Thanks for kick starting the smaller projects. Without these numerous smaller projects the bigger ones wouldn't matter so much. Its important to build the city with the highrises.

PA Pride, yes both projects are ultra post-modern and I'm happy to see this kind of architecture coming out in both cities.

Honestly I think i'm most excited about what is going on in East Nashville. If anyone has yet to visit that Martin's Corner website I suggest you do so. That project in and of itself will create several cohesive urban blocks. Add onto that the massive Wedgewood Park development and others, and consider the existing urban fabric and I think you have the makings of a pretty fantastic urban place.

Yes. That one is still a proposal. It has just been put "on-hold" until this winter while the Planning Commission reviews height restrictions in the area of the proposed site. I believe this one will ultimately go through. Tennessean Article

I emailed and talked to the city commissioner that runs that area where SoBro is. He said 3 meetings will take place to see what to do with the restriction. He honestly told me, it's it pretty pointless to have a height restriction in the SB district. He believes it will be taken back and allow the CORE to expand into the SB district. Hopefully so, because Nashville needs to fill all those blank parking lots and shotty buildings with magnificent architectural masterpieces

That building better go up b/c the height restriction for the historic district preservation doesn't make sense. This isn't destroying buildings worth preserving and the "historic" 2nd district is already interwoven with other buildings like BellSouth, Caremark, and Hilton. There's zero reason to hold this up.

2nd avenue is a club district with a few old buildings, it hardly classifies as a place that needs to be protected from highrises.

very truw, many new high rises in atlanta,miami,and charlotte incorporate entertainment venues into them. If two structures need to be booted outta downtown, it's the rescus mission, too good of land for such a use, the other is the parking garages across from the new Suntrust Plaza, they have zero architectural value and that prking can be put underground or like Viridian

Velocity in the Gulch has been announced. The same developers that brought us ICON is building a new condominium, if I recall, across the street from ICON, but definetly is in the Gulch. It is a low rise but they have initiated a website. Velocityinthegulch.com no renderings or anything yet, since it was just recently announced, but it is sure to be a stunner

The WES has selected Nashville-based Worth Properties to be the exclusive agent to the Summit Condominiums and InterContinental Hotel. The taller tower, the office building, is 25% leased, yet is to break groun in the 1st quarter of 2007, cant wait. Also, WES has signed it's first major restaraunt. Chop's Steakhouse and Lobster Bar is to be one anchor eatery. Chops is owned by ATL-based Buckhead Life Restaraunt Group. They have a location in Buckhead area of ATL and soon to open in Boca Raton,FL, north of Miami and Ft. Lauderdale in Palm Beach County. Lastly, two major financial instituitions and two major corporations are in talk to anchor the rest of the tallest, the office tower. GO VILLE GO

After numerous attempts over several years, it's really starting to sound like this project going to get built after all. I feel like it's about 90% probable now. If they land that anchor tenant, it's a cinch to be built. IMO, it's a beautiful project, will have a profound effect on Nashville's midtown, and I can't wait to see this project become a reality!

If one building needs to go more than most, it is Union Planters Bank Building. It is a blank wall basically beside the ARCADE. A 500 foot tall office or condiminum would look very appealing to this site, rather than a blank white box.

Nashville is not the only game in middle tennessee when it comes to a skyline. Cool Springs secton of Franklin is it's own little world of mid-rises. With Nissan moving in, no telling what is to come, however, most of tose building lack any real architecture cause they all look the same and are so bulky. Murfreesboro however, is different. My hometown has a actual downtown skyline, anchored by the City Center at 15 stories, and at 15, it is the tallest building between the ville and chattanooga. The cities Gateway District, taking from cool springs and vinings,ga , it will be interesting to see what happens. Yet, we must not forget about lil ole Ashland City.with less than 10000 residents, it is making it into the scene with the twin,10 story Braxton Condominiums on the riverfront in downtown A.C. Who's next?, Hendersonville, Gallatin, Lebanon, or just maybe Spring Hill?, only time will tell

The City Center developer still says he would like to develop City Center 2, but then says the office market in downtown can't support the project. With the 13 story Sun Trust U/C, the 28 story Bass Berry Sims Tower a likelihood, and with up to 200,000 sq ft of office space likely in the Sounds project, I think he may have missed a golden opportunity. Nashville has become a prime city for corporate relocation, and the downtown office market is poised to grow.

Everything seems to be falling into place for Nashville to move up to a 2nd tier office market, and hotel city, yet with Signature Tower ready to go up, weve already been pushed to the first tier, maybe the bottom of it, yet none the less. Within 10 years, the airport is to add a 5th runway as well. Even with ATL adding more, they have basically run outta room, cause none is going to leave to expand that overcrowded airport, so the overflow will fall right into nashvilles hands. The boro is bound for excellence, to beat franklin into the ground, hell weve already started diggin the hole, bye bye franklin

It would be great to see the downtown Nashville skyline with a few more new office towers. Anyone know the likelihood of another Nashville-area corporation that will likely have a growing need for office space like BBS? HCA possibly? It seems to me like downtown Nashville will become a more attractive option for businesses seeking office space as the amenities increase.

Also a major hotel, un paralled in nashville is possibly looking to expand, its name, the one and only, Ritz-Carlton

Wow...uhhh....where did you hear those rumors from?? Can you reveal your source?

Also, that twin mid-rise condo project in Ashland City is probably, believe it or not, the one project in the entire metro that has me the MOST excited. I'm more excited about this than I am Signature, WES, or the Sounds project. Why? Because I feel that the Ashland City project has the most potential to shake up the regional planning scene. People see Nashville building urban projects and say 'well, nashville is the big city in this area so that is to be expected'...but perhaps when people see little ole' Ashland City getting in the game as well it will not only change their perceptions about what urban development can actually be, but also encourage people to push for similar development in their own towns.

The Ritz-Carlton, they had originally planned to build where the Hilton is, just shortly before construction began, they changed flags to the Hilton Suites brand. I talked to an expansion rep, and they said with their success in Atlanta and a growing market, they are reconsidering opening in Nashville. NOW, the kicker they are looking into West End and Green Hills now, not just downtown, yet that is where they said they are really craving. Can we say, if the new convention center is built, they could anchor, hmmmmm, something to simmer on.

this huge outdoor, lifestlye mall is underway. The single largest non manufacturing building in Rutherford County, at 811,000 sq. ft. it is huge, so big it requires 2 phases.This is Cousins Properties first property in mid-tn, they own Avenue Carriage Crossing in Collierville. With Stones River Mall also in a major expansion project, and with more flat land available in Murfreesboro, in 10 years, Cool Springs might be unseated as THE retail destiantion of middle Tennessee

Excuse my frankness...but screw that fake ass shit. I'm so tired of this cheap disney-land knock off appearance of an urban street stuff. The only upside I can see is that these things could be more easily converted into a well planned neighborhood than a regular strip mall could.

There is no doubt that Murfreesboro is on a roll, but Franklin is on at least as big a roll as the 'boro. The really big money is going to Franklin. Franklin landed the Nissan Headquarters project (1,300 new jobs paying an average of $90,000 per year!), and has landed many, if not most of the entire Nashville area corporate relocations. Williamson County is the 8th richest county in America in terms of per capita income and is nearly double that of Rutherford. There is MORE money in Franklin than there is in Murfreesboro despite the fact that Franklins population is only about 5/8th of Murfreesboro. Franklin businesses can draw from neighboring Brentwood residences and benefit from their huge spending power. Murfreesboro is simply too far away to draw that much from Brentwood or Franklin residents. Franklin is at least 10 miles closer to Nashville than Murfreesboro, and thus will be more likely to draw Nashville residents for shopping than can Murfreesboro. In my opinion, Muurfreesboro future is great, but Franklin's may even be greater.

I laugh at elite Franklinites. They think they are in some elite area, but its nothing more than overvalued subdivisions and a few McMansion neighborhoods that are way out of place.

Green Hills has more character and is more cohesive to Nashville with more interesting shopping than Cool Springs. Again, its nothing magnificent in all respects, but its certainly better than Williamson County.

I guess my belief is why be pretentious? If you want the upscale Nashville, why not have the real thing? Go to Belle Meade and Green Hills, or even Bellevue. LOL Franklin and Cool Springs is the imitation neighborhood filled with new money and uber-conservatives. UltraFake :haha: :haha: :haha:

LOL so true. I guess the Cool Springs area is what you get when you remove from a community everything that scares conservatives...you know, like public transportation, density, minorities that have power over more than just their dry cleaning...ya know, that kind of stuff. lol
