MINNEAPOLIS | North Loop Green | 425 & 239 FT | 37 & 17 FLOORS
Brand-new proposal from Hines called North Loop Green in the Star Tribune today: http://www.startribune.com/hines-pit...wer/512835772/
36-floor apartment building and 14-floor office building connected by retail at the base. Site is a parking lot in a former rail yard directly across 5th St from Target Field and immediately adjacent to Target Field Station, which is where both of Minneapolis' light rail lines meet its single commuter rail line. Only the one rendering and fairly brief descriptions at this point. Hopefully more to come soon! https://i.imgur.com/qM3dS16.jpg |
Here's a second rendering found hidden on the ESG website by SSC user Avian.
I count at least 39 floors on the residential tower... https://i.imgur.com/bI3zEwO.png |
Plans published for Planning Commission Committee of the Whole this week: http://www.ci.minneapolis.mn.us/www/...msp-219900.pdf .
Previous floor count published in the Star Tribune based on floors above the 5th Street bridge. Actual height above grade is proposed at 39 floors and 442' for the residential tower and 17 floors and 236' for the office tower. Looks like 450 apartments, 90 of which are earmarked for short-term rentals, 339,000 sqft of office space, 20,000 sqft of retail space, 590 enclosed parking stalls (2 levels below grade, 3 levels between grade and bridge level), plus significant public outdoor space. https://i.imgur.com/IFACK5P.jpg https://i.imgur.com/utO1z1M.jpg https://i.imgur.com/9FZTRTr.jpg https://i.imgur.com/exghByj.jpg https://i.imgur.com/SD5NNHx.jpg https://i.imgur.com/PKSZVdR.jpg https://i.imgur.com/aIMtU1d.jpg https://i.imgur.com/zoOHW1t.jpg https://i.imgur.com/s5eC2DR.jpg https://i.imgur.com/qlYITI7.jpg https://i.imgur.com/Ztut9cy.jpg https://i.imgur.com/Omv8VgA.jpg https://i.imgur.com/zaPH6bP.jpg https://i.imgur.com/nVPQr3s.jpg |

Updated plans here: http://www.ci.minneapolis.mn.us/www/...msp-220829.pdf .
Variety of changes, including new facade treatment on residential tower, lower height. Now 37 floors/425' and 17 floors/239'. https://i.imgur.com/sK8mGFe.jpg https://i.imgur.com/IdWEBuq.jpg https://i.imgur.com/XEgaBIk.jpg https://i.imgur.com/sYQCBXD.jpg https://i.imgur.com/iCzClY9.jpg https://i.imgur.com/ArmUIPc.jpg https://i.imgur.com/ZoTHmfJ.jpg https://i.imgur.com/UqSkWOC.jpg https://i.imgur.com/jXUW1e5.jpg https://i.imgur.com/5FTf6iN.jpg |
This is going to be a game changer for the skyline. Something this tall north of 1st Ave, for that matter north of Hennepin. I like the new rust look. I'd like to see them add some aged copper as well.

Updated plans headed to the HPC next week: http://www.minneapolismn.gov/www/gro...msp-221992.pdf .
They don't provide the height above grade exactly, as they are measuring everything off of the 5th St bridge level, but it looks like ~425', 37 floors for the residential tower and ~239', 17 floor for the office tower. From the plans: https://i.imgur.com/7ax7jix.jpg https://i.imgur.com/QoRTclI.jpg https://i.imgur.com/FdmFxmS.jpg https://i.imgur.com/lLVuJmU.jpg https://i.imgur.com/nqZLYRI.jpg https://i.imgur.com/vEDi9Hl.jpg https://i.imgur.com/DDWBe3E.jpg https://i.imgur.com/oPD55Xg.jpg https://i.imgur.com/ynIv6EY.jpg https://i.imgur.com/A2eNYzb.jpg https://i.imgur.com/c2B3qqK.jpg https://i.imgur.com/lmPRfZp.jpg |
8/18.
I wouldn't read too much into this. Based on nearby utility markings this looks like it's being staged for some utility work on the Cedar Lake Trail. Could be utility relocation ahead of the project though? No signs by the pay box regarding impending lot closure, I checked. https://i.imgur.com/SXyJaah.jpg https://i.imgur.com/rgf9kv0.jpg |
^^Ya....There hasn't been much info on this one! I just hope it's not going to get a re-design which could lead to a height reduction. I always thought that combining the office into the residential portion and just had one taller tower....but I suppose a 650 footer that close to Target Field would be too much to ask for!
|
Figure, they will keep the parking lot open until the very last moment. You can literally close it overnight. No reason to close it if people can still pay to park!
Of course the big question now will be the office tower...they going to reconsider that (to be direct, related to concerns about the demand and value of office space even after a vaccine is available - the long-term trends). |
SSC user ArcCrypts has discovered obstruction cases with the FAA for this site. Effective date listed 10/19/20. Listed heights are 418' for the building and 617' for the crane.

I always thought and was stated over at SSC that this building was listed at 425'!
|
I haven't had the opportunity to go past the site to get my own photos yet, but this one broke ground last week!

^ cool!
With eleven and gateway wrapping up, it's great to see another big tower getting underway in Minneapolis. |
Totally! And seeing this level of commitment post-covid and unrest feels really reassuring.
Somewhat like Eleven, this one is going to change the skyline pretty significantly from some angles due to how far out of the main office core it is. I think the experience on the ground is going to be interesting too, with the new greenspace under the 3rd/4th St viaducts, and stitching the North Loop and Warehouse District together along the 5th St bridge. Pretty unique site with the grade change and bridges. |
|
I think I'm the only one that still thinks they should set the Residences above the office portion. It'd probably put the structure at around 500-550'. Wishfull thinking!
