I made another photomontage. If 225 West 57th is really the tallest tower in the city, it will have an incredible impact on the park. On to the photos:

:previous:I really hope they use the full scale Miglin Beitler Skyneedle design for a tower in NYC.

Some people say "more cowbell" I say "more art-deco"

NYguy Sep 5, 2012 3:23 PM

Great rendering, though I don't think this one will be as massive as depicted. I expect a tower that grows very slender as it rises to the top.

i think it will have a spire, just my guess since the denied design also had a spire :)

A spire would be great here, let's hope it's a nice one.

Demolition permits for 225 W 57th were filed on September 18th, 2012 and I think the supermarket will be leaving quite soon to a new location.

Nice to see another NY supertall (that will probably exceed 432 Park in roof height!) inch closer to construction. Extell will probably be done with demo and excavation in no time if One57 is anything to go by.

Too far, too fast? A questions that's been in the back of my mind when it comes to the NY luxury real-estate market. Hopefully a relapse is not in the near future.

They are supposed to begin excavation early next year, and by Extell's standards, I'm sure they will if not before then.

I bet (if/when if not already) financing is secured then they'll start before releasing the design like with One57.

Don't forget that Nordstrom will own its portion of the building, they do have some input in the process. They have searched and waited on a perfect location in Manhattan for years, I'm sure they want to make it count. But considering there were already plans drawn up for a store at the base of a tower on the east side, they know exactly what they want. It's the tower portion that really needs to be worked out. I don't think Barnett will disappoint.

At some point in the near future you will have an open view of Central Park from West 57th Street, just East of Broadway. No, not from the high floors at the Portzamparc tower, but simply from ground level. It will be a rare but short-lived view through two city blocks, but there is just that much demo work going on in the area right now. Currently there stands a large vacant lot where 225 West 57th once stood, future home to an Extell Development 50 story mixed use tower that is rumored to be the future home of the tallest Nordstrom in all the land. Extell has taken out a couple of adjoining buildings as well as the building just to the north on West 58th Street.
Before anybody starts despairing, the floor number metnioned in the blog is incorrect according RW.

I wouldn't be concerned with that. There's still the matter of getting the building designed. Here's that quote again...

It's all speculation, but we know that it will be a supertall.

You may have to wait a little while. Just a few months ago they were searching for architects. Excavation though will begin by early next year.

Hudson11 Oct 26, 2012 9:38 PM

according to RW on SSC, the Mortin Williams store on site has closed.

There's A New 'Billionaire's Belt' Emerging In Manhattan

Meredith Galante
Nov. 8, 2012

Quote:

Gross, the author of 740 Park and Unreal Estate, said he had seen an uptick in the number of billionaires flocking to luxury buildings in the 57th Street and 59th Street corridors to southern corner of Central Park, along to the Bloomberg building and 432 Park Avenue. "This neighborhood never really defined itself before," Gross told Business Insider. "Now, it's becoming the new 'billionaire's belt.'"

Luxury towers of note in the neighborhood include One57 (made famous by the "dangling crane" during Hurricane Sandy), 15 Central Park West, the Timer Warner Center, and the Metropolitan Tower. And it will soon be home to Nordstrom's flagship NYC department store. Fifty-seventh Street and Central Park South form the “spine” of this belt.

"It's not uptown, but it's not downtown," Gross said, which prompted him to nickname the region. "This area has the potential, in the next few years, to become the richest neighborhood in the country," he added.

Heads up! The new Morton Williams further down on 57th is open, which means the old location on this site has closed, which means demolition can now commence!
