A new report from Douglas Elliman and Knight Frank tallied the number of homes sold for more $25 million since 2015 and determined that the Midtown corridor has logged 41 — more than any other global thoroughfare.

It’s just one of four New York City streets in the Top 10. Central Park South, Park Avenue and Fifth Avenue also saw double-digit sales of $25 million-plus properties in the past five years.

...The 41 qualifying deals on 57th Street — home to über-fancy, new-construction condo towers including One57, 432 Park Ave., 111 W. 57th St. and Central Park Tower — had an average price of $38.5 million.

One of the transactions that pushed 57th Street over the top is hedge-fund manager Bill Ackman’s $91.5 million purchase of a 13,500-square-foot duplex at One57, located at 157 W. 57th St., in a deal that closed in early 2015.

Just two spots behind, in No. 3, nearby Central Park South had a total of 32 home sales of more than $25 million. The most notable is Citadel chief Ken Griffin’s $238 million deal for a roughly 24,000-square-foot apartment inside exclusive 220 Central Park South. That deal, which closed in early 2019, not only crushed the record for the priciest home ever sold in New York City but also nabbed the superlative of most expensive dwelling ever bought in the US.

...Park and Fifth avenues come in, respectively, fourth and seventh places on the list.

Park Avenue saw 20 sales priced above $25 million, with a $43 million average sale price, while Fifth Avenue had 10, with a $55.7 million average.

I wonder if the crown will be lit at night, or display awesome light shows like the Salesforce or Shanghai Towers :shrug:

Recent renderings show white lights. But they gave One57 color so hopefully they will to this one too

The developer probably knows that one day this tower will probably be surpassed by taller towers. One can't go wrong with something more subtle yet striking. There will be projects in the future that will surpass the Shanghai Tower saying 'look at me, look at me.' This will definitely compliment them.

I wonder how much old man Silverstein would have been willing to pay to prevent the spire going ahead and One WTC losing its Tallest-Building-In-The-Western-HemisphereTM kudos, if a meeting had been held. Maybe the same amount he saved from value-engineering his own spire. ;)

A 225' spire would have looked weird here. 300' at a minimum and take the crown from downtown.

Douglas Durst owns 1 WTC. I don't believe Silverstein has had any involvement in years. The spire was changed because the original proposal couldn't be effectively maintained. And I doubt the owner of any Lower Manhattan office building cares about a spire on a residential building in Midtown.

The owner might not, but the poor chumps running the viewing deck might. They spare no opportunity to remind you it's the tallest building at every turn. Imagine if they had to change all their signage, software, merchandising, staff uniforms, you name it...

Would serve them right. I hope it happens soon.

Could there be a "gentlemen's agreement" not to dethrone 1 WTC? One of the early designs for the CPT had a spire reaching 1775 ft, which seemed to suggest that someone was intentionally staying below 1 WTC's structural height of 1776 ft. For over eight decades there was actually a gentlemen's agreement in Philly not to surpass the Philadelphia City Hall.

The skyscraper you want is the one that best functions for the economics of the group of new skyscrapers. The spire was limiting for the scale of the rest of the construction scope. And this brought on One Vanderbilt as a later addition for New York. The crown of the Central Park Tower is going to be very beautiful.

Last summer I was driving down 46 into Manhattan and Paul Simon's song Once upon a time there was an ocean was playing. Pretty great experience for my first new view of the New York City skyline.

Durst doesn't own 1WTC, they manage the building. Also the tower was not developed by Silverstein but the Port Authority.

It's for the grand penthouse which has a ballroom with its own catering kitchen as well as powder room(s). The floor plans are online somewhere.
