Here is a bit about the Alliance Residential Development planned for the NE Corner of 3rd St. and Roosevelt. The article is dated, has some new information and seems to be moving forward with acquiring parcels. Whether it ever gets built or not can be speculated by any of us, but unless someone heard directly from them, I assume it's in process. Anytime we post a story on a development proposal it's always a guess whether it will be built in actuality.

^ I notice that they are not trying to include the Pappas house at 420 E Roosevelt in this incarnation.
I wouldn't hold my breath for this project. Alliance has been sitting on Broadstone on Central for like two years now, and that project isn't nearly as complicated as this one. |

Another small infill project, 4 townhomes currently under construction on the corner of Culver and 3rd Ave right across the park from Portland. Not sure this really qualifies for this thread, but still love all these little infill projects popping up everywhere!

Looks like Portland 2 is peaking at roof level. Should be topped out by next weekend. Also, looks like glass may be going up on the South side. Amazing how fast this went up! Seems like it took several months after announcment to just break ground, then suddenly BAM! I wish all projects got built this quickly! :tup:

Metrowest Development plans more new townhouses, apartments near Roosevelt Row
Roosevelt Row developer Matt Seaman has another infill development in the works near downtown Phoenix. Seaman’s Metrowest Development and two San Diego partners are planning a new 100-unit residential development on vacant city land near McKinley Street and Second and Third Avenue. Seaman said the project will include six for-sale townhouses and 94 apartments. Metrowest specializes in Roosevelt Row development and currently has apartments with ground-level restaurants under construction near Roosevelt Street and First Avenue. Seaman partners Douglas Gannett and Burt McGillivray. The Metrowest bid, which includes a neighborhood park, is the preferred pick of the city of Phoenix through a request for proposals process. The deal still needs to be approved by the Phoenix City Council. “We’re excited,” Seaman said. Metrowest is also looking to start construction early next year on a second townhouse development at Fourth Avenue and McKinley Street. The McKinley Row development will include 18 townhouses. Seaman is looking at pricing those in the high $300,000s. Metrowest built a smaller but similar infill townhouse development a block east on Third Avenue. |

Ground breaking on Landmark Towhomes
Urban townhouses slated for downtown Phoenix Another empty lot in downtown Phoenix is slated for a new residential development. Landmark Homes USA broke ground last week on the 30-unit Center 8 Townhomes The planned three-story townhomes are near Seventh Avenue and Roosevelt Street just west of the Roosevelt Row Art District. Ken Johnson, vice president of strategic marketing for Landmark Homes said that after surveying different areas, they really liked the area. “It felt home-y and comfortable,” said Johnson. Center 8 Townhomes are priced in the low $300s. There are some existing contemporary townhouses next to the Landmark project. A unit there is listed for sale at just under $350,000. Phoenix Councilman Michael Nowakowski, who represents the downtown area, welcomed the development. “We created this whole triangle of arts and culture that stretches from Roosevelt Row to Grand Avenue,” said Nowakowski, “including many new businesses and restaurants.” He noted that forty-five restaurants were built within the last eight years. Richard Heath Jr., account executive at the Pride Guide a city a business guide who caters to the LGBTQ community, also likes the new housing. “It’s going to bring a lot more people down here,” said Heath. ”I think it’s the burgeoning lifestyle that Phoenix offers today versus where it was five years ago,” said Johnson. “You have the light rail and the student presence.” There are a number of housing, apartment and redevelopment projects online, under construction or in the works along and around Roosevelt Street. Ashley Harder’s Harder Development is putting the finishing touches on an adaptive reuse of two long vacant properties at Roosevelt and 11th Avenue. A health care technology startup is leasing that space. Metrowest Development also has two projects under construction and another planned in the increasingly hip area. “I think it puts Phoenix on the map as a forward-living center for housing,” said Johnson. Nowakowski credits the growth of Arizona State University’s downtown campus as spurring the other developments. “ASU is really the pioneers and they started this whole thing, then U of A came down with the medical school,” said Nowakowski. Nowakowski believes the campuses have really changed the dynamic of the people walking the streets. “The liveliness and the vibrancy, it’s the students who brought this down here,” said Nowakowski. Apart from the student population Nowakowski realizes that the older generation wants to get their fill too. “They want to hop on the light rail and try these great restaurants,” said Nowakowski. This development is having some strong NIMBY outcry and the community directly south wants to organize against it. They are convinced it will hurt their property values and that its too high. This of course is BS since what is currently there should hurt the property values. Nobody wants to live near empty commercial developments. And as far as the height, there are 4 story buildings all along the Camelback Corridor from 22nd St to 44th Street. |
