"Today, the California Public Employees Retirement System (CalPERS) and the Los Angeles-based developer CIM Group announced that they are proposing a massive and strikingly modern, 1.1-million-square-foot tower at 3rd and Capitol in downtown Sacramento. Among other features, the tower will include a public garden on its seventh floor and 100 residential units at the top with amenities like an infinity pool and concierge service.

The renderings show a 420-foot-tall building, with the potential to rise higher depending on demand. Currently, the city’s tallest building is the Wells Fargo Center, at 429 feet high. The second tallest is the U.S. Bank Tower at 402 feet."

If this would have been any other lot I would be fine with this design. But the best design for this lot has to be the towers...

Here here. The Towers was a far superior project to this new proposal. Too bad it didn't survive the great recession and it this point, every visible star will have to align to see a similarly ambitious proposal for this site.

Very nice. I had hoped the Towers would come back, but its time to move on...

That's a horrible design if they go with that design it would be a huge shame.

Seems like a hodgepodge of different elements merged into one and it doesn't look all that great.

And that blank wall at street level facing west--wow, that is really terrible urban design.

This building has elements I like, but thrown together they seem odd. It also feels somewhat clumsy given it's stout stature. It's a shame that twin tower project failed, because I really liked it and was rooting for Sacramento to get it. At least it has a green roof. That's something we've been hoping to see more of in my city.

As a native son of Sacramento, I say "build it!!!" Assuming, of course, that CIM finds a tenant. But would hope for some sort of fine-tuning of the design. As it sits now, it's a bit boring, and what is great about Sacramento is that all of the taller buildings have some sort of unique character and massing to them, even if they tend to veer on the side of PoMo in terms of style (with a couple of notable exceptions). This is a nice box, but would love to see some refinement of the top.

Nice. It reminds me a lot of the Fairmont Hotel in Austin, sans the spire. Some people don't like that building here, but I don't mind it at all and it's done a lot of the skyline.

^Thankfully that earlier design was scrapped. Awkward design, proportions, and shorter that this new iteration. I really like the height and massing of the new design, but agree that it needs some refinement before it's done.

Get it done! Sacramento needs this for a multitude of reasons, plus it's a new tallest and gives a nice peak to a flat skyline....

I like the height but the crown could use some work.

I don't like the top part either because it's too similar to US Bank Tower. It still needs a flat top though, with that helicopter pad rule..

Anyone know what happened to Vanir proposal?

Sadly, Vanir Tower won't be moving forward in its current iteration. They recently pulled the application from the city and are planning to come back with a mixed-use proposal similar to the Kimpton Sawyer across the street as opposed to all office. Which gives 301 CM a slightly better edge up in terms of office pre-leasing.

This one won't be easy...


CalPERS Board Not Fully In Agreement On 301 Capitol Mall Project

Some internal disagreement at CalPERS about a high-rise the agency is proposing to build along downtown Sacramento's Capitol Mall may be stalling the project. The Wall Street Journal is reporting three CalPERS board members voted against the proposed 40-story tower in a board meeting, citing a study that the return on investment would be too low. CalPERS owns the property. Rodd says the project's future is still unclear.

"CalPERS has not offered any updates on their plans, and the project’s developer, CIM Group, said they are focusing on developing updated drawings and securing lease agreements," says Rodd. "Official plans for the tower have not been filed with the city, and the project does not appear to have secured a major tenant, which would likely be required for financing."

The proposed building would be the region’s tallest, with apartments and office space. CalPERS is the state agency that handles pension and health benefits for more than 1.5 million public employees.
