I have no idea why this wasn't already listed. I thought it was, but couldn't find it. It should move to "under construction" within weeks.

45-stories, plus three smaller "lantern decks". It is currently designed to top out at 562'-5" to the top of the highest lantern level, with the spire extending above that for a structural height of 635'-9" -- Construction Fall 2007 and will cost $350 million - which will make it the most expensive privately funded building ever built in downtown Denver.

I'm glad to see these new buildings for denver. Newer buildings will help diversify the skyline.

It's funny how Denver stays off of the Highrise Proposals section until the buildings is almost an absolute certainty.

I think that is a real beauty. Officially jealous here!

Thanks for putting this out there ColVol! The anticipation of seeing this beauty erected is driving me crazy!

I would have loved the nighttime shot, but Denver has FAR TOO MANY surface lots.

It's original design was 60-Stories (over 750' - a new tallest for Denver) and this final design in 45-Stories (635'-9" - Denver's 4th tallest I believe).

However, this building is essentially on the edge of downtown (extending it's skyline) and on the opposite end of downtown from Denver's four tallest buildings. In other words, this final size may actually look about right for it's location. All around this building is a sea of 30-40-story buildings of which this one will rise above all.

Sure, a little taller version would have been nice, but their budget was $350 million and rising construction costs meant they could only go 45-stories. Which means this is one pimped out structure! The Spire being built in Denver - on the other hand - is 41-stories but only will cost $175 million to build.

This 45-story Four Seasons will be the most expensive private building ever built in Denver. One of the two penthouses just sold for $10 million dollars. In fact, here's the article:

trvlr70 you are right that Denver does have a lot of surface lots, but they are starting to slowly dissapear. There are tons of new proposals. In 5-10 years a huge portion of those lots will be gone.

Not to mention those night-time pictures show the parking lots of a huge university campus and professional arena.

^And the campus is slated to be filled in over the next 15-20 years so most of those parking lots will disappear. It was originally a commuter campus, still is, but now it has two LRT stops going through the campus so the need for the parking lots has dwindled quite a bit.

It'll make that shot of the Four Seasons even more impressive.

That's correct and that's not even the CBD. This building is on the edge of the CBD, so that one view from the tower shows the view west of the mountains, which also happens to overlook Auraria Campus and Invesco Field @ Mile High Stadium (both of which occupy a large area of land which includes a massive amount of surface parking).

The good news is, Auraia Campus is just starting a campus redevelopment that will better connect it to the CBD, beatify and make teh campus more pedestrian friendly, add dense student housing and dozens of mid-rise buildings for various uses. In other words, even that will transform very nicely over the next 10 years. I'll post the master plan for Auraria Campus for everyone to see...

Note: I'm not very good at this. Perhaps someone can do a better rendering for me? Plus, this doesn't include all the smaller projects underway, or about to get underway. The parking is disappearing at a very fast rate!

Thanks SnyderBock for the details. Curious where you obtained the plans for Auraria campus? Hard to pick out the Tivoli building, but can't imagin the going anywhere, however, it does look like the soccer fields will be covered with buildings?

The Tivoli is still there, but the athletic fields will be filled in, though you can see new athletic fields towards the west end of campus.

Excellent Wong21fr, thank you. I obtained my BS degree on that campus and it is long overdue for a major re-vamp like this! With all of the new residents that will be moving into all the new buildings downtown, it is only ideal that the schools on this campus expand and evolve to the demands of the growing surrounding community.

Has anyone heard any news about the Four Seasons moving up its construction date as a result of great condo sales (I believe over 40% sold)? The sale of one of the top floor penthouses will surely help it out, at 10 million dollars alone!!!

I'm not sure, but I think usually they have to meet pre-sales goals before commencing construction, as part of their lending agreement. I would guess that a project of this price ($350 million) would have to pre-sale at least 50%-60% of it's residential units to meet those pre-sale lending goals.

It would also be logical that they would start construction AS SOON as they meet those goals, because of rising construction costs. The fact that they are pre-selling these units faster than expected might be why they applied for an expedite building permit at the beginning of this month.

They might have the go ahead to start in the month of September and most definitively will have started construction by the end of October. I would guess that any day between the end of September or beginning of October would be a logical start date.

My company is currently bidding on the contract to test construction materials for the Teatro. So, I might get to do some work on that bad boy!!!
