what are they going to build? please tell me it's not another mall or squat office building but a REAL skyscraper - 50+ floors designed by a foreign architect. or if local then at least kris yao.

Currently, the information I get, it will be mixed use of office and resident development. However, it's really depend on owner's mind and allowable building capacity of this land. So far so good is that this land is not divided by different oweners.

The building capacity of development in Taiwan is based on building bulk ratio.

Mr. Cheng owns about 1500坪(around 5000 square meter) which the 29-7, 29-1, 29. (29-7 is the red block, 29-1 and 29 is the green block).

29-2、29-3、29-4、29-5、29-6 (the remained land) is owned by different group. As far as I know, these groups have relationship with Mr. Cheng.

To make another skyscraper come out, the first step must be integrating D3.

what do you mean basic building bulk ratio is too low? that's a large piece of land more than enough for a tall skyscraper. it's so lame.

Acutally, what I really mean is that the building will not high enough to suit Taipei 101.

Coverage ratio and building bulk ratio are two factors for development in Taiwan.
Coverage ratio (建蔽率) is the ratio between projected area of building in this base and base area. Coverage ratio = area of sturcture / base area x 100%
Building bulk ratio (容積率) is used for calculate how much building floor area allow to build. Building bulk ratio = Total building floor space/Area of Structure x 100%
So for D3,
The size of D3 is about 3219坪 which is 10622.7m2 (106223) and building bulk ratio is 390%.
So total building floor space you can build is 106223 x 3.9 = 41429.7 m2 (41423)
However, I'm not sure statutory coverage Ratio of D3. But, it should be around 50%.
Therefore, 10623m2 divided by 2 equal to 5311.5 m2 (5312).
So maxium area I can use is 5311.5m2.
And I use all 5312 m2 as area of structure and build a boxy building. So floor space for each storey is 5312m2.
Then 41423 divide by 5312 equal to 7.798 ....
Therefore, it will be only 8 floors high for my building.

In fact, it is just a really rough calculation because I skip a lot of things, but it should give some ideas about the height of this development will come out.


Compare with Taipei 101,
the size of the land is 30277m2 and area of structure is 15138m2,
Therefore, the coverage ratio is around 50%.
The total building floor space of Taipei 101 is 357719m2.
So the building bulk ratio is 11.8. (357719/30277)
(The original building bulk ratio is 630%, but our government want and developers to build the world tallest building so it was added to 1260%. And Taipei 101 uses 1180% which mean 80% is remained.)

Comparing with these two, I think there is not too much thing can do for the height. 150m should be the maxium height if building bulk ratio stay in 390%.

how can it be only 8 floors max when those apartment towers next to it are all much taller than 8 floors? and i'm not going by those complex calculations - they're confusing. i'm going by envisioning the taipei 101 tower only (not that big base with the mall) and fitting it into D3 space and it looks like it fits perfectly.

look how skinny and tall this tower is in ny. if they can build a tower like this, why cant they build it in D3 which is a bigger piece of land?

Of course, it will not be only 8 floors high.
In my example, the floor space for each storey is 5312m2 beacue I build a boxy building.
The total area you allow to build is 41423 m2, so 41423/5312 is about 8.
It is the lowest heigh for the development.
If you only use 500m2 to build a tower and you use all building bulk ratio for this building, it will be 82, 83 floors high.
Does it make sense?

Anyway, I just want to show that the building bulk ratio is too low compare with Taipei 101. (390% vs 1260%) And also the land, the land of Taipei 101 is about 3 times bigger than D3. (10662.7m2 vs 30772m2) There are limitations for D3.
So I think it is impossible to build a skyscraper that is suitable Taipei 101.

The building you post, the building bulk ratio posiible will be more than 4000%. The floor space for each floor is equal to the area of structure. And it has 40 floors so the building builk ratio will be 4000%. If use D3's ratio is will only 3.9 floors. It is impossible to ocuur in Taiwan.

For many Taiwanese enthusiasts, we envy many western cities can build something like a very tall building in a very small piece of land.

^^Razqal, The short answer is: NYC sits on a bedrock and there is no earthquake. Taipei sits on soft soil and on earthquake zone. That's why you cannot build such skinny tower in Taipei.

but i've seen really skinny buildings in taiwan too, albeit not 42 stories. more like 10-20.

Finally, one developer forms D3 site sucessfully. They say they will employ this building company to design this project.
