I was at the Navy Broadway Complex last week and got this shot of Pacific Gate and the surrounding skyline.

"The Civic San Diego Board voted to recommend approval of The Ezabelle Project to the City Planning Commission. The project includes a seven-story, 77-foot tall mixed-use development comprised of 45 dwelling units, with 6 units (13%) restricted to very low-income residents, as well as approximately 1,722 square feet of ground floor commercial space. Nakhshab Development & Design Inc is the developer and architect.

The project is located on an approximately 4,200 square foot site on the west side of 13th Street, between Island Avenue and J Street in the East Village neighborhood. It will incorporate a designated historic resource into the design of the building and then be reviewed by the Historic Resources Board prior to the Planning Commission public hearing."

Just chiming in w/ respect to affordable housing. I won't go into detail, because it is a rabbit hole unto itself, but for this project, very low-income translates to 50% of area median income (AMI). I checked the U.S. Census data for 92101 AMI and it stands at $68,117. Therefore, "very low-income" means half, or around $34k/yr salary. Income thresholds are set by HUD (but not always) and vary depending on AMI. $34k is far from minimum wage, if you get my drift.

I will always be a fan of increased density near transit, but that transition from the historic facade to new structure is a little awkward. Wish they could have included dual columns of bay windows to provide better continuity. Still, a great example of some urban infill. :tup:

What a beauty of a city?

Yes it is. If I were to move to Cali (which down the line I plan too), I've always said that SD would be my choice. Its a perfect balance of a city. Not too big, but not too small. Good weather, really nice people (I've meet a few from SD), and beautiful topography with a skyline to match.

Topography might be an underestimated attribute to a city, but it makes a big aesthetic difference. I do like the mix of mid-rises as well. A nice collection that work in harmony with the surrounding high rises. Again, very balanced skyline/CBD.

I do wish prices would go down, but hey, at least you guys aren't SF with their absurd anti-development policies. I see SD as a place thats really worth the cost.

Great picture. Savina is having a really nice presence on the skyline. I also am pleasantly surprised by how much I appreciate the height and mass of the Intercontinental/Springhill Suites development. Its shorter stature adds some good texture to the skyline from this angle. Also, Pacific Gate is beautiful as always. Looks like a rendering there.

Not to mention the high quality parks, and there's just an awesome laid-back yet hard working vibe to the city which really makes for a fun culture.

The only real flaw, besides the ones you've probably already noticed like the high CoL, is the slight cramping effect staying in SD can have on your career. If you're educated, intelligent, and dedicated you can certainly find success in SD, but you'll never quite make as much or advance quite as far up the corporate ladder as you would in SF or LA. But, at least imo, it's still well worth it.

My wife and I stayed at the Marriott Marina (she's still there) and I just have to say, this is an amazing city and I don't know why I waited so long to visit.

We flew into LAX, drove down PCH so we didn't have that long in SD. We checked out the Gaslamp district, the Midway Museum, Little Italy, and generally explored area around marina. She went to the zoo after I left.
