Title: 3001 JFK Boulevard - Schuylkill Yards Phase I
Project: Office, lab, retail Architect: SHOP Developer: Brandywine Realty Trust Location: 3001 JFK Blvd. Philadelphia, PA Neighborhood: University City District: West Philadelphia Floors: 34 floors Height: 512 FT We have our first real rendering for Schuylkill Yards! Meet SHoP's 3003 JFK. I hope this is not the final version. I like the interplay of solids and voids in the top part, but the bottom parts need to figure out what they want to be. That middle section looks like a shipping container shoved into the building's gut. |
I like the top two sections, but the bottom third is just completely disconnected. Is that brick!? If Schyukill Yards is designed as a fresh, modern neighborhood built from the ground up, is it necessary to have red brick? Maybe it's not red brick but whatever it is, it just doesn't mesh well with the rest of the tower. A better design (imho) would be for the base to use the same design as either the top section or the middle section. Three differing sections is just too much on the eyes, esp when one is so different from the other two.
Aside from that, I'm jumping for joy! I hope this happens soon. I assume this is the current site? https://goo.gl/maps/zLZFYM5Ngt82 And the "hole" to the right (east) is Cira II? Finally, just a little housekeeping question: is it necessary to have a separate thread for this building? Especially at this point? Aside from an updated rendering, the article cited above didn't have any concrete information about this building. Shouldn't all individuals buildings be kept within the greater Schuylkill Yards thread until it's under construction or at least close to it? Maybe not, but it feels like too many threads; at least that's my two cents. |

Another rendering showing this first tower, which is just to the left of Cira Centre:

Is that a new rooftop park on top of the Bulletin building? Or has that always been there?
Really excited to finally see this project take off. Hopefully I'll get accepted into Drexel and I can give you guys daily updates when this thing starts to take off. |
I expect much better from SHoP. Please let this change! This manner of achieving outdoor space and green on the building is very clumsy and looks awful. No to the bumpout.
|
Its not bad. Looks like something you'd see in Rotterdam.
|
I wouldn't harp on the design too much yet guys.

I know we're basing this off the renderings but am I the only one who feels this will max out at 500 ft?
|
The top half looks like 1818 Market. Really hope it doesn't turn out like that.
|
I hope it turns out differently. Personally, I find these buildings really hit or miss, and it's clearly a miss. Not as much of a miss as the one on far left in the big rendering. That thing's really ugly. The rest of 'em don't bother me, though. All I'd really like is for the heights to stay consistent. Except for the tallest two.

Underwhelming design, to be honest with you.

Hmmm 570'; that's a good height; overall it adds to the dynamism of the skyline. If it tops out it could sit well being not far from FMC.
But its early days yet so I'm not sure if I can speak to the design: What is the streetscape like? Does it bring life to West JFK Boulevard? How is the night time lighting scheme? How does it work with the combined hopes of the Rail Station? I can't form an opinion on the design yet; its to early for me good people. |
I'm a bit baffled by the illustrator's thought that Septa regional rail trains run under Market Street? Subway cars yes, regional rail not so much.
Cheers, G. |
