They should make this a super tall. Its design warrants the extra height. In other words, it would look good even taller.

Can't. Here is the adopted height limit zoning map--this site (Parcel F) is zoned for 750 ft so I'm not even sure how it can be approved at 800 ft but the height is to the roof, not the top of unoccupied ornamental elements and also they use floor area ratios and other considerations to fudge a bit sometimes though not to the extent of alllowing any building other than the Saleforce to exceed 1000 ft). Incidentally, the limit on the Salesforce is 1000 ft but, again, that's to the roof not the top of the crown. Generally these limits are most often set based on shaddow studies--a city ordinance bars significant shaddowing of public open spaces, in the case of Salesforce Justin Herman Plaza on the Embarcadero. I'm not sure exactly what the studies showed for Parcel F.

Reminds me of Aon tower in Chicago, SF could use something like that. I like it.

Don't be shocked if this project has to wait for the next housing cycle. Rents and condo prices in SF are definitely falling. Seems like 2015 or early 2016 was the peak.

Developers are becoming hesitant to build new SF projects now because they can't reliably predict rents or selling prices upon completion and are looking to markets that are still appreciating rapidly. Barring a national financial crisis of some sort, I expect the next down cycle to be fairly shallow and brief but still I don't think this project will get started for 2 or 3 years at best.

It looks like the base was tweaked a lot on the south side, but I was expecting more dramatic changes to the massing and crown. Oh well.

For those curious like me, I made some side-by-side comparisons (before on left, after on right). The setbacks are lower and don't "wrap" around the building like before, and the base is quite different.

At first glance it does not look too different. But as you start to zoom in, you do notice significant changes. Not the most dazzling redesign, but I do like it. 800 footer! Now hope it gets approved and gets built. Should be done by........2025?!

Thanks minesweeper. Side by side, you're definitely able to tell the differences more. The new crown is a little more neo art deco. I do like that the setback section is lower. Is there a setback on the other side as well? Not sure how I feel about the new base on the Howard St side. Would need to see more renderings.

I appreciate the curves on the base from the original rendering more, as well as the verticalness of the facade (left side of the original rendering's base shot). Regardless, beauty.

for me, the TTC-facing side of the base lost some character, and that's too bad, since I think the little plaza area connecting the building with the transit center is important. but higher-up, I like that the setbacks don't wrap - it made the NE view look too much like two incongruous sections of building.

overall, I still lean positive on this one's looks.
