a third of the park right now and will complete the other two-thirds in a second phase a year or two from now. They need the southern end of the park to stage construction for the medical school and Bailey Power Plant. Those two projects are expected to start construction around October, when the first phase of this park is completed.

National Olympic Cycling Center:
According to someone at WSTB, a fundraiser has been set for 2015, to support the proposed Olympic Cycling Center in downtown Winston-Salem! This is proposed for an historic building on Liberty Street and will include a health food grocery store and cafe, open to downtown residents. Cyclists training for the Olympics will live in apartments on the top floor, with a nice skyline view.

Bailey Power Plant:
SciWorks will also have a fundraiser in about 4-5 months from now, to help pay for their move to Bailey Power Plant. I would like to encourage everyone who loves downtown to donate to them. This move will be good for both SciWorks and downtown.

National Center for Design Innovation:
Dr. Pamela L. Jennings was named director of the National Center for Design Innovation, effective October 1.

In the fall of 2016, Winston-Salem will have a second area code. If you already have a 336 number, you can keep it. Only new numbers will use the 743 area code.

Old Salem 1766 Campaign:
Susan Cameron is the third chair-person of Old Salem Museums & Gardens’ On Common Ground capital campaign. RAI has provided a lead gift of $750,000. The campaign goal is $17.66 million. As of June 30th, $14.6 million has been raised. An additional $1.6 million in collections of Southern decorative arts has been contributed to the MESDA Museum.

Bookmarks Festival:
Bookmarks is the only book festival in North Carolina. This is the festival's 10th year and it's free! The opening night speaker for Bookmarks this year is James Patterson, who holds the Guinness record for the most #1 New York Times bestsellers of any author. This year’s list of authors is very impressive: They have written a cumulative 150 New York Times bestsellers and are winners of prestigious awards such as the Pulitzer Prize, the National Book Award, and the Coretta Scott King Honor Award, among many others. If you love books, this is a must visit festival in the Festival City! There are a variety of activities for the entire family! Bookmarks is a 10 day festival, starting September 5th, in downtown Winston-Salem's Theatre District.

New Music:
Winston-Salem based Phuzz Records will release new albums from The Tills and TOW3RS. The Tills’ “Howlin’” will be pressed into a 7-inch vinyl record and will also be available digitally today. It was recorded and mixed in Winston-Salem by Mitch Easter at his Fidelitorium Recordings, a studio that has produced the likes of R.E.M. and Suzanne Vega.

Winston-Salem Open:
Lukas Rosol, of the Czech Republic, won the Winston-Salem Open on Sunday. He defeated Poland's Jerzy Janowicz for his second career ATP Tour title. Juan Sebastian Cabal and Robert Farah of Colombia defeated Jamie Murray of Great Britain and John Peers of Australia 6-3, 6-4 in the doubles final of the Winston-Salem Open. Jamie Murray is the brother of Andy Murray, the 2013 Wimbledon champion.

Village Lofts:
The Village Lofts, in the historic BRD Building, will open a model unit you can tour very soon. This building has smaller units. You can rent a 376 square foot space for around $750 a month ($2 a square foot). This is in the popular "DaDa" Downtown Arts District neighborhood.

$2 Per Square Foot:
It does appear as if downtown Winston-Salem has reached the "magic number" of $2 per square foot that so many people on this forum talk about. This is more impressive when you see construction in Winston-Salem averages 11% cheaper than other cities, according to Reed. Downtown apartments in Winston-Salem are becoming smaller and more expensive. From what other forum members have posted here, reaching $2 a square foot makes it easier to gain financing to do larger projects and it attracts bigger developers. We have seen both in Winston-Salem. The Village Lofts is about to open, with prices at $2 a square foot. The Pepper Building is the latest to start construction (I think it's under construction, but not 100% sure) and it is expected to be around $2 a square foot. The luxury apartments in Kimpton's new hotel, which are already under construction, are expected to be the most expensive in Winston-Salem, but we haven't seen any numbers at this time.

IQ District Seeks Brownfield Designation:
The Innovation Quarter and its development affiliates are requesting brownfield designation, for a 28 acre downtown site. They have proposed nearly a billion dollars in mixed-use development for the site, according to the brownfield request. 5-6 million square feet of office & laboratory space, park space, retail, a concert hall, a school, a hotel, and high density residential are proposed there. We should see their plans in the next few months. Designating this site as a brownfield allows the developer to receive state tax credits to help offset the cost of cleaning up and developing property. Developers expect 10,000 employees in downtown's IQ District by the end of 2017. Eric Tomlinson said “We’ve got a prime site in an urban setting, which has all of its utilities and transportation requirements. It’s an amazing site, actually. We want to make sure that we propose a truly remarkable development for that site, and are trying to get that ready. We’re not too far away from starting to get this out in the community.” This is where a possible 13-storey building is proposed and the IQ's development team said they are already in talks with tenants for that first building! I'm excited!

Central Library:
County commissioners will vote this month on a contract with a moving company to move everything out of the library and place it in storage. Some items were already moved out of the Central Library. The Forsyth County Public Library and Ratio Architects have also launched a website to solicit public input on the role a renovated library will play in the community. newforsythcountylibrary.mindmixer.com

New Winston Museum:
The New Winston Museum is moving to downtown in the next 24 months. They have outgrown their current space and view downtown as the place to be. They also plan to offer historic photographs and other materials for free online! We could have material from the NWM on this thread very soon!

Prism Tower:
New renderings and technical drawings for the 350 foot tall (106.7 m) Prism Tower! It appears as if it has 28 floors, but is the height of a 30-storey building. The floor-to-ceiling height is 12 feet (3.7 m). The observation floor is 230 feet (70.1 m) above street-level. The highest floor is 324.5 feet (99 m) above the street.

:star: New City Park: New To This Thread! :tup:
This lake, featuring a 130-foot tall bluff, could become a 220 acre park, if you vote YES for the bonds. The lake features crystal clear water, sheer granite rock cliffs and the acres of rolling and lush vegetation. Voting yes for the bonds will provide $4 million to start construction on Phase I, which includes an elevated boardwalk through the trees leading from the top to the water’s edge to picnic shelters and an amphitheater, with a beautiful view of downtown. The park is around two miles (a little over 3 km) from downtown. Construction would start as soon as the bonds pass and the first phase could open by next summer. The lake features brim, carp, catfish, jellyfish, and bass, that swim to your boat. While unusual in other parts of the state; Jellyfish are actually common in the mountain region of North Carolina.

IMG College Expansion:
IMG College is now seeking acquisitions to grow and may have to build a new building downtown or lease additional space in an existing building downtown. Ben Sutton anticipates IMG College will make multiple acquisitions in the next 4-6 months! Ben Sutton says he's used to seeing new faces and less space, for a growing work force downtown. Sutton declined to offer specifics about companies they are in acquisition talks with or other services lines that may be unveiled.

United Furniture:
United has now acquired the historic 850,000 square foot Weeks Plant; which was once the world's largest textile factory. It closed several years ago; so it's good to see it return to use again, with an $11 million renovation! Since it will remain industrial, this is not adaptive reuse. The company could create 500 new jobs in Winston-Salem. This is on the far north end of the city, for those who want to know.

Innovation Quarter:
We often talk about the buildings, but rarely talk about the research in downtown's IQ District! Here are just a few of the research projects, in downtown's IQ District, you may find interesting. They include a technique for using the human body’s magnetic system to improve MRI scans; a hi-tech fabric that converts body heat to energy (could become a battery charger); Joel Stitzel, Ph.D. and Toyota have created an Advanced Auto Crash Notification system that will reveal a vehicle’s crash data to help first-responders; and TLR5 has a vaccine for bubonic plague in development. The vaccine has been so successful in early tests that the National Institutes of Health has fast-tracked the research and provided extra funding. Steven B. Mizel, Ph.D., has obtained a patent for the vaccine and is about to start Phase II clinical trials.

Gigabit Network:
North State plans to expand its gigabit footprint to Winston-Salem. North State will join AT&T's GigaPower in providing gigabit speeds to Winston-Salem.

Hanging Rock State Park:
Hanging Rock State Park is expanding by 716 acres. The former Vade Mecum Springs property, along with Moore Springs Campground, will be merged into the park. Vade Mecum Springs was developed in the 1890s as a resort. Vade Mecum's complex has nine miles of mountain biking trails, a lodge, a recreation hall, a swimming pool, 13 cabins, an equestrian barn and trails, athletic fields, and access to the Dan River.

Penelope Niven:
Winston-Salem lost another of it's great writers. Penelope Niven, an acclaimed biographer in Winston-Salem, died Thursday, at Wake Forest University Medical Center. Among Niven’s most notable work was the biography she wrote on editor and writer Carl Sandburg. In 1993, Niven co-authored with James Earl Jones “Voices and Silences,” a book that earned praise as a classic on acting. She also received an International Reading Association Prize for “Adventures of a Poet” in 2003. Niven was awarded two honorary doctorates, three fellowships from the National Endowment for the Humanities, and the Thornton Wilder Visiting Fellowship at the Beinecke Rare Book and Manuscript Library at Yale University, among other honors. She received the North Carolina Award in Literature, the highest honor the state bestows on an author. She lectured throughout the United States and in Switzerland, Canada and Wales; served as an editor for various publications; and was a consultant for television films on Sandburg, Jones, and Steichen.

Bike to Work:
Have you moved to downtown or a neighborhood near downtown? Take advantage of your short commute and try bicycle commuting! There is a great biking community in Winston-Salem and this city works hard to become bike & pedestrian friendly. This isn't me in the story below. It's another Matt. I like posting some of these stories to show people who are biking to work and maybe encourage someone here to do the same!

International Village Festival:
Are you visiting Winston-Salem this weekend or are you new to the city and are looking for things to do? The reggae band, Lion Tracks, will headline the entertainment at the International Village Cultural Festival in downtown Winston-Salem, on Saturday, September 6th, from noon to 8 p.m., in Corpening Plaza Watergardens & Park. The event includes exhibitions of Indian, Scottish, Brazilian and Latin dance, African drummers, an Ethiopian fashion show, and Latin Rock music by SOL. The event features a vareity of food vendors. Take advantage of living in the "Festival City" and see one of these events.

I apologize for taking so long to reply back. It was a busy week for me. I was behind on the week's update too!

Prism Tower is a 350 foot tall (106.7m) tower; proposed for a location in downtown Winston-Salem's Theatre District, between Winston Square Park and the Milton Rhodes Center for the Arts. It includes an observation deck on the 20th floor. The glass is actually prisms and will create a rainbow of colors during the day. At night, LEDs on the building will create a light show on the skyline. I think it may have meeting space and the lobby floor could contain part of a new performing arts stage in the park?

Wow, that's really funky. I can't think of anything else quite like that in the US. Would that be the tallest structure in Winston? How likely is it to be built, and would it actually be a 28 floor office building or just a partial building/observation tower type deal? Would be really interesting to see how it would fit in in the skyline.

Prism Tower should be a new 3rd tallest for Winston-Salem. The tallest skyscraper in Winston-Salem is the 460 foot tall (140.2 m) Wells Fargo Center, which has 34 floors. The second tallest is Winston Tower, at 410 feet tall (125 m) with 30 floors.

I originally thought it was observation and meeting space, with a possible stage on the ground floor. However, this latest information shows 28 floors, a roof height several floors above the observation deck, and a parapet. I've never seen a floor count on this project until now. Maybe they are considering adding apartments, to help move it forward? Whatever they do with, it should be a nice addition to the skyline! I guess we will see what happens with this one. I didn't know about this building until a few months ago. It usually takes a few years for structures like this to move forward. It also has an 18-storey hotel with artist lofts, a parking deck podium, and ground-level retail proposed across the street and I think they may build a skywalk connecting the hotel to the Prism Tower? It's an interesting project. With the library staying at their current location, Prism Tower is now the leading plan to rebuild Winston Square Park and its amphitheatre. That could explain why we are now seeing more detailed information?

The Theatre District seems to have their growth planned-out for the next few years. Among the projects proposed in the Theatre District are a National Black Theatre Hall of Fame, a new performing arts center with underground parking, a new park with water feature, Prism Tower, a signature tall art feature in the new park, and a plan to renovate the Stevens Center and bring luxury apartments back to the historic tower above it. It should be fun to follow!

It's back again. Prism Tower's model was made the "cover image" on September 6th, for the architect! I'm excited about this. It's appearing frequently this month, in several different places!

New City Park:
This proposed 228 acre park is actually much larger than I expected. They will use the $4 million from the bonds to finally open at least part of it to the public, but the entire project will cost $25 million. This is to become a regional tourist attraction. Attractions at the park would include a boardwalk, hiking trails, an amphitheater, picnic areas, campsites, a disc golf course, botanical gardens, a water park, glass bottom boat tours, and a zipline. William Royston said “We want to provide some experiences here that you can’t get anywhere else. We want this to be a regional draw, and so we’ve really thought outside the box and tried to be really creative with what we’ve wanted to propose here. There’s going to be so many opportunities and so many chances for you to do different things here, that you can come back 10 times and have a different experience every time.” The clear water is 150 feet deep, with rock faces rising another 150 feet above the water. The park will have views of both the Winston-Salem skyline and Pilot Mountain.

An interesting fact: The rock faces in this proposed Winston-Salem city park are actually a part of Pilot Mountain! It's one huge piece of rock that stretches from this park, just southeast of downtown Winston-Salem, to the mountain. It's also the rock under downtown. Royston, who is working on the park, said “You almost get the sense that you forget you’re in Winston. You normally would see these types of things on the Discovery Channel or out in Colorado." Opening the park will also prevent people from breaking into the site and jumping off the rock cliffs, which can crumble into the water.

Winston-Salem has so many beautiful natural features inside the city limits, like waterfalls, deep gorges, rock formations, ridges, waterways, etc.,. It's great to see this city finally transforming some of them into public parks! I'm excited about the bridge over the waterfall on the south side of downtown's IQ District too! That should be another amazing place to see! These natural features make Winston-Salem a unique, fun, and attractive place for people and businesses interested in moving here.

Big Winston Market:
This large downtown retail development is opening this month! I was told the roof in the center of this 1930s warehouse collapsed a few years ago, so the developer created a small courtyard, with a few covered parking spaces and an outdoor dinning area in the area where the roof collapsed. The parts of the building that could be saved are preserved!

Mast General Store:
This is a pedestrian bridge that will connect a city owned parking deck to Mast General Store and its apartments on the upper floors. Winston-Salem doesn't have parking requirements and this allows for shared parking or no parking, if the developer doesn't want any. Uretek Mid-Atlantic designed and built eleven micropiles for Mast General Store. They will function as deep foundations, on the exterior of the building, to support the new pedestrian bridge.

Pepper Building:
I don't think the Pepper Building is moving forward at this time. I think it will be another month or two? The work we are seeing is a short-term pop-up gallery, while the developer's workers are clearing the upper floors. I think the pop-up gallery leased the space until October 31st? They are working on this large art installation, in the future restaurant space leased by a Brazilian steakhouse. Artists like to take advantage of the large windows, in buildings like this one, while the architects, preservationists, and engineers are still working on the final details. When U.S. Development does move forward with the Pepper Building, I will let you know!

HanesBrands has finished their acquisition of DB Apparel in France. This acquisition will make HanesBrands Winston-Salem's third Fortune 500 company. HanesBrands said they should have revenue of $5.37 billion for 2014. There is a chance the new B/E Aerospace headquarters will give Winston-Salem 4 Fortune 500 headquarters?

Inmar Expands:
Downtown Winston-Salem technology company Inmar has expanded again, buying Millennium Process Coupon in Canada. Millennium Process is the largest processor of coupons in Canada. They process 80% of all coupons in Canada!

BB&T:
BB&T, headquartered in downtown Winston-Salem, has bought The Bank of Kentucky, doubling it's assets in Kentucky and entering Ohio for the first time. BB&T said the bank will expand further into the Ohio market in the near future. There is talk that BB&T may buy Huntington Bancshares in Columbus or KeyCorp in Cleveland. BB&T also expanded in Texas last week, with an acquisition of $2.3 billion in deposits from Citibank in Dallas and Houston. BB&T has nearly $200 billion in assets and is Winston-Salem's largest Fortune 500 company.

Gigabit Network:
The city of Winston-Salem has ratified an agreement with telecom giant AT&T, to bring the GigaPower network to the city with free installation or service at certain community centers and businesses. Mayor Allen Joines said the network will advance work in technology and medicine “to new levels of innovation and achievement.” How will this be used? This was interesting: Richard Phillips, at Winston-Salem's National Center for Design Innovation, said "In some cases, such as looking at how animals fly, we’ll scan each high-speed video to slow those motions down so they can be analyzed. The Department of Defense is interested because they want to build airplanes that fly like animals." Davenport, a transportation consulting firm in downtown Winston-Salem said “We have seven offices that all coordinate with our central server hub in Winston-Salem. We already are very dependent on the internet. We video conference every morning - kind of a ‘tailgate meeting’ for 15 minutes. Faster, more powerful, more robust internet would allow us to do more videoconferencing. With that kind of power we could do a lot more file sharing. The only limitation would be the amount of bandwidth at the other sites.” Service is expected to begin in Winston-Salem by the end of the year.

National Cancer Institute Grant:
More research money for researchers in the new 12-storey Comprehensive Cancer Center! Wake Forest University Medical Center will receive an $18 million, five-year grant as one of two cancer centers selected for the the National Cancer Institute's Community Oncology Research Program.

Fiesta:
Downtown Winston-Salem is the place to be for the 22nd Annual Fiesta street festival on September 13. Fiesta features Latino music on several stages, arts and crafts, authentic food vendors, a parade of flags, a running of the bulls, a healthy living area, and activities for kids. At this point, you're likely asking: What is the “Running of the Bulls?” The Camel City Thrashers, Winston-Salem’s Roller Derby team, will play the role of “the bulls” as they chase runners through downtown streets. The Thrashers will attempt to tag runners with a pool noodle filled with colored powder. If you're tagged, you're out. I've attended Fiesta a few times and love it!

9th Wonder & Kenneth Price:
Winston-Salem’s Grammy Award-winning producer 9th Wonder and Emmy Award-winning filmmaker Kenneth Price will hold 3 free events in Annenberg Forum, in Winston-Salem, on Friday and they are open to the public. Kenneth Price will also present the Hometown Premier of his film “The Hip-Hop Fellow.” Winston-Salem's 9th Wonder has been active in the hip-hop community since 1997. The breakthrough of his career came in 2003, when he collaborated with Mary J. Blige, which won him his first Grammy. 9th Wonder is still active in hip-hop, producing music for Destiny’s Child, Ludacris, Murs, Drake and Nas. He is also still involved in Winston-Salem's hip-hop scene.

Maya Angelou Hip Hop Album:
The iconic words and lyrics of Winston-Salem's Maya Angelou will blend with hip-hop beats for a new album called "Caged Bird Songs." Shawn Rivera, the lead singer of R&B group Az Yet, and RoccStarr, who co-wrote Chris Brown's "Fine China," produced the 13-song set, to be released through Smooch Music on Nov. 4. The album is one of the last projects Angelou completed before she died. Rivera and RoccStarr started working on the album before Angelou knew of it. Once she was aware of it, she completely backed the project, which was recorded at Angelou's home in Winston-Salem. Caged Bird Legacy was recently founded to launch future Angelou projects; so look for other projects she had in the works at different levels of completion.

The Forsyth County Historic Resources Commission unanimously recommended that the Old German Baptist Brethren Church be listed on the National Register of Historic Places. The Brethren was founded in Schwarzenau, Germany, in 1708. The religious sect became known as the German Baptist Brethren. They believed in a simple life and were opposed to slavery and war. They fled religious persecution in Germany and came to Germantown, Pa, in 1719. In 1775, John Burkhart, a son of those immigrants, moved to Forsyth County and started the church. The current building was built in 1860, by Alexander Hampton Ellis. This is the first step toward its restoration!

Wilson-Covington is now restoring downtown's historic 1901 Arcade Building. This 3-storey (4-floors, if basement is included) 113 year-old building will become a home accessories store called "Fourth and Trade." Apartment residents downtown should love this! The building will also include art, a gift shop, jewelry, a wine & beer bar, and a live music space. Very awesome! I'm considering following this construction project for the thread, since it appears to be such a large project. Construction will be completed December 1. Someone at WSTB said the building still has the original 113 year-old pressed-tin ceiling, hidden under the 1950s renovation. It also has a separate entrance for the second floor.

Hotel Monaco:
Interior demolition should finish in the next few weeks on this $63 million project. The contractor could begin the actual conversion to a hotel as soon as next month! Their goal is to open in Fall 2015, according to the developer. They expect to have a better feel for the design once interior walls have been removed, giving them a blank slate to build upon.

Infrastructure:

The Bicycle Superhighway:
The elevated bike paths are expanding tonight, with a vote by city council to acquire additional ROW. This project will allow bicycles to travel above the streets and avoid stopping for traffic. It is expected to be several miles long, on an old rail line, and will include a walking path, rest areas with benches and water fountains, ramps, lighting, security cameras, emergency call stations, attractive landscaping, and a future light rail transit (LRT) line. Several buildings along this path have already built showers, lockers, and bike storage, to allow for bicycle commuting.

Removing Expressway Ramps Downtown:
The city has endorsed a plan to close and demolish expressway ramps on Main, Liberty, and Broad streets, which should allow for two-way traffic on those streets and will allow an effort to reconnect the lower downtown neighborhoods back to the core to move forward. This sounds exciting! I think Winston-Salem is the only city in the state doing anything like this? All of the bridges will be rebuilt to allow for bike lanes, landscaping, art, and they will appear significantly more attractive in materials and design.

Wake Forest University:
Wake Forest is evaluating the status of campus life, climate, and equity for lesbian, gay, bisexual, transgender, queer and questioning students. A campus-wide assessment of LGBTQ issues and concerns will be conducted, through the use of forums, listening groups and surveys. The university will also conduct research on best practices at other institutions. Wild & Scenic Film Festival:
Winston-Salem's annual Clean Water Weekend will bring the The Wild & Scenic Film Festival to Winston-Salem on September 26. This is the largest environmental film festival of its kind! It will feature 31 films at multiple venues. A Yadkin River clean-up paddling event will be held on Sunday in celebration of World Rivers Day, sponsored by Clif Bar, Patagonia, Sierra Nevada Brewing Company, Mother Jones, Klean Kanteen, and Orion Magazine. Following the clean-up, join the World Rivers Day Celebration at Carolina Heritage Vineyard and Winery, North Carolina’s first certified organic winery, where you will find food, music and fellowship, in celebration of clean water. Tickets are $15 to $26 (children under age 12 admitted free). Come early and enjoy beer from Sierra Nevada and Foothills Brewing, local wine and local food trucks.

Carolina Silverhawks:

B/E Aerospace Engineering Development Lab:
According to the architect: The engineering development lab houses testing equipment, offices, and a training room. It also includes static and cycle testing stations, a burn test laboratory, and fabrication and painting equipment. A unique acceleration test sled with video monitoring and lighting system is likely the highlight of the project! The test sled (jet sled) was posted in this thread a few months ago. The structure of the building allows for a full free span over the testing area for maximum flexibility.

The plywood is removed from the entrance and this project is now moving forward, with a new owner. Local advertising executive Brad Bennett, best known for Flywheel Co-Work, is the new owner. He has hired West & Stem as his architect. It was originally proposed as luxury condos. I'm not sure what their current plans are, but it is being redesigned and it appears as if work has already started? It would be awesome if this was the location for Mixxer? It could be tech company office space though? I guess we will see?

Big Winston Market is completed and at least one of the stores is open for business, at the corner of Trade Street and 8th Street. This is a look at Black Mountain Chocolate's new headquarters and visible chocolate factory, in downtown Winston-Salem's Big Winston Market. If you buy a Black Mountain Chocolate Bar at Whole Foods Market in California, it is made in this factory in downtown Winston-Salem! The factory is designed to be viewed, as an attraction for the Downtown Arts District. Yes, you can buy items in this store too! Their products are organic and fair trade. Pastry chef, Megan Peters, also creates confections, pastries, gelato, drinking chocolate, pies, tea, and coffee in the on-site Chocolate Kitchen, visible to guests. The store & factory has both indoor and outdoor seating. Black Mountain Chocolate will have classes, guided tours and tastings that will allow people to experience chocolate in a new way.

Construction workers are pouring concrete walkways and the concrete for the food truck courtyard. If you look closely, you'll see the concrete is in different colors. The bollards will have LED light fixtures on them, which should look awesome! This should be a great place downtown to see a concert or watch movies under the stars!

Ballpark Area:
Brookstown Development Partners was approved for an extension, to buy property near BB&T Ballpark, for $980,361. The buildings planned for these properties are expected to be residential and retail.

West End Mill Works:
City Council approved a $195,000 loan for further expansion of this mixed-use adaptive reuse project. The next phase of the adaptive reuse project will cost $1 million.

50 West Fourth Street:
At WSTB, the developer said they won't restore the original clocks. Photographs of this building are rare. I found this one while searching for the building behind it! It will become apartments and retail space.

Hotel Monaco:
Yes, the crown is orange. It was a different color, a week or two ago (Was it purple? I don't remember). In an older photograph, in this thread, you'll see it in blue. It's great to know Kimpton Hotels will continue this. It's great to see lights on inside too! Lights inside tells us they are working on interior demolition. If you're a contractor working on this building, please share a few interior photographs with us on Instagram! I usually try to look into the windows in these photographs. It does appear as if the ceilings are removed? It's difficult to see it, in the small photographs we have. Again, interior demolition should be completed very soon. Gensler is also working on this project. They worked on the Wells Fargo Center and Republic Mutual Buildings in downtown's Financial District.

Winston-Salem's OUT @ the Movies Film Festival ’14:
Some of the movies are already selected for Winston-Salem's LGBT Film Festival "OUT @ the Movies Fest ’14!" The festival will be held at several downtown Winston-Salem venues on November 14th to 16th. On October 1st, the film festival will announce the full slate of films as well as a list of actors and documentary subjects. In addition to the large yearly film festival in November, Out @ the Movies regularly shows films throughout the year. Queens at Court was screened in Winston-Salem last month and filmmaker Shiv Paul was thrilled with the turnout and the quality of questions and comments at the Q & A. He said it topped screenings in D.C. and Toronto. That is very impressive!

Old Salem Museum and Gardens receives a $150,000 grant towards the 2.2 million restoration of the Boys School. Built in 1794, will be used to feature early education in the settlement through interactive exhibits. This is a major part of the $17.66 million capital campaign initiative.

Linville Team Realty has purchased the former Contempo Concepts furniture store on 4th street for their new hq. The real estate office will occupy the ground floor and part of the mezzanine and lease out the top floor to one or mulitple office tenants. Their love for downtown drove them to the core. I hope they bring their free bike sharing to 4th as well!

A rezoning request was made earlier this month for the corner of Main and Cemetery St...steps from the Financial District. Theyre also actively seeking bids for an "East Campus." Im guessing this is the former lower half of the Innovation Quarter South District.

A local architect has photographs of this building, including the interior, about a month before construction could start. I'm guessing Stitch Designshop is the local architect, working with Design Collective? Stitch is also the architect of Bailey Park @ East End. They do great work!

Link Apartments:
Grubb is now leasing the first 100 apartments in this 205 apartment development. Apartments lease fast in downtown Winston-Salem, which explains why this city is experiencing such a big apartment construction boom, attracting developers from multiple states! Can you believe they already leased half of these units and construction isn't completed on them! Amenities include granite counter tops, walk-in closets, stainless steel appliances, private patios, a cyber café, a saltwater pool, an athletic center, outdoor grills, a clubroom, secured parking, and an electric car charging station. Pets are allowed with restrictions. Everything is energy efficient from the appliances to the windows. This is what the developer (Rachel Russell, Director of Real-estate Development for Grubb Properties) had to say: “Winston-Salem is such a cool city and we love the downtown area. Grubb wanted to do a project in Winston-Salem because there is a need for more housing downtown. So that’s an investment opportunity for us. In addition, we’re growing our Link apartments brand. We’re trying to get Link apartments in all the major Southeast cities, and Winston-Salem is one that we’re really excited to be in.” The buildings are designed with multi-levels up to six floors. About 100 units will be completed by the first week of October. Construction should finish on all 205 units by the end of the year.

Third & Cherry Hotel:
CN Hotels has purchased the last properties needed to start demolition. The last tenants have also moved-out, according to WSTB. We could see something in this location very soon! This is inside the overlay, which requires a more "urban" design and higher quality materials.

S.I.D.E. Museum: BUILT! :tup:
Winston-Salem has several awesome and truly world class museums that attract people from around the world to this city. Have you visited the Chair Library at S.I.D.E. Museum? It is now open and anyone visiting Winston-Salem can see the exhibits, which include chair designs from famous architects we often talk about on this forum. A feature science documentary, “Killer in the Caves”, produced in part by researchers from Winston-Salem State University and UNC School of the Arts, in collaboration with Winston-Salem's National Center for Design Innovation, has been recognized with an Emmy nomination for Outstanding Cinematography in a Documentary Film, by the National Academy of Television Arts & Sciences. The documentary was funded and distributed in North America by the Smithsonian Channel in collaboration with German production house, Taglicht Media. The production will be distributed globally by the National Geographic Society. After premiering at the Museum of Natural History in Washington DC in 2013, the film has received wide acclaim at multiple film festivals in Britain, Germany, and the United States. The film uses high-speed and thermal imaging not only to examine and push scientific and technological frontiers, but also to communicate scientific discoveries on a very visible global scale.

Big news to report on SSP this week! We could soon have several new projects to follow on this thread! Two possible adaptive-reuse projects and two or more possible new-construction projects.

Brokerage CRBE said they are evaluating offers, by several regional developers, for the 21-storey former Integon Life Insurance Headquarters and the former Security Life & Trust Building. Together, the two buildings have around 520,000 square feet of space. Some sources say the two buildings are around 600,000 square feet? All of the tenants moved to other buildings in the city last month, to make way for a new owner and a major renovation. The adaptive reuse projects proposed by these developers are expected to cost between $50 to $100 million and include mixes of office, retail, and residential. Some are also proposing new construction, which I'm guessing is for the southern end of the former Security Life & Trust Building? None of the developers making offers were named. The 180,000 square foot Security Life & Trust Building was built in 1951 and will likely be demolished or reclad in glass? If you see it, you'll know why! Someone completely gutted it to the frame and reclad the Modernist structure in the 1960s, to give it an International-Style appearance, removing nearly all of the windows. The 21-storey Integon Life Tower was built in 1980 and has a beautiful wall of windows, offering a dramatic view of the Sauratown Mountains. This building was designed at the peak of the 1970s Energy Crisis, by the famous Los Angeles architectural firm Welton Becket, as the first smart building. This building was also designed around the movement of the sun. All of this was used to reduce energy usage. It was "green" before green was cool and was in several industry magazines of the day, as the future of highrise construction. It should make an amazing apartment tower! The angled sections on the glass wall also create multiple balconies. The largest of these balconies is perfect for a top-floor swimming-pool and bar.

It should be interesting to see what this developer proposes! Fourth and Trade streets are the most popular streets and this property is right at a proposed streetcar stop, across from a proposed hotel and artist lofts project.

Ashley Complex: BUILT! :tup:
This 1.1 million square foot project is now completed! Expect to see hundreds of new jobs! The official grand opening is October 17, at 2 p.m.,. Still, no word on if they will move their Fortune 500 headquarters to Winston-Salem, as was rumored when this project was first announced. I think the CEO may have started that rumor himself?

525@Vine won a 2014 USGBC NC Sustainable Business Award for its developer BioMed Realty Trust. "BioMed Realty’s goal is to provide the best spaces for their tenants that include beauty and functionality. The historic nature of the building and the extensive demolition that needed to be performed created challenges and opportunities for the project. The design team developed an energy efficient lighting system and increased the efficiency of the HVAC system. Other sustainable elements incorporated into the project included the finishes and flooring (which all meet VOC requirements), use of regional and recycled materials, and maintain 75% of the building's structure."

I took several videos of 525@Vine in July 2013, as workers finished interior demolition. That was before this thread was started, so they were never posted on SSP. I thought I would post them now, to show the work described above.

Sensors on Fourth Street are collecting information about how people use the city's bicycle and pedestrian infrastructure. The data collected will be shared, so informed decisions can be made about cycling infrastructure in the city. Fourth Street will have two types of counters, manufactured by Eco-Counter. ZELT inductive loops for monitoring cyclists in each direction and a Pyroelectric sensor that uses an infrared detection zone to count pedestrians.

:star: A New Salem College Dorm for Downtown? New to This Thread! :tup:
Salem College is rezoning an acre at 222 S. Church Street to pedestrian business. We are still waiting to see what they are proposing on this site. Salem College has several dorms nearby and rumors are this could be a dorm building. This site is across from City Hall South and a Wingate Hotel (see Wingate Hotel update below for news on this hotel!), just a block or so away from the 34-storey Wells Fargo Center. It should have a nice skyline view! Salem College expects to double in size in the next few years and is growing rapidly. It's always great news to have more college students downtown!

Tonight is hotel night at the Winston-Salem thread! Summit Hospitality has purchased the downtown hotel and is preparing for a major renovation. They are not prepared to release any details at this time, but did say to expect a "significant renovation!" This may include a change in the hotel flag? I guess we'll see what happens? This hotel is located where the Financial District meets the Innovation Quarter (IQ District) and Salem College (see possible Salem College Dorm above). Ken Crockett, from Summit Hospitality, said proximity to the IQ District was appealing. “You can get the combination of what would be future demand growth, job growth, which translates into hotel demand growth. Combined with the restaurant and entertainment venues in the downtown area, you kind of get the best of both worlds. We’re very intrigued with what Winston-Salem has achieved in their downtown and excited about the long-term potential, and that’s what attracted us there”

Thank you to zalo at WSTB for finding this one! Work should be completed on this 7-storey hotel in 2015. Winston-Salem's Madison Park area is a large office development that is home to companies such as National General Insurance, Blue Cross & Blue Shield of N.C., and Blue Rhino (yes, the propane tank exchange company). This is a great location for a DoubleTree Hotel.

Hotel Indigo:
Let the rumors begin! A Winston-Salem architect, that designed two Hotel Indigos in North Carolina, visited InterContinental Hotels Group's headquarters a few months ago and said to look for more news on another Hotel Indigo soon. Hotel Indigo has approved Downtown Winston-Salem as a site for a new hotel. Could this be the proposed hotel on Third Street or a possible new hotel proposal we don't know of yet?

Hotel Monaco:
Interior demolition on floors 1-4, of the 23-storey building, for Kimpton Hotels. According to UrbanMez, the architects held a meeting and shared the blueprints, along with their many options for the building. We are hoping they select a unique name and not use the Monaco name, but at least one hotel publication did say it's Hotel Monaco. I will use that name for the project until I hear differently.

Wake Forest University Downtown Medical School:
According to a WSTB forum member, a meeting was held in the IQ District on Monday of this week. At the meeting, it was said the downtown medical school is now "a go" and students will move into the building in Summer 2016. They had completed blueprints for the adaptive reuse project and renderings of what the historic building will look like as a medical school! Expect construction to start on this adaptive reuse project very soon! Workers are already working inside the historic 1920s building!

Results were published in the recent online issue of Clinical Cancer Research, the official journal of the American Association of Cancer Research (AACR). More Students in Downtown's IQ District:
With the newest education labs opening last week, downtown Winston-Salem's IQ District now officially has 1,200 students. The total number of students in the IQ District could nearly double when Wake Forest University School of Medicine moves into their new downtown building at 4th and Vine streets in Summer 2016 (see Wake Forest University Downtown Medical School news above). There are maybe 10,000 (estimating) students in campuses along the edges of downtown. It's great adding students to the heart of downtown, on 5th and 4th streets, near the office towers, hotels, residences, and storefronts.

Barbara Babcock Millhouse donated a painting by one of American art’s most distinguished abstract expressionist artists to Winston-Salem's Reynolda House Museum of American Art. “Birth” is a large-scale oil painting by Lee Krasner and is now on display at the museum. Museum Director Allison Perkins said “Lee Krasner’s ‘Birth’ is a significant example of abstract expressionism, the first international art movement to have its roots in New York rather than Europe." "Birth” is one of the first paintings Krasner created after the death of her husband, fellow abstract expressionist Jackson Pollock in 1956. “She put everything into it. All her anger, all her feelings, the fleshy tones contrast with the gray, and the brush strokes seem violent.” Reynolda House Museum of American Art's nationally recognized collection includes masterworks of American painting, sculpture and photography by such artists as Mary Cassatt, Frederic Church, Jacob Lawrence, Georgia O’Keeffe and Gilbert Stuart.

It is located in the IQ District (Innovation Quarter) at 282 East Fourth Street. The record store and bar also has a weekly “Bring Your Own Vinyl” night on Wednesdays. “Bring Your Own Vinyl” starts at 5 p.m., on Wednesday nights and ends at 2 a.m.,.

2014 Pride Winston-Salem:
This is a multi-day event and is one of the largest street festivals in Winston-Salem; expected to attract a crowd measured in the tens of thousands. It's the first Pride event in North Carolina, following the court ruling that allowed gay marriage in North Carolina! It should be a big celebration! In the festival city, Pride Winston-Salem is more than just a gay pride parade. Visit for all three days and if you want to see the parade, it's on Sunday.

Publix:
I thought the forum may find this interesting. Publix is building a grocery store that could reach 2-3 storeys in height, at the former Masonic Temple site, across from the 7-storey First Tennessee Bank Building. The site is so small, they have to build parking under the store! It will have an elevator, moving sidewalks, and is slightly smaller than the usual publix. I've seen multi-storey Publix stores like this in Miami, but I've never been to a grocery store with an elevator, moving sidewalks, and parking under the store. I'm guessing the moving sidewalks allow customers to take their carts from floor-to-floor? The next time I visit Winston-Salem, I may try to visit this store? It will be the only publix like this in the state too. Though they now have permits, I can't seem to find a rendering of this custom-designed Publix. It was announced a year ago, but they don't have a general contractor and don't expect to start construction until early next year? Whatever they are building must be very complex to require this much time for design and to fit it on the small site? I heard they paid a very high price for the site too. Shortened from an interview in CP Executive:
The key factors that made Plant 64 appealing to investors were Pennrose’s strong reputation and track record for adaptive-reuse developments and the location of Plant 64 at the gateway of the Innovation Quarter, an industry leading hub for science and technology. Mark Dambly said “We were fortunate to have financing partners, such as Bank of America, Nationwide and Stonehenge Capital, who also envisioned the appeal and opportunities of this project.” Totaling 426,000 square feet, the group of five structures – three former factory buildings, a onetime storage warehouse, and an old power plant – will contain 242 new luxury loft apartments and 9,700 square feet of retail. At Plant 64, we are targeting people who are interested in living in an upscale, downtown location that includes modern amenities and apartment features.

Winston-Salem’s unique mix of arts and entertainment, coupled with the tremendous development of the Innovation Quarter are driving the demand for class A apartment residences in this market. The Innovation Quarter is one of the fastest growing urban-based research parks in the U.S.

Daniel Boone Property:
65 acres, in suburban Winston-Salem, that was once owned by the legendary pioneer Daniel Boone, is being auctioned. It's part of a 650-acre tract granted by the king of England to Daniel Boone's father, Squire Boone, in 1753. Squire Boone later sold the property to Daniel Boone. The land consists of the last remaining 65 acres that are in the Boone family.

If you're new to Winston-Salem, don't forget to visit the Daniel Boone Monument in Winston-Salem's historic West End, near Hanes Park and the Fish Market.

Love is Love Festival:
Be sure to attend the Love is Love Celebration, to commemorate the overturning of Amendment One, and honor and celebrate all loving relationships, and their importance to our individual and collective well-being. The event will be held on Wednesday, October 29, 2014 from 2:30-4:30 p.m., at the Green Room.

BB&T Ballpark:

IQ District Skateboard Ban Defeated!
According to the Journal: When it came up for discussion on Monday, the council members who spoke showed little sympathy for a ban. This is an awesome city! Now the IQ District can start work building a skate park, to address their concerns, as part of the Bailey Power Plant development. :tup:

Council Member Molly Leight: “The more I thought about this, the more I have had a problem with banning skateboarding just simply because it is what the kids want – the freedom to skateboard. If there is a way in fact to protect certain surfaces, I think the sidewalks and whatever ought to allow skateboarding. I feel (a ban is) infringing on the freedom of kids to enjoy themselves.”

Council Member James Taylor: “We want to encourage skateboarding and discourage property damage."

Really interesting news about the Publix. I came from Florida where Publix reigns supreme, and love it (granted, Lowe's new stores are really nice too--maybe nicer than Publix). Also, I guess it's time for me to contribute something (albeit lazily and more regional):

It is interesting, because I wouldn't really call Publix' spot an urban location. Most of these multi-story grocery stores tend to be in denser areas. Hopefully it means this is a shift in the way the company develops all of its stores.

I can't wait and taste one of these sandwiches that every Floridian I know are crazy about.

We have Publix in Atlanta (they are everywhere in metro Atlanta) and they are usually my grocer of choice. The deli and bakery are awesome! Their store brands are also good. The person bagging the groceries will also push the cart to your car and help load them into your car for free (no tips). They have a "no tips" button on their shirt too. I'm guessing at Winston-Salem's store, they will push the cart into the elevator for you? That sounds so awesome!

None of the other stores Publix is opening (that I've seen) in North Carolina are like what they are proposing in Winston-Salem. It's not shift in how they do things. In Winston-Salem they found a highly desirable location that is too small for their usual stores, so they are going vertical with it. Because the lot is small, Winston-Salem's store will be around 10,000 square feet smaller than the usual Publix as well. it does appear as if everything you would find in a full-sized store is there though? I don't want to use the word "urban" until I see it, but it is being called an urban format store. In southern Florida, I've seen two-to-three storey Publix stores in neighborhoods very similar to this one. A multi-storey grocery store with parking under the building is very interesting.

Downtown Medical School: #CityOfAdaptiveReuse
It's now official! Winston-Salem's downtown medical school is under construction, as of Thursday, October 23, 2014. Whiting-Turner Construction Company is the general contractor. BioMed Realty Trust / Wexford Equities is the developer. Design Collective is the architect. Construction will be completed in Summer 2016. The Wake Forest University School of Medicine Building will contain a medical library, a medical school, a courtyard, and tech company office space. The Wake Forest University School of Medicine is the fourth most selective medical school in the nation, with an acceptance rate of 3.1%. Wake Forest University has already started moving parts of their medical school to downtown. The "U-shaped" downtown building, Wake Forest University's medical school is renovating, was built in 1923 as an industrial building (see photographs below). This is the largest building in downtown's IQ District.

We now have the vacancy rate for downtown. Downtown Winston-Salem's apartment vacancy rate is 2.8%, according to Real Data. This is just for downtown and shows the large demand for downtown apartments. Yes, expect to see more apartments!

Mast General Store:
Mast General Store is the ground floor tenant of the building The Village Lofts is located in. The apartments and the store are two separate construction projects. Mast General Store is usually in touristy cities, around the Appalachian Mountains. It sells some of everything, from candy to books to toys to rocking chairs to mountain climbing gear to clothes and much more. The flooring you see in this building is recycled from the Pisgah National Forest Biltmore Lumber Co.,. Yes, the new "old" flooring is repurposed factory flooring! This sounds awesome! I posted the flooring installation and sanding, a few weeks ago.

1770 Waller House:

KeraNetics Expanding:
Winston-Salem based KeraNetics is quadrupling its space in the Innovation Quarter (IQ District) as the company prepares to begin human clinical trials next year. The regenerative medicine firm is moving to 200 E. First St., and using a $250,000 loan from the N.C. Biotechnology Center to help finance the renovation. Frank L. Blum Construction is the general contractor. The move should be completed by the end of next month and the company will seek Food & Drug Administration approval for its human clinical trials next year. Their studies will focus on healing partial thickness thermal burns, treating radiation dermatitis, and they are working to develop a product that helps with bone tissue regeneration. If you're looking for a job in downtown Winston-Salem, KeraNetics is hiring!

National Center for the Biotechnology Workforce:
Recently opened in downtown's IQ District. They signed a 10-year lease with BioMed Realty Trust and completed a $7 million upfit.

I can tell from the plastic in the open windows that workers are doing something on the upper floors? It's difficult to find updates on this project. I also noticed the hotel this development group is working on in Pittsburgh doesn't have many updates.

Its hard to tell if this building is getting a good use being attached to the Piedmont Leaf Lofts. Its easy to miss but holds a ton of potential. Thank you for the updates on projects we usually don't see on this thread. That is also a great update on Kimpton's hotel and apartments development. Did you take any photographs at 705 North Main? That is another construction project I can't find anything on. Also, do you know if The Edge is two or three buildings? In the photographs I find, it almost appears to be three buildings?

The Pepper Building isn't under construction at this time. I've checked multiple times. They are throwing away the trash piled-up inside. I've heard there are 20-30 feet (around 7.5 meters) of trash in the elevator shafts, along with papers, furniture, and garbage on the floors. They have to throw-away the trash inside before they can start interior demolition. When it's under construction/interior demolition, I'll make a big post on it!

:star: 1775 T. Bagge Merchant Building Renovation: New to This Thread! :tup:
The basement of this building, built in 1775, is being converted into a restaurant. It's on South Main Street, just a few blocks south of downtown's Wells Fargo Center. Wilson-Covington always has the most interesting construction projects! This building is almost 240 years old! We will follow this!

The building was built across from historic Salem Square Park in 1775 as a retail store. Since I see work in the basement, the new restaurant could be in the basement, with the store still operating upstairs? I guess we will see!

500 West Fifth Street and 601 West Fourth Street:
Trammell Crow is one of several developers interested in renovating these two former insurance buildings and building new ground-up construction on two surrounding sites. I think these two buildings and two surrounding sites will go to the highest bidder, which should be announced later this year.

:star: Millennium Center Roof: New to This Thread! :tup:
The 100 year old Millennium Center is frequently seen in magazines as one of the top places to hold weddings; it's often seen in movies and TV shows; has hosted many charity and corporate events in its grand ballroom; and it has hosted several concerts since 1994. This award winning event space is now working on plans for a rooftop venue that could hold 300 people. It's still in design & planning, with engineers working to determine if the roof can support this.

:star: Wake Forest University Medical Center ICU Expansion: New to This Thread!
Wake Forest University Medical Center will begin construction on a new $16.5 million, 24 bed replacement, for their intensive care unit devoted to neurology patients. Completion is expected in fall 2015.

Inmar Buys Hopster:
Winston-Salem based tech company Inmar has purchased Hopster; a company that allows people to connect to companies through social media and buying behaviors. Inmar is always expanding and always hiring in downtown Winston-Salem's IQ District. This is expected to bring a few more jobs to downtown. They may have doubled their revenue this year? It will be interesting to see if they need more office space downtown.

Mast General Store:
We now have confirmation. This will be the largest Mast General Store, at around 16,000 square feet. There are 10 Mast General Store locations, for those who want to know. The Trade Street entrance will become the main entrance. This is also where the clothing will be located. It appears as if the Fifth Street wing will become the candy and food sales floor. The Cherry Street entrance is for the apartments only. Mast General Store will also have another entrance (a bridge) from the parking deck beside the convention center. I posted a photograph of its construction in this thread on September 9. The staircase appears to be a centerpiece of the store? The grand staircase to the basement will lead to the outdoor clothing, shoes, and outdoor gear sales floor. This is a great retailer to have downtown! There are parts of the original wood flooring still in place and those will be refinished and reused. The areas in need of wood flooring will use the recycled wood, we talked about earlier, from old factories, to match the original flooring. To build a staircase to the basement and use that space, they had to cut into the thick concrete floor. It's very interesting.

For those who want to know: This was originally one of the nation's largest hardware stores (Brown Rogers Dixon Hardware). Brown Rogers Dixon was both a retail store and a catalog store. When the hardware store closed this location, it became an office building. Now it is being renovated into 48 apartments and Mast General Store. Some of those apartments are micro-apartments. The "T-shaped" building has entrances on three streets!

Election Results:
Since you "High Fived the Bonds" on election night, we can now move forward with several new & exciting projects. Included on that list of projects is Civic Plaza (Merschel Plaza), which is a proposed park with amphitheatre that also has underground parking for future high-rise residential and office developments on surrounding sites. Don't forget the new park in the Flat Rock Neighborhood, which is expected to become a regional tourist attraction. City Council wants to move forward with these projects in the next 12 months!

Thank you to every Democrat who voted! Ted Kaplan, who said he wanted a light rail line (LRT) connecting downtown to the airport, won! This appears to be a very liberal county commission! I'm very excited. It's good to see several rail transit supporters in city/county government.

Downtown Winston-Salem's newest park is ARTivity on the Green. An art park, located at the corner of Seventh and Liberty streets. AFAS will build and maintain the park. An executive at a Canadian resources company donated the money to build it. Ground breaking is scheduled for December 1, and construction will be completed in May. It appears as if Wells Fargo is also involved in the park? Red lines in the sidewalks will lead visitors into the park. The red lines will meander to create raised setting elements and raised entry portals for art displays. These lines will converge and rise to 50 feet (15.25 meters) in the center of the park and create 13 structures that will emit illuminated (color changing lights) fog formations every 15 minutes, using 450 nozzles. Yes, red is the color of brick used on the old industrial buildings and the tall towers are designed to look similar to Winston-Salem's tall brick smokestacks, which are a visual nod to the city’s industrial past. Other features include an “artist performance shelter,” sculpted from steel bands, to continue the industrial look of the park (anyone can use this performance space for free at any time!), and a concrete mural wall designed to serve as a constantly evolving canvas for local artists. The mural wall will have cascading lighting to be attractive at night and anyone can paint on the wall.

:star: Ritz Theatre Restoration: New to This Thread! :tup:
Winston-Salem Playwright Lizz Goins-Turner is buying the old 500 seat Ritz Theatre and plans to restore it into a working theater again. Goins-Turner's company, Diamondique Productions, is looking for a permanent space for her shows. The theatre closed in 1975 and has sat abandoned since 1990. She has already started a $100,000 renovation on the 65 year old building and hopes to reopen the theatre in January. She said a number of playwrights have already contacted her about producing a show in Winston-Salem. She plans to preserve as many of the theatre's original features as possible, including the concession stand and the projection room. Goins-Turner said “I just want a lot to remain the same because I know a lot of people that used to go there as a kid and I’ve been contacted by so many people that are ready for the grand opening because they haven’t set foot in there in years.” The theatre will host live shows in addition to film screenings.

It does appear as if the industrial North Patterson Neighborhood is revitalizing! You may remember the post on the Streamline Art Moderne "1800 N. Patterson Building," on October 14. This theatre is within walking distance of that building! This theatre is also near Hot Dog City, one of the best hot dog restaurants in the city!

Winter Weather:
If you're moving to this city, you should know it does snow here. Having four seasons is a major attraction to moving here. How much snow the city has varies from year-to-year. Over the weekend, new city employees practiced with the snow removal equipment. Winston-Salem is among the few cities in this region with all of the equipment and the right people to clear the streets. Winston-Salem has two shifts that plow until the streets are cleared. So what is the most difficult part of snow removal? According to the city workers, it is turning the trucks with the snowplow. The plow also makes the truck longer and you have to keep that in mind when driving a snowplow.

Pepper Building:
Now we can celebrate work starting on the Pepper Building! Mike Coe and U.S. Development are finally starting interior demolition on the Pepper Building! Actual construction work on the 53 apartments, Brazilian Steakhouse, basement Speakeasy, and restoration will start in the Spring. The project will include a two-storey underground parking deck, which will be covered by a park to match the park the city is building at Civic Plaza. The Brazilian steakhouse is an out-of-state restaurant opening their first North Carolina location, if I'm not mistaken? The speakeasy will be owned and operated by a woman who moved to Winston-Salem from Amsterdam. This is proposed as an accurate restoration to the original 1928 appearance, using old photographs, surviving details, and original blueprints. :eek:

In January 1928, the Gilmer Company announced a new upscale department store in downtown Winston-Salem with 8 floors of merchandise. At that time, Winston-Salem was North Carolina's largest and richest city. The store would be known as The Davis-McCollum Company. Davis-McCollum was an ultra-modern, high-class department store, designed by Northrup and O’Brien. The interior was designed by Grand Rapids Store Equipment Corporation. The General Contractor was Walter Kidde & Co. Inc., of New York. With its lion’s head spouts, it would become one of the first Art Deco buildings in North Carolina. The restoration architect, David Gall said "When it was built it was the tallest art deco building in the state." When it opened, more than three thousand people crowded the streets to see it. Nearly everyone in the state had heard about it. The top six floors were very high end upscale merchandise. The lower two floors became the store's Bargain Basement. In 1929, the store changed owners and became Van Dyke's Department Store. At that time the store was recognized by designers and suppliers as the finest department store in North Carolina. In 1932 Thomas Pepper became the owner of the building. By 1939, the department store was replaced by a furniture store called "Huntley Hill Stockton." The furniture store occupied the lower four floors of the building and the remaining floors became office space. In 1953, the furniture store moved to another building and the Pepper Building was completely renovated for office space, with ground floor retail and a basement restaurant. This building is a survivor! In the late 1970s, a bank's new headquarters proposal would've replaced the Pepper Building with a new office building, but preservationists fought the demolition and won! However, the building was vacated for demolition and the upper floors remained vacant. The retail space was occupied until 2000. After being fully vacated, it would see several failed proposals to convert it to condos and survive another proposal to demolish it in 2006. Finally, Mike Coe and U.S. Development stepped-up to save the building! The building is very intact, with the original plaster ceiling, the original light fixtures, the original 1920s Zenitherm walls, the beautiful terrazzo floor, the cast iron stair with marble treads, and the original cast iron radiators. All of the original globes for the light fixtures are in storage.

An interesting fact: This building was used as the city's transportation center for many years, until the current transportation center opened in 1997.

The walls (below) are covered with a material called Zenitherm, which was used in some of the finest buildings and homes of the 1920s and 1930s. The Zenitherm was painted over, but can be easily restored to the original marble appearance. This marble material is also on the columns, like the one see in the fifth photograph, above.

The last renovation was in 1953. It was mostly vacated in the late 1970s. The Pepper Building is a real time capsule. I have no doubt the tiles are made of asbestos. I'm guessing the ceiling tiles, collapsing from above, are also asbestos? Asbestos and lead everywhere and raining down from the ceiling. Looking at the 1939 photographs, I can see the building has beautiful hardwood floors under those tiles. The restoration architect said the ground floor still has the original terrazzo. It's all there, they just have to remove the 1939 walls and 1953 renovation. I think the original transom windows are under the 1939 metal panels on the exterior?

Small Living Space Trend:
These will become micro apartments. This developer will build 53 apartments in the Pepper Building. To give you an idea of how small they are, the previous plans from 2003 called for 25 condos. The current developer will fit more than twice as many units in this building! These apartments will also lease for around $2 a square foot. Sadly, I don't have the floor plans to know the exact apartment sizes at this time. We likely won't have that information until they are half-way completed? Their preservation work is really good. This is the same development team and construction company you see working on the Mast General Store and The Village Lofts project. They have the best ground-floor tenants too!

Why would someone paint-over the Zenitherm (marble-like) tiles? It appears as if this was done in 1939, by the furniture store? I'm guessing the capitals and ceiling have their original 1928 paint? Those are unusual and very Art Deco colors and not colors someone would select for a cheap renovation.

As you can see, it's a marble-like material, made from compressed stone and wood. A number of people have restored it over the years. It can be sanded. Recently, a restoration in California involved creating replacement pieces. I think the company involved in recreating it was KC Restoration? Seeing the broken pieces on the columns, I'm guessing they may have to do this at the Pepper Building too? Yes, David Gall said they will restore it. As you can tell, I'm excited to see this material restored.

Salem College Downtown Residence Hall:
Salem College will break-ground on a new residence hall on December 5, at 4 p.m.,. The 4-storey residence hall will have 92 apartments and will be completed in late summer 2015. Frank L. Blum is the general contractor and CJMW is the architect. This building is located only a block or two away from downtown's tallest skyscraper and will become a new gateway, connecting downtown to Salem College's 243 year-old campus. It should also provide Salem College with visibility from the East-West Expressway.

Central Library:
The Streamline Art Moderne building will be demolished and the 1979 modernist concrete box addition will be completely gutted and reclad in glass. Historic Union Station:
City council approved hiring Owens Roofing for $210,774 to replace the roof of Union Station. Workers will also install new roof drains, re-caulk between the parapet capstones, add roof insulation, and repaint existing roof ladders. The work is fully funded by a Federal Transportation Authority (FTA) grant. This is the first step toward restoration of the historic train station and possible future streetcar transfer station. It's important to stop the leaks on the roof, so workers can restore the interior. ;)

Plant 64 also said this floor, which is still under construction, is already filling-up! If you want one of these apartments, you really need to talk to them today. Apartments fill very quickly in downtown Winston-Salem, where the vacancy rate is only 2.8%. These are by far the best apartments in the Triad right now (my opinion).

:star: 1880 Korner’s Folly Restoration: New to This Thread! :tup:
Over the past few years, the Korner’s Folly Foundation has worked to stabilize the foundation and porch and replace the roof. All of the major exterior work is completed and workers are now moving to the interior and starting with The Rose Room. Paint chips were analyzed to find the original paint color for the room. They now know all of the colors the room was painted, since March 1880, and decided to paint it the 1905 color (pink/rose). Mint green was the original March 1880 color. Workers completed some of the plaster work in the room and completed part of the pine flooring restoration. Workers will replace the silk fabric panels on the wall, recreate the burgundy drapes, recreate an historic mural on the ceiling, and finish flooring restoration and repairing the plaster molding. Since Korner’s Folly is a loved landmark and one of Forsyth County's tourist attractions, we will follow it as we find updates on it. It's one of the most eccentric homes you will find. The 7-storey home is likely best known for Cupid’s Park Theater, which is the first little theater in the United States. The original "1880" owner's Reuben Rink Advertising Agency is likely best known for creating the Bull Durham Tobacco logo and ad campaign. The Reuben Rink Advertising Agency is still around today, in downtown Winston-Salem's West End Village/Ballpark District.

BB&T buys Susquehanna Bancshares:
Winston-Salem's largest Fortune 500 headquarters now has $208.5 billion in assets and has expanded into Pennsylvania and New Jersey. This deal will also allow BB&T to grow larger in Maryland and West Virginia. We are still waiting for BB&T to announce a new headquarters tower we can talk about on this thread.

Chatham Mill: (Former Western Electric Complex)
Construction on this adaptive reuse project will begin in March 2015. The project includes office space and 166 apartments, which are expected to be completed in December 2015.

City Hospital Apartments: Built! :tup:
Though it was on our construction list for most of the year, we didn't see many updates on this project. I didn't think to check for updates on it. It was the conversion of an historic warehouse on East Fifth Street, built in 1930 on the former City Hospital property, into apartments. It's great to see another historic building reused. It was expected to gain LEED Silver certification.

I think this building was renovated just in time! In 2010 aerials, the roof appeared close to collapsing. I wish the developer and architect would've used similar windows to the original structure and restored the original entrance though. I can tell no tax credits were used.

Winston-Salem Light Rail (LRT):
A first look at the Rails-to-Trails project, which will include a bicycle super-highway, walking path, and light rail transit (LRT). This is the light rail project County Commissioner Ted Kaplan said he wants to move forward during his term. This part of the light rail system is located on the east side of downtown (Innovation Quarter / Downtown's IQ District), along an old elevated double rail line. You can see this double rail line between Plant 64 and the medical school project. You can also see it behind 525@Vine and Inmar's new headquarters. It's where the Plant 64 update in this post (see Plant 64 update above) was taken.

Sweet Potatoes Restaurant, on Trade Street in the Arts District, was in the New York Times story on Thanksgiving Recipes Across The United States. I've tried this restaurant before and it is awesome. A must visit on a trip to Winston-Salem.

New Financial Headquarters:
The newest financial company headquarters in Winston-Salem is Front Street Capital. I'm guessing the headquarters will be at 206 West Fourth Street, which is currently under renovation to office?

Downtown Medical School:
rmhpmi at WSTB shared the first view of progress breaking-out the glass block windows for the new Wake Forest University School of Medicine at Fifth and Vine streets downtown. Edge Flats Twin Towers:
:eek: Wow! Tower Two is a massive beast and towers over the East-West Expressway! There are 12-17 storey buildings across the street, so this is developing into a nice canyon. The developer ordered a 6 foot tall (1.8 meter) lighted snowflake for the roof of this building, so look for holiday decorations on this building very soon! As you can see, the snowflake and any other decorations on the roof should be clearly visible from the expressway. I wish I could visit and see this.

Inmar Adds 400 Jobs in 3 Months and Acquires Another Company:
Inmar is buying Bay Area tech company EXP, to expand further into pharmaceuticals/health care. There are very few details at this time, but this should bring more jobs to downtown's IQ District. Inmar has added 400 new tech jobs in the past three months! The CEO expects to hire more people and see more transfers to their new downtown Winston-Salem headquarters in 2015. How long before Inmar needs more space? Did you know: A third of the country's pharmaceutical scripts run through Inmar's cloud-computing system.

1901 Arcade Building (Fourth & Trade - Retail):
We haven't seen an update on this retail development in a long time! This is the restoration of a building built in 1901! Yes, this building is 113 years old! The restoration should be completed very soon and the retail tenant should open this month. I love this interior! This space will become a contemporary furniture store, home accessories, a beer & wine bar, a live music venue, gift store, jewelry store, art & frame store, and a photography gallery. Maybe more, but that was in the developer's original press release.

This update is from several months of photographs, so you will see photographs showing the building as starting construction and near completion. I didn't think to check for this one until today.

Winston-Salem filmmakers Alexis Stephens and Christian Parsons are starting the Tiny House expedition. They want everyone in Winston-Salem to think big and build small. Old Salem Wins Chocolate Grant:
Mars Chocolate North America awarded a grant to Old Salem Museum and Gardens to study the history of chocolate in Colonial Winston-Salem. Winners were acknowledged at a banquet presented by the Colonial Chocolate Society at Thomas Jefferson's Monticello. Harold Schmitz, chief science officer for Mars Inc., said "At Mars, we encourage the ongoing study of the unique role chocolate has played in our heritage and how it will impact our future. This year's grant winners exemplify that cause and are paving the way for more historic site visitors to touch, taste, see and smell chocolate's rich history firsthand."

Its bittersweet news...mostly sweet. This is the last major factory conversion left for the IQ. We all hope this means new construction will soon follow! This will benefit the surrounding residential, soon to come retail, Kimpton and whomever is considering building in the Central District.

I'm wondering if this is the reason why Bailey Park is left unfinished. Will the southern grass lot be used for materials and trailers that could soon be needed for the Power Plant as well? Will this be used for parking for the students, teachers and shoppers? Or did the IQ just ran out of money?

They already started work on it in October, but waited until today to have a press conference. You can see the windows and pipes removed in the current photographs. I guess Bailey Power Plant will be the last major vacant building in the core to be converted?

Keranetics Expands Downtown:
Keranetics has just relocated to a larger office in downtown's IQ District. The expansion of a biotech company's headquarters brought the state's commerce secretary to downtown. They are doubling in size with their new lease at 200 E. Second Street.

It appears as if the parking deck for the new IQ District developments will be located at Patterson and Fifth? There was talk of using apartments to hide the parking deck and make this a more urban development. Apartments at this location would have a dramatic view of Bailey Park @ East End! Right now, we are waiting on the official announcement.

50 West Fourth Apartments & Retail:
This is a view from the first floor of the Pepper Building construction site, looking at both 50 West Fourth's construction site across the street and Kimpton Hotel's high-rise construction project! Three adaptive reuse construction projects in one photograph! 50 West Fourth Street will have 58 apartments and a restaurant space. The smallest and cheapest apartment in 50 West Fourth is a 395 square foot unit priced at $2.27 a square foot. There are two and three bedroom units for young families too! Salem College Apartments:
It appears as if the building now has 95 apartments? Construction will be completed in August 2015. It's not the most exciting design, but should bring more college students into downtown and that is always good! Salem College expects to double their enrollment. Salem College was among the first 15 colleges & universities in the United States and is the oldest college or university in North Carolina. Salem College was also the first college or university for women in the United States in the 1700s. Very progressive!

Salem College is finally launching the fundraising campaign to build their science and mathematics campus in the South District of downtown's Innovation Quarter (IQ District). Salem College will take about half of the South District's land for this campus. The school has already raised nearly half of the money needed during the quiet phase of the campaign.

“This is the moment for Salem to take the lead in providing students with the best possible education in the sciences and in mathematics. Many of our young women are the next generation of scientific researchers, inventors, and doctors, and we must provide them with state-of-the-art facilities at this critical stage in their education,” says President D. E. Lorraine Sterritt, adding that women are underrepresented in the sciences and in mathematics. There is also talk of supporting faculty research and supporting the university's enrollment growth. Salem College's campus and enrollment are both expected to double in size with these new construction projects.

The 14-storey corporate headquarters of the law firm Womble Carlyle Sandridge & Rice was certified Gold by the U.S. Green Building Council.

Downtown Medical School:
Still breaking-out the glass block windows and also removing exhaust pipes. It appears as if they are also removing the spandrels on the front of the building? Could the Wake Forest University School of Medicine Building have floor-to-ceiling glass? I guess we will see? This building is expected to bring 2,000 students/faculty/employees to downtown and will also include a medical library that is open late and retail spaces. It is a $100 million adaptive reuse project.

This massive mixed-use project has increased significantly in size! The Hong Kong Aircraft Engineering Co., Interiors Campus, near Winston-Salem's Union Cross area, is about to expand by 500,000 square feet and expects to hire hundreds of people next year. Their current building is nearly full! Plans for this project include adding retail and residential in addition to the 500,000 square foot building Hong Kong Aircraft Engineering Co., has announced.

Wake Forest School of Medicine:
The downtown medical school appears to have removed all the windows on the east side and is demolishing the service entrances on the west side where the courtyard is proposed. The downtown medical school is an adaptive reuse project, converting a 1923 industrial building in downtown's IQ District into university classrooms.

Pepper Building Apartments & Retail:
Typical Winston-Salem. Workers are currently demolishing the interior and the city's local artists are trying to create a community art display in the storefront windows. If you would like to see a paper snowflake you made in the Pepper Building's storefront windows, take your snowflake to the Milton Rhodes Center for the Arts. Even with construction workers inside, Winston-Salem's artists and hipsters still want to use this as an art gallery.

This is a must visit, if you have an apartment or condo downtown. I haven't seen any photographs of the bar or art spaces, so maybe those are still under renovation? If someone has the time, please visit this building at Fourth and Trade streets and let us know.

Hatch is Expanding in Winston Tower:
Software/technology company Hatch has added jobs to support their "extensive growth" due to increased demand for their software and technology. The company is growing by 30% and will lease more space in Winston Tower as well as reconfigure their existing space in the 30-storey skyscraper. Some employees will be temporarily moved to the 14th floor, due to the space reconfiguration.

The tech companies in downtown Winston-Salem are always hiring. If you're thinking of moving to Winston-Salem and you're looking for a job: Hatch is a dog friendly workplace and yes, you read this correctly... Hatch is located in a skyscraper! If you're not a web developer/tech worker, they do have jobs for other positions, like marketing, sales director, or VP of Operations.

The Village Lofts: Built! :tup:
These micro apartments are now completed in the Arts District and are leasing for around $2 a square foot. It appears as if the bedroom is upstairs and everything else is in one room downstairs? If you're interested in leasing, call: (980) 224-3227 You can also schedule a tour at info@tejrentals.com I see a lot of interest in these units and they will fill this building fast, so talk to them now if you're interested! Apartment vacancy in downtown Winston-Salem is only 2.8%! I've seen buildings like this almost fully leased in just the first weekend they are available.

Mast General Store is a separate construction project on the ground floor. It is still under construction and we will continue to follow it.

Hilltop House South:
The Modular Building Institute selected the recently completed Hilltop House South apartments as the Modular Building of the Month for December 2014. According to the development company "In the middle of downtown, workspace was at a minimum and the smallest amount disturbance to the surroundings was also important for neighboring businesses and homes." It appears as if it took only 7 months to build this building?

Hilltop House South also won the 2014 NAHB Award for Modular Multi-Family Home Design, and was featured in the November 2014 issue of North Carolina Construction News.

So many of the new apartments and buildings in downtown Winston-Salem are winning awards, appearing in publications, and receiving national recognitions. Even the buildings showcase Winston-Salem as the City of Arts & Innovation.

Salem College Apartments:
I found a video of the groundbreaking ceremonies. I love this location! Again, only one block separates Salem College's new apartment building from the city's tallest skyscraper. Awesome downtown location for a residence hall and it should help bring more students into the heart of downtown.

:star: Autopsy Center: New to this Thread! :tup:
The N.C. Office of the Chief Medical Examiner has recommended building an autopsy center to serve the Triad and Northwest North Carolina in Winston-Salem. The center would serve 25 counties in and around Winston-Salem/Forsyth County and receive nearly $2 million a year for operational costs. It will also provide training and supervision for pathology residents on their rotations at the Wake Forest University School of Medicine, which is moving downtown. There is a good chance this could be built downtown, in the IQ District? We'll see if this project is worth following as more details emerge.

USA Cycling Masters Road National Championships
Winston-Salem's love for "sport cycling" has brought the 2016 and 2017 USA Cycling Masters Road National Championships to downtown Winston-Salem and the Yadkin River Valley. The championships are expected to bring nearly 1,000 riders to Winston-Salem each year. This is a summer event and is in addition to the Winston-Salem Cycling Classic, held during the spring each year. This should be around the time the Olympic Cycling Center and Bicycle Super Highway open?

Winston-Salem made the top 25 list of best cities for people under 35, by vocativ. They ranked transportation, the price of weed, tech jobs, size of the LGBT community, music festivals, diversity, median age, sports, weather, food, and more. What did they have to say about Winston-Salem? I'll share a couple of quotes: "the medical and technology fields are booming in Winston-Salem" "You can grab a bite and hit the town on 4th Street, head to Krankies Coffee for a concert, see an indie flick at A/perture Cinema or check out the arts district downtown." New York City was #1 on the list. For our forum members from other cities reading this: The top 10 included San Francisco, Denver, Austin, Seattle, Madison, Portland, etc.,. Winston-Salem was #22 on the list and the only North Carolina city in the top 25.

Many of these developments are surprising me. Initially, I wasnt too excited about 4th and Trade and the Village Lofts. I thought they would be average apts and just an average everyday store much like the previous tenant. I was so wrong! Both look great and bring something new to downtown. I'm assuming that loft ladder leads to the bedroom? very cool...and so are the high windows. Style wise, 4th and Trade looks like a local version of "Mast."

I hope they still plan on adding a courtyard and public art facing 5th to go along with the Village apts.

Thank you. I sometimes question if anyone is reading this. :D I also want to thank those who provide photographs and renderings. This is posted by an outsider (someone not in Winston-Salem) from an outsider's perspective for other outsiders; which explains the heavy use of imagery and also a section at the end of the post to show what the city is like, for those who aren't familiar with it.

I'll be in suburban Chicago later this week to visit family. Nearly all of my mom's side of the family lives there. For this reason, I may not have an update for next week? I will continue to keep-up with what is happening in Winston-Salem and would like to provide some type of update, but if not, you know why.

Fourth and Trade is a local downtown version of Kirklands, if you're familiar with that store. Mast General Store will be completely different from Fourth and Trade. It's great to have both of those stores just a block apart in downtown.

Cherry Street Hotel:
Tenants have vacated the buildings at Cherry & Third streets for the new hotel. They had to move-out by December 12. Could we see demolition start soon for this exciting new hotel project? I would like to see renderings and know what the hotel flag will be. This could add a nice mid-rise building to this part of downtown's Financial District? If you're looking for the regional opera company (largest tenant at this address), they moved three or four blocks west, to the Theatre District area.

rmhpmi posted several updates at WSTB and I found a few extra by accidentally clicking on one. I hope he doesn't mind if I repost these. The building with the faded yellow paint and green glass block windows, being renovated by Whiting-Turner Contracting Company in the background, is the Wake Forest University downtown medical school at Vine & Fifth streets. East Carolina University:
Yes, ECU in our Northwest North Carolina thread! They have completed their regional branch of the School of Dental Medicine Campus, on the southern end of Winston-Salem's metro area, and they endowed it. Eddie Smith Jr., CEO of Grady-White Boats, created the endowment to honor his father, a native of the Winston-Salem Metro Area.

1775 T. Bagge Merchant Building Renovation: Built! :tup:
The lower level of this nearly 240 year old building is now renovated for a new restaurant! It's called The Harpsichord Eatery. The retail business on the upper floor is still operating as usual. This restaurant is located just a few blocks south of downtown's tallest building.

For this update, we have a zoomed-in view of just the second tower. The first tower is almost completed, so there isn't much to follow on it. It appears as if they are now installing the windows on the second of the twin towers and the building has no exposed framing. If you look closely, you'll see it's snowing in the photograph.

The "5" Royales in the Rock and Roll Hall of Fame:
The Rock and Roll Hall of Fame announced Winston-Salem's "5" Royales will be inducted into The Hall on April 18, 2015. The "5" Royales' "Winston-Salem Sound" influenced Eric Clapton and Jimi Hendrix. James Brown also patterned his band after them. Steve Cropper, legendary guitar player for Booker T. and the M.G.s, who co-wrote “(Sittin’ on) the Dock of the Bay" and “In the Midnight Hour" called Lowman Pauling one of his biggest influences. "With their soaring vocals, haunting melodies and Darryl Pauling’s staccato guitar bursts, the Royales created a signature sound that helped lay the groundwork for rock and roll, fusing together gospel, doo-wop and jump blues." Cultural historian Peter Guralnic, who has written acclaimed books on Elvis Presley, Sam Cooke and the roots of R&B and soul music, said the Royales’ music stands on its own, with or without validation from the Hall.

I love the lobby of the Nissen Apartment Building (below). It's such an awesome building. At 20-storeys, it was North Carolina's tallest building when it opened in 1926. The Nissen Building was restored by HRI a few years ago.

:star: Lennar Multifamily Investors: New to this Thread! :tup:
It appears as if apartment developer Lennar Multifamily Investors, a division of Miami-based Lennar Corp., is the developer for a site fronting Fourth Street in the West End Village District of downtown Winston-Salem. They are also now the developer for another site at Holly Avenue and Broad streets in downtown's West End Village District. Lennar has 4 acres in downtown Winston-Salem to develop and Lennar has completed soil testing on the Fourth Street site. So what does Lennar "Multifamily" Investors have planned for these sites? This company has enough land to build 3 apartment buildings or maybe one average sized building and one massive two-block long building, so they must really love downtown Winston-Salem. They appear to have developments in several major cities, but all of their buildings look different. They have two national brands: Tapestry and Crest. They also have uniquely named buildings as well. I see some retail in their downtown buildings, including a grocery store in their Seattle apartment building, so there is a good chance they will add retail spaces to the Fourth Street restaurant and retail row. It is worth noting Fowler would like a grocery store on the Fourth Street site and Whole Foods was looking in this part of downtown before the recession. I guess we will see what they are proposing in the new year? I haven't seen any renderings or a site plan, so all I can do is guess at what could happen.

BB&T Financial Center:
Winston-Salem's third tallest skyscraper sold for $250 a square foot. According to Real Capital Analytics: The deal is the highest amount paid for an office building in the Southeast in 2014. WOW! :eek: BB&T's headquarters building was built in 1987. Ty Rhame said "Being part of BB&T and Winston-Salem is a winning combination.”

Salem College Apartments:
Frank L. Blum Construction was kind enough to share an elevation drawing and floor plans. These renderings are different from what we viewed a few weeks ago. I like the new design more, so I'm very pleased with this change! This building is designed to fit-in with the neighborhood's Victorian rowhouses, designed by well-known Mid-Atlantic architect Charles L. Carson! The development team Carson was a part of had plans to fill this neighborhood with Second Empire and Queen Anne rowhouses in the 1880s and 1890s. It is awesome to see Salem College build their new building to match what remains of Carson's beautiful Victorian structures!

National Center for Design Innovation:
Since construction began, we really haven't seen many updates in this thread for this IQ District project. There was an update last month, but I didn't know about it until several weeks later. Right now, construction is almost complete! It will open sometime in the next two or three months.

500 West Fifth Street:
A company has recently (around two weeks ago?) completed due diligence on the 21-storey 500 West Fifth Street Building. This likely tells us a major announcement is coming soon? I'm excited to see who the developer is and what their plans are! Yes, it will likely become apartments and retail. :D If it does become apartments and retail, this will become Winston-Salem's tallest residential tower at 21-storeys and 330 feet tall (101 meters tall)!

Civic Plaza / Merschel Plaza:
We finally have an update on this project! Mayor Joines has said he is an advocate for constructing underground parking below this proposed park. He also said it's an important project that must be built as soon as possible, which is great to hear! They are waiting to see the Pepper Building's final plans, before moving forward with the park. The Pepper Building is currently in the interior demolition phase.

:star: Whitaker Park Adaptive Reuse: New to This Thread! :tup:
The 1.7 million square foot Whitaker Park Complex is Winston-Salem's next adaptive reuse project! There aren't many details at this time, but it is exciting to see this news and economic development officials are involved, which has many of us asking if a major employer is interested in this building? They seem to need at least part of it now? The mayor is also saying this project will bring possibly up to 15,000 new jobs to the city? This is expected to become a massive mixed-use project. The Urban Land Institute has already completed the study of how to move forward with this project. Yes, it will include retail and residential too. I think this is expected to fill with biotech companies? Several of the buildings are already labs and technology centers.

Whitaker Park was designed in 1958 by Odell Associates and was an awesome example of Mid-Century Modernism. It cost $32 million to build ($254 million in today's dollars). Visitors remember it for the museum, which was a big tourist attraction for decades. Many locals remember it best for the massive animated fountains. ...of course I have photographs of this!

Kimpton Hotel & Apartments:
We have another update on the Kimpton Hotel; this time from the General Contractor. The upscale hotel and restaurant will open in September 2015. The luxury apartments will open in June 2016. The apartments "could" rent for around $1,500 a month? The apartment rent could change between now and then.

This is the same developer and the same architects working on Pittsburgh's Hotel Monaco. Pittsburgh's Strada Architects is doing most of the design work. Several articles in trade publications have said this would be a Hotel Monaco too, likely due to this team's past projects. However, Kimpton Hotels & Restaurants has declined to share the name with us, leading us (Winston-Salem development followers) to believe it may have its own unique brand? This is why I stopped calling it Monaco and now call it just Kimpton Hotel & Apartments. The design they selected for the rooms has a Hotel Palomar appearance, so if they go with one of their two signature brand names, it will likely be the more upper-end Palomar brand? Palomar is Kimpton's flagship brand (designed to compete with the Four Seasons, according to Kimpton) and, if that is their choice, it was likely selected due to the gold, silver, marble and famous architecture firm and interior designer of the original building. Palomars also have luxury apartments or condos with hotel amenities on their upper floors. I still want to see a unique name though and avoid the Monaco and Palomar chain brands.

Pepper Building Apartments & Retail:
Are you ready to visit something in the Pepper Building? I know I am! Chelsee's Coffee Shop will open on the ground floor of the Pepper Building in mid-February. Yes, the middle of next month! I also have an update direct from developer Mike Coe himself! According to Mike Coe, the Pepper Building will have Chelsee's Coffee Shop, Cowboy Brazilian Steakhouse, The Sir Winston will return as a Speakeasy / Jazz Club, and 53 apartments on the upper floors, with a gym and a dry & wet sauna! Have they restored the ground-level to the point they can open the restaurant and music club tenants? Wow! Someone please photograph the storefront level for us. I know they cleared that part of the building early. Mike Coe also loves to name things after himself. It appears as if he will name the apartments after himself, as the Coe-Pepper Apartments in the Pepper Building. As long as the building's name remains the Pepper Building, I won't complain. I don't think you could change the name of the Pepper Building. Even if you did, people would continue to call it the Pepper Building, as they have since the 1930s.

Home Prices Increase:
According to CoreLogic, the increase in home prices in Winston-Salem is second only to Raleigh in the state. Winston-Salem is becoming a more expensive city to buy a house in. The Winston-Salem Regional Association of Realtors reports home prices are up around 21%, as the city's popularity as a great place to live continues to grow.

Bailey Power Plant:
According to U.S. Bank, BioMed Realty and their subsidiaries must complete the power plant entertainment center project by December 2016. I think we should see construction updates on this project by the Spring?

I'm actually very excited about the Boardwalk, which will be elevated above an outdoor market and a skate park in the summer and an ice skating rink in the winter. It sounds awesome!

Hong Kong Aircraft Engineering Co. Interiors Division:
HAECO Americas will close their Los Angeles-based Brice Manufacturing division and merge those operations into their Winston-Salem area facility. 61 employees will receive transfer offers to move to the Winston-Salem area from California. Maybe this will help accelerate the massive mixed-use expansion HAECO Americas has planned? It's a project that could dramatically transform Winston-Salem's Union Cross area. HAECO Americas expects the number of jobs at their Winston-Salem area facility to double very soon!

Herbalife Building:
I thought this was already built, but according to news reports, the official grand opening is January 16. The 800,000 square foot building houses "part" of the headquarters operations, which relocated to Winston-Salem from Los Angeles; International logistics; and research labs. Next week, I can officially show this as built and maybe we will have additional images of the completed $100 million adaptive reuse project!

Piedmont Triad Partnership:
The Piedmont Triad Partnership is now led by Winston-Salem's very own Stan Kelly. Mr. Kelly has worked hard over the years to make Winston-Salem a great place to live. One project he plans to help with is the Whitaker Park Adaptive Reuse Project (see paragraph on it above). I'm sure he will also have a major impact on downtown's IQ District.

I think construction is finally completed on this library, which houses one of the world's top three largest film collections, along with other art related library offerings. Transportation Infrastructure:

Rail Transit Update:
As Winston-Salem begins funding the $18 million hub of its proposed rail transit system, this quote appears: Assistant City Manager Greg Turner said. "What we would like to see is commuter rail, inter-city rail and high-speed rail." He also talked about the city anticipating the streetcar. There was discussion on changes (Republicans) at the state and federal level and the city expects this to delay funding for all rail projects statewide, but these projects in Winston-Salem are all still moving forward. The city wants a federal grant to help with the next step of the streetcar project and that is delaying it right now. It's interesting to see Winston-Salem wanting a complete rail transit system. Not just Streetcars, but Commuter Rail and HSR too! We should have a lot of great transportation projects to follow in this thread in the near future. We've already seen renderings of the Commuter Rail project a few weeks ago and the streetcars are nearing their final steps before construction begins.

Fox Sports Announcer Moves to Winston-Salem:
Be sure to welcome Fox Sports announcer Mike Joy to Winston-Salem. He recently bought a nearly $2 million home in Winston-Salem's wine country, near Medaloni Cellars Vineyards, just a short distance from the Yadkin River. He is moving to Winston-Salem from the Lake Norman area. People from across the state are attracted to the beauty of Winston-Salem's Yadkin Valley Wine Country. It will be interesting to see if he starts his own vineyard and bottles wine. That is the best part of Forsyth County for a vineyard.

We are seeing more and more people from TV moving to Winston-Salem. At least three in the past six months. It wasn't too long ago that we welcomed MSNBC's Melissa Harris-Perry to Winston-Salem's historic Washington Park Neighborhood.

Good Food Awards:
Downtown Winston-Salem's Black Mountain Chocolate won the 2015 Good Food Award for best Chocolate. Congratulations! Be sure to visit Black Mountain Chocolate on North Trade Street. You can actually see the products being made there too, in their visible factory.

This hotel, on the 800 block of Main Street, was on the cover of Better Homes and Gardens, in Southern Living Magazine, and on a number of history and decorating TV shows. It was built as a hotel in 1844 and has operated as a hotel since that time. Is this the oldest continuously operating hotel in Winston-Salem?

Awesome update! It'll be interesting to see what happens with the old Reynolds plant. I read somewhere that there may be some road updating/adjusting to make for easier access to I-74/US 52 and the northern beltway under construction.

Always nice to see new projects break ground and I'm sure many will shed a tear when the Pepper Building is alive again. That's a day everyone is waiting to see. I hope the Artivity Park can attract more residential and more galleries. The Arts District can use a few more. Thanks you for the weekly updates.

Baity Street Mixed-Use;

The city released an early rendering of what could become of land near LJVM Coliseum and BB&T Field. This rendering is a part of an updated North Central Area Plan that the city plans to adopt next month.

I remember visiting and taking photographs of the Foothills Downtown Brewery construction site, around 10 years ago. It would be interesting to find them. I will admit to forgetting to check for updates at their latest construction site. There is so much to follow right now and that is good thing!

I may have to add the "Wake Forest University Mixed-use Entertainment Complex" to our list of projects?

Wait... is this building still under construction? Was it labeled as "Built" too soon? Maybe so? I saw Fourth and Trade home furnishings store as open and wrongly guessed the entire building was completed. This would explain why we didn't have images of the other floors or bar or other arts related attractions.

I wish the building owner would hire Wilson-Covington to replace the cornice with a more accurate replica. The cornice added to this building a few years ago doesn't look right and should be replaced with something accurate, while they have a great restoration contractor working on the building. Wilson-Covington can do it right!

Union Station Transportation Hub:
This project should begin construction this week, so I will move it to the construction list! It appears as if the project will have a restaurant, train/transportation museum, local bus waiting area & ticket windows, regional transit authority ticket windows and waiting area, and will be designed for future Amtrack rail service. This is expected to be a full restoration to the original appearance. The lower two floors will be used as offices. Originally, the first floor was a mail floor and the second floor was offices for the four railroads that built Union Station. The third floor is the original ticket window and waiting area. The architect said the restoration plans are designed to add a building to the west of Union Station. In past renderings, this new building was shown as a new highrise condo tower with retail (TOD). I guess we will see what happens there? Winston-Salem is serious about having residential, retail, and office space developed around its transit stations/stops.

Union Station was designed by Fellheimer and Wagner in the Beaux-Arts style. When it was built, in 1926, it was the largest train station in the state for the state's largest and richest city. I think it's still the state's tallest train station? The restoration of this building will likely attract many train lovers to Winston-Salem to photograph it. That would be good news for this thread!

This adaptive reuse of a 1916 industrial complex is now completed! It contains nearly 250 apartments and around 10,000 square feet of retail space. Philadelphia-based Pennrose worked with former NFL player (Detroit Lions) Chris Harrison to build what has to be the best apartments in downtown Winston-Salem. The university's downtown medical school has made great progress in its adaptive reuse project! Did You Know: The building was originally constructed in 1923 and was expanded in 1928. It did have an older 5-storey building in the center (guessing from around 1890-1910?), but that building was demolished around 1979 or 1980?

This $100 million adaptive reuse of an 800,000 square foot building is now completed. Below is a look at scientists in Herbalife's new Winston-Salem building. They selected Winston-Salem due to how welcoming the city and its business community are. They also like how much easier it is to work with Winston-Salem, compared to other cities. :star: (MESDA) Museum of Early Southern Decorative Arts Renovation: New to This Thread!
This Winston-Salem museum is currently undergoing an extensive renovation that will be completed by October. The museum will also expand with this renovation, adding a new master works gallery and other gallery spaces. I think this is worth adding to our list and following, since MESDA is a major nationally-known (in the decorative arts world) museum, frequently featured in national magazine articles, with a nationally respected collection it rotates and lends to other museums. This museum also has architectural antiques from the 1700s. They contacted the leading experts and spent 6-7 years researching how the renovate this museum, from period accurate paint to the best exhibit lighting. The Metropolitan Museum of Art also consulted on this museum renovation.

The museum's walls are actual walls from 200+ year old houses from around the southeast. You couldn't build a museum like this today.

These 200+ year old rooms were saved from demolition in the post-WWII "urban renewal" South. There are rooms from houses in 7 different states. I think most of the rooms are from North Carolina? So, don't scream in horror at this. This museum actually saved part of this region's history from the landfill! The museum houses the work of 127 different artistic trades, from the typical paintings you would see in a museum to silver, ceramics, furniture, textiles/fiber arts, and much more. You will find work from North Carolina, South Carolina, Maryland, Virginia, Georgia, Tennessee, and Kentucky artists. Part of what makes this museum unique in the South are these rooms taken from demolished or renovated colonial homes in the region. The works aren't displayed in glass cases. The works are displayed in actual historic rooms, from their home state, in the museum! Yes, it is open during the renovation, so be sure to visit!

Herbalife Building:
Yes, it was completed a week or two ago, but I found another great photograph of the completed building to share! This is being called an Innovation Center by Herbalife, which fits with the city's Arts & Innovation slogan. It was a $130 million adaptive reuse project.

Mullen Advertising Agency Adding Accounts and Jobs:
Mullen is moving accounts from Pittsburgh to downtown Winston-Salem, as they close their Pittsburgh office. They are also inviting employees working on those accounts to relocate to Winston-Salem.

120 West Third Building:
The State could bring administrative jobs to this downtown building, while the county discusses what to do with the building. If approved, the State would sign a short term lease for the office space and the lease could be terminated, if Forsyth County decided to move forward with a development offer. Developers are already contacting the county about buying the building, which was built for Winston-Salem Savings and Loan Association. The building is outdated, expensive to maintain, and is located across the street from a proposed park with underground parking, set to start construction later this year. It's also surrounded by apartments, condos, restaurants, and a proposed hotel. This is a very attractive location for a new office or residential development that could bring much higher tax revenue to the County.

Reynolda House Indoor Pool Restoration:
We haven't seen an update on this in a while. This project isn't officially on our main page construction list, but I've posted on it every time I've found an update. The house was designed in 1912 by famed Philadelphia architect Charles Barton Keen (1868-1931), who would later relocate from Philadelphia to downtown Winston-Salem (8 W. Third Building), due to the large number of projects here and the central location between projects in the Northeast and Florida. Charles Barton Keen designed homes for many of Philadelphia's wealthiest families along the Philadelphia Main Line. Northeast forum members who are fans of Keen's work should visit Winston-Salem. He planned neighborhoods in Winston-Salem like West Highlands and Buena Vista and designed everything from performing arts centers to mansions to shopping centers to churches to hospitals to art galleries to schools in Winston-Salem.

Neurology Center ICU Expansion:
Construction has started on this project's first phase. The first phase will move the Neurology ICU to Ardmore Tower and double its size. Frank L. Blum Construction is the General Contractor and construction should be completed by this fall. This is only a quarter of the work planned, so this should be a big project to follow.

U.S. Olympic Cycling Center:
The USOC is currently in discussions with the developer of this project and it is now moving forward. This adaptive reuse project is fully financed. It likely won't officially be named a USOC Center until it's completed, inspected, and can be fully approved as a finished project. Then developers can install the massive "five rings" Olympic logo on the downtown building's facade. The building will have apartments, allowing U.S. Olympic cyclists and coaches to live downtown at the Cycling Center. USA Cycling will select those cyclists for the apartments. The building will also include indoor training equipment and a sports nutrition program. As you can see in the renderings (previous post), it does include a two-storey "Health Food" grocery store with cafe, that is open to downtown residents. I'm excited to see what this grocery store is. The cyclists who will train in this building are road cyclists, mountain bikers, and cyclocross. Very exciting! I think I also read anyone can use the training center? It's also exciting to have bike routes, around the city, that Team USA will use to train! I may have to bring my bike on my next visit!

Movable Literature Feast:
Did you know downtown Winston-Salem has events allowing you meet authors from across the country? One of these events for book lovers was Sunday at downtown's Biotech Place Building. You could meet a different author every 10 minutes, as the 21 authors move to different tables during the event. Each table had 8 book lovers waiting to meet a new author. It was a chance for authors to introduce their work and for readers to discover new material. Jamie Southern said “Our mission is to connect readers with writers, so we like this because it’s more intimate where the attendees get to actually talk to the authors and learn more about them and learn more about their writing.” Every 10 minutes, the author shares a brief synopsis of his or her book with a new set of people and answers questions.

Winston-Salem's Pop Festival:
You know "Festival Season" is almost here, when you see these posts! Winston-Salem's annual free "Pop Festival" will be held March 27, 28, and 29 on downtown stages and at downtown music clubs. Hear everything from Folk to R&B and Hip-Hop. Yes, I said FREE! If you attend any after parties, they cost money, but the concerts are free! The festival will feature 50 local and national acts. We should know what bands are performing, as spring festival season nears. They will also have a mobile app. This festival is organized and operated by people aged 21-22 years old, so expect to hear younger music acts.

Camel City Elite:
See the fastest college track stars and several Olympians at the Camel City Elite Track Meet on January 30-31. There are Olympic record holders in this event! Craig Longhurst said "The quality of the field makes it one of best indoor meets on the east coast." Some of the athletes at this event are currently ranked among the top 5 best in the world! They are expecting records to be broken in Winston-Salem!

The building above was completed in 1849! Yes, it is 166 years old and has 29 apartments. When it was new, the building was used as a retail store, with two floors of residences. Talbot Hamlin, an expert on American Greek Revival architecture, said: It is one of the most original Greek Revival structures in the nation! It is seen as an important example of the style. In addition to this building, Belo also owned an iron works and started a railroad company. All of the building's iron work, including the hitching posts and the large cast iron animals on the steps, were cast in Belo's iron works. Interesting Fact for Texans: The house the Dallas Bar Association is located in was based on the design of this building.

Kimpton Hotel & Apartments:
According to the TBJ, the latest the hotel could open is December. We've seen a quote from the general contractor in another newspaper that said it could open in September at the earliest. The architect will submit plans for the luxury apartments with hotel amenities sometime this month.

Our first look at this property. This was the former Security Life & Trust Company Headquarters, built in 1951. This building will likely be reclad as part of an adaptive reuse project, but we are still waiting on the official announcement to know what the exact plans are.

Carolina Investment Properties is working with Winston-Salem Business Inc., to prepare a site in Winston-Salem's Alliance Science & Technology Park to attract another major employer to the city. It is possible to build a nearly 1 million square foot building on this site. This site is State Certified and certified by Duke Energy's Site Readiness Program. It is located at Interstate 74, near Herbalife, Caterpillar, Ralph Lauren, and Hong Kong Aircraft Engineering Co., just to name a few of the site's neighbors. It's also near Interstate 40 (I-40 and I-74 intersect in this area). Carolina Investment Properties will grade the site soon, so it will be ready-to-go for a major employer in a high-tech, high-innovation sector. This area has developed into a major employment corridor for Winston-Salem in the past ten years. It includes several internationally known companies and a few headquarters. Many of these buildings are 800,000 to 1.2 million square feet in size too! The location is very attractive, since it is at the exact center of the famed Piedmont Urban Crescent Megalopolis and the exact center of the Triad region.

This 115,000 square foot downtown office building for research and technology companies, with ground floor retail, should be hydro-blasted very soon. Call Will Partin at (336) 713-1336 if you're interested in leasing. Tenant move-in (completion) is scheduled for Summer 2016.

Film Production Design Center:
Architect Deborah Berke & Partners' new film production building is expected to open in about two weeks. Something I didn't know: The building's facade is designed to create different film shooting backgrounds.

ARTivity on the Green:
According to AFAS Group, the park's changing mural wall is almost ready for paint. The architects (STITCH Design Shop) are calling the smokestack water feature "The Tower Cloud" and spoke as if it could be installed possibly this week or next week! I really want to see that.

The VA project will be completed in December 2015. Another medical-related tenant has leased a proposed building next to the hospital.

Did you know: Cycling is the number one sports attraction for Winston-Salem, according to area hotels and the TDA. 31% of the hotel rooms booked in Winston-Salem by sports fans are booked by people visiting for cycling related events. This is why Winston-Salem hosts major USA Cycling events and is building a U.S. Olympic Training Facility for cyclists.
