Is the Billiton tower being constructed where there was a 24-hour Fitness? The color scheme on the building being demolished looks like one of the 24-hr Fitness centers in Austin (used to be the Q).

That parking garage is absurdly tall. Is it going to be the tallest in the city?

In terms of structures devoted exclusively to parking - barely. There's one about 15 levels just south of the Medical Center.

There are larger structures, though, that are mostly garage w/ some office and retail space included like the JPMorgan Chase Center, Alley Center Garage, First City Garage & Congress Plaza.

Another guy over on HAIF today said he has heard rumors about something being proposed for Houston that will be the tallest in the state. He's not sure if it's the same project though. Also doesn't know if it will be large as initially planned. A planning commission member has also heard rumors of a super-tall but nothing submitted yet. Other than that, nothing really new.

It would be nice, but it's tough to find a tenant for that much real-estate, and there are still the same airspace issues that killed the last proposal.

Last week I went to a workshop and saw a lot of architect plans, each labeled with the architect firm that it was designed by, to my surprise I saw basically every rendering of proposed Houston project and some new ones that I am dying to share with you guys. Also I will be going this Friday to see if I can find anything about a supertall for Houston.

I just wanted to say I'm in Downtown Houston RIGHT NOW as I type this, oh my gosh, IT'S CROWDED AS HELL ALL OVER DOWNTOWN. Not just the convention and sports areas but all of it.

I'm here for the Korean Festival and there's also a boxing match at Toyota Center.

IT SHOULD BE LIKE THIS EVERYDAY. That new infill will help tremendously.

Overlooking Houston’s first Urban Park, Market Square, the 33 story tower offers the luxury and convenience of a five star resort hotel. Also located within walking distance from Discovery Green, Buffalo hike and bike trails and three sports stadiums, the new residential tower will be home to 289 residents. Residents living in the tower will be treated to uninterrupted views of Buffalo Bayou to the North, Allen Parkway to the West, city views to the South and Minute Maid Stadium to the East. Perched above the garage on level nine, with dramatic night time city views, is an array of amenities including: an aqua lounge with outdoor pool and terrace, fitness center, club room with gourmet kitchen, Wi-Fi lounge, and a private theater. The corner of Travis and Preston streets has a welcoming porch for outdoor dining which reinforces pedestrian activity at the street level.

The design of this luxury residential tower is guided by the modern principals of strength, elegance and timelessness for a 21st century architectural expression clad in a crisp combination of glass, aluminum, and stainless steel complimented by the richness of stone and masonry detailing throughout. The geometry of the tower is organized into a timeless architectural expression with a classic base, middle and top. The project is crowned by a lantern which is illuminated at night to become a landmark building on the Northern edge of downtown Houston. The design of the buildings base responds to the architectural heritage of the surrounding warehouse district, yet engages in a dialogue with Market Square becoming a foreground building as you approach downtown from the North.

I'll tell you one thing I don't see much of in the base - retail. It needs small shops, nightclubs and restaurants. And theater spaces. Market Square is part of the Theatre District, after all.

Downtown has everything but the retail going for it. Between the residences east of 59 and the new apartments coming in and around the convention center, there should be enough residential density to attract groceries and general merchandisers. Costco could do quite well in that neighborhood; Trader Joe's, too.

I disagree about retail in Downtown. DT needs more people living there and more people staying in hotels to create that kind of critical mass.
