AUSTIN - 1st LEEDs Platinum certification for Mixed Use Tower
AUSTIN, Texas--(BUSINESS WIRE)--Austin-based Stratus Properties (NASDAQ: STRS - News) is partnering with the Canyon-Johnson Urban Fund to provide the equity for Block 21, a $250 million mixed-use development in downtown Austin. The project includes a 250-room W Hotel® and 200 residential condominiums, a new home for the world-renowned Austin City Limits television studio, as well as a 2,200 seat live music venue, the Austin Children's Museum Dell Discovery Center, retail space, restaurants and an open-air public plaza.

The Canyon-Johnson/Stratus partnership also plans to make Block 21 a model for environmentally sustainable design. The project is expected to secure the U.S. Green Building Council's LEED Platinum certification, putting it among the first mixed-use developments built to this extraordinary environmental standard anywhere in the world.

Folk icon Willie Nelson and nephew Freddy Fletcher are partners in the music venue. In 1974, Nelson taped the pilot performance for Austin City Limits, paving the way for this longstanding innovative music program that is now a staple of the Public Broadcasting Service. "Our family has long ties to KLRU and Austin City Limits and we are proud to be involved in this project," Fletcher said.

The planned 35-story structure features the W Hotel® on the lower floors and 200 residential condominiums on the upper floors. The first four floors will contain lobby areas for the hotel and residences, retail space with street frontage, a spa, swimming pool and pool terrace. Condominium owners will enjoy unprecedented access to five-star W Hotel® amenities such as concierge services, valet parking, room and housekeeping services, and in-home spa services.

Construction of the project is scheduled to commence in September 2007, with pre-sales for the condominiums beginning in June 2007. The transaction is subject to the execution of definitive agreements.

That's awesome that they are going for the Platinum certification. I'm actually surprised I haven’t heard more about sustainable design with Austin. There is so much new construction going on and planned for the city, and its already well know as a city dedicated to wise urban and environmental planning. I wonder if any of the new high-rises like The Austonian or the Peli one (whatever its called, 5th and Congress or something) are incorporating sustainable design... :rolleyes:

Congratulations to Austin. That's got to be a very tough achievement.
Our conservancy in Pittsburgh saves 40% energy and only got certified silver.
We have a green 24-story mixed use in progress by PNC.

Green Mixed-Use Project with Musical Component Breaks Ground in Austin

Austin, Texas—Stratus Properties and the Canyon-Johnson Urban Fund recently celebrated the groundbreaking of its Block 21, a 35-story, $260-million mixed-use development in downtown Austin’s 2nd Street District. The complex is being built to the platinum standards of the U.S. Green Building Council’s (USGBC) LEED (Leadership in Energy and Environmental Design) program.

The community will feature the W Hotel & Residences, which will consist of 196 luxury condominiums and 250 hotel units. Block 21 will also include a state-of-the-art spa, a signature restaurant, 47,000 square feet of retail space, and a 2,200-seat theater to be managed by Live Nation. The music venue will be home to KLRU-TV’s famous televised concert series Austin City Limits. Block 21 should be completed in 2010.

The groundbreaking was timed to coincide with the KLRU-TV Block Party fundraising gala, which benefits the station that produces Austin City Limits. Stratus Properties hosted pre- and post-party cocktail and dessert events in the W Austin Hotel & Residences sales center, also recently opened.

Block 21 has been designed by Austin-based Andersson Wise Architects; interiors consultant Holden & Dupuy, based in New Orleans; Seattle’s Olson Sundberg Kundig Allen, public space and interiors designer; venue designer Rios Clementi Hale Studios of Los Angeles; Dallas-based BOKA Powell, project coordinator and production planning; and Austin-based landscape architecture firm Gardens.

One-, two- and three-bedroom condos at Block 21 will range in size from 643 to 3,183 square feet. They will feature limestone, marble and European wide-plank wood floors; floor-to-ceiling windows; Bulthaup cabinetry; Miele appliances; Vola and Grohe faucets; Philippe Starck-designed Duravit bathtubs; and black honed slate, honed granite or Carrera marble countertops.

The groundbreaking ceremony was attended by Austin Mayor Will Wynn; basketball star and Canyon-Johnson Urban Fund partner Earvin “Magic” Johnson; University of Texas football coach Darrell Royal; lead design architect, Athur W. Andersson of Andersson Wise Architects; Canyon-Johnson Fund Managing Partner Bobby Turner; Ross Klein, president of Starwood’s Luxury Brands Group; Bob Roux, president of Live Nation’s south division; KLRU-TV CEO and General Manager Bill Stotesbery; Austin City Limits Producer Terry Lickona; and Freddy Fletcher, Pedernales Records partner.

^This looks like it will be the first LEED-Platinum mixed-use tower for Austin, but NOT nationwide. As Smoker mentioned, Pittsburgh's 3PNC building is well under way.

Austin-based Stratus Properties and the Canyon-Johnson Urban Fund officially broke ground on Block 21 Friday and simultaneously debuted the sales center for the W Austin Hotel & Residences, a key component of the 35-story, $260-million mixed-use development. Occupying a former vacant lot in downtown Austin's burgeoning 2nd Street District, Block 21 is being considered for Platinum LEED Certification for its implementation of green building techniques, materials and operational standards under the guidance of sustainability leading expert Gail Vittori, Co-director of the Austin-based Center for Maximum Potential Building Systems. Upon completion in 2010, the project will offer residents and visitors a compelling and architecturally significant environment that will incorporate 196 luxury condominium residences, 250 hotel guestrooms, world-class spa, signature restaurant, approximately 47,000 square feet of premium, ground- and second-floor retail plus engaging public spaces. A 2,200-seat, state-of-the-art theater and music venue to be managed by Live Nation will also serve as the new home of KLRU-TV's venerable Austin City Limits, the longest running televised concert series.

Austin: AMOA/Museum Tower to seek LEED Silver Cert.


The Museum Tower will connect to the museum itself through adjoining lobbies and a shared plaza, allowing for the two to integrate for events and adding the amenity of a first-class museum for office tenants. The environmentally friendly project is being built to achieve LEED silver certification.
