$30M South Front mixed-use development approved

Quote:

A 120-year-old brick warehouse and an adjoining vacant lot on South Front are set to become part of a $30 million mixed-use development that would fill the last “missing teeth” of one of Downtown’s most vibrant corridors.

That’s according to a staff report from the Downtown Memphis Commission’s Design Review Board, which voted unanimously Wednesday, Oct. 6, to approve exterior renovations and new construction at 316-324 S. Front.

The Hyatt Corporation is building their first 'Caption' brand hotel in Memphis.

https://live.staticflickr.com/65535/...74788ac9_c.jpg

Some comments:
Quote:

Hospitality design firm HBG Design is embracing the new Caption by Hyatt brand with a focus on redefining what hospitality looks like in the modern world, and it couldn’t come at a better time. The first U.S.-located Caption by Hyatt hotel, and second to open worldwide, is a beacon of hope following widespread disruption to the hospitality industry caused by the pandemic. Caption by Hyatt’s upscale, select-service lifestyle brand is targeted to conscientious locals and guests, with a focus on creating social spaces that punctuate connection and interaction with their locale. The Memphis, TN location celebrates the spirit of this iconic American city, steeped in history with many stories to tell.

The Metal Museum will be taking over Rust Hall. Since the new Brooks Museum downtown wont be finished for 4 or so years, they have held off on deciding what will go there for now. I do hope that this proposal gets selected, as it seems like it may be the best option.

Yeah, not the greatest things to hear. You hear about how musicians love the city, and the "grit and grind" inspires them. Apparently athletes prefer the "glitz & glam" instead. Memphis has made strides, but there is still too much blight and vacant lots in the core of the city. Hopefully all these development plans (Pinch/Walk on Union/Clipper) plus all the smaller projects end up coming to fruition.

I hope and believe he will get the nod. He has his stuff together. However, it would be a horrible idea to abandon the plans to complete One Beale with the hotel. That is part of the selling point when prospective tenants view the Landing Residences. That and the new garage by the orpheum will make that area flow smoothly.
But here's hoping he just take over Loews and go ahead and build the JW Marriott that was proposed.

Allegaint Air and Viva Aerobus announced a joint venture today. If approved MEM/CUN is one of the first 11 proposed routes and MEM to Cabo San Lucas is in the within 5 years window.

Folks don't realize that during some stretches Allegiant is offering near daily service to Los Angeles and And Las Vegas. Quite Frankly, with the presence that Allegiant has built at MEM, I could see them forming a base here and using the untouched SW hall of the the New B concourse to house it.

I'm also hoping that Breeze has Memphis on it's radar especially with their A223s now arriving.

Plan underway to expand Big River Park in Crittenden County

Quote:

RITTENDEN COUNTY, Ark. (WMC) - Big plans are underway to expand Big River Park, the area between the Harahan Bridge and the Hernando DeSoto Bridge on the Arkansas side.

When developers are done, Mid-Southerners will step into a natural habitat most river cities can only dream of having.

Big River Park is about to triple in size. It’s a $5 million project with half the money already raised.
https://www.kait8.com/2021/12/02/pla...tenden-county/

Looks like there a big plans for the flood plain across from downtown. A group plans to turn into a big park in conjunction with Ducks Unlimited. It would be some type of nature reserve complete with bike trails, newly planted trees and connectors to the Big River Crossing and Levee Trails that run along the Mississippi River. They have most of the money to purchase the farmland just need more fundraising.

It wasn't for 100 N. Main but Sheraton made their pitch also to bring a 300 room JW Marriott and increase their hotel but Loews Hotel won out. Really a shame how this has turned out. Now looking like Sheraton proposal or the other group that started all this before getting stabbed in the back looking more realistic. Loew's really wasted this cities time.

Yes I do remember the Sheraton/JW Marriott expansion. Lowes is getting cold feet. Turning 100 N main into. JW Marriott would be ideal. Here’s hoping 🤞🏿 that’s what happens.

Uptown development: Group plans $29 million redevelopment of historic Greyhound complex

Quote:

A local development group has plans to transform the old Greyhound complex on North Main Street into a mixed-use development with apartments and 34,000 feet of retail space.

Developers Gabe Velasquez, Susannah Herring and Bill Ganus have joined together to buy the old bus terminal, built in 1937, and the old Schlitz brewery, built in 1902, at 525 N. Main St.

The $29 million project will preserve the buildings and transform the larger structure, the bus terminal, into industrial loft apartments. An adjacent mini-storage unit space will be turned into residential units. Together, there will be about 65 apartments.

Not super excited about this choice. This scheme doesn't refresh the facade design, it seems* to lack of ground retail/uses on all sides to activate the street, guessing the program mix isnt very innovative, no roof access on the lower apts, and they destroy the existing smaller buildings on main street instead of integrating them like south main.

Not to be negative, its amazing they are moving forward, and the restored tower roof access looks sick. just feels like there were more opportunities from other proposals (biased toward Carlisle and Tower Group's proposals )

Cruise line arrivals push waterfront plans

Looks like the city has big plans for the cruise industry in Memphis. Mayor wants more docking facilities and dam up a section of Wolf River Harbor to create a lake. I think this would be big for the city.

Quote:

The first docking at Memphis for Viking Cruises will be at the end of June — one of six Memphis-to-New Orleans or New Orleans-to-Memphis river cruises this year billed as “Heart of the Delta.”

Three of the eight-day cruises, each with five guided tours, were sold out as of Friday, Jan. 28.

Viking Cruises joins American Queen and American Cruise Lines in the Memphis market, and in the Mississippi River overnight cruise business.

Mayor Jim Strickland is pushing for $26.6 million in funding to expand the boat dock at Beale Street Landing and add another cruise boat landing in Greenbelt Park on the Mississippi River side of Mud Island.

I read an article where one of the developers said that they would likely change it to keep the current 100 year old buildings on Main St. That made me a lot happier. Regarding refreshing the facade, they get historic tax credits for not altering the building too much, so if they modernized it, they wouldn’t receive those.

Water park, coming soon: City approves Great Wolf Lodge land sale
Angele Latham/ Jackson Sun

Quote:

The long-awaited Great Wolf Lodge has taken another step toward construction as the Jackson City Council approved a land sale agreement between the City and the Industrial Development Board, clearing the way for the resort to purchase the required land at Tiger Jones Industrial Park.

While the deal is working its way through the system, Conger says the City is working on a development plan, which will involve the other 222 acres contiguous to the land sold to Great Wolf Lodge. “We’re working on a development plan for that area now,” he said. “A master plan. We know we have entertainment options—we’ve got the ballpark, we’ve got the Sportsplex, we’ve now got Great Wolf Lodge—so how can we create a master plan going forward that will complement that area?”

The main elements of the renovation will be to transform the west side of the stadium which will include what the Tigers called innovative premium seating options. An incredibly impressive looking development is taking shape in the Memphis area in the form of a $100 million expansion of the India Cultural Center and Temple.

Any one of those buildings alone would be an impressive addition to the region. The pyramid looks stunning (from what I can tell anyway, the rendering is small.) The greenhouse reminds me of the Crystal Palace built in London in the 1850's. And that statue? My God, if done the right way, it could become absolutely iconic. Actually, according to this list on Wikipedia https://en.wikipedia.org/wiki/List_o..._Hindu_statues, at 108 feet tall it would actually be the tallest Hindu statue in the world outside of Southeast Asia, which is astounding! Article below:
