A group of foreign investors is planning to build a high-rise condominium project in Houston’s Greater Heights area.

Fabian Trujillo, a luxury home Realtor with Houston-based Keller Williams Metropolitan, is working with unnamed private investors — primarily from Central America — to develop a condominium tower on about 2 acres of land on the northeast corner of Interstate 10 and Shepherd Drive, near the White Oak Bayou.

The 35-story condo tower would have between 120 to 150 units, ranging in size from 1,200 square feet to 3,200 square feet and in price from $230,000 to $1.2 million. The units would feature naturally heated and cooled floors and high-end finishes.

The yet-to-be-named condo project, designed by an Italian architect, would consist of three glass and steel towers over a podium parking garage.

I feel the same way, every time I see it, it screams 60's. It is a great example of the time period. They could easily redo the inside and the ground floor changes without ripping away its soul (outer shell).

Perhaps they're targeting the tourism sector. It seems Houston has been working hard to market itself as a Tourist destination, and there seems to be quite a few new hotels in the works.

I live in the DC area and every day I hear tourism ads on the radio station for "the city of Houston Texas with a yearly average temperature of 68 degrees."

The 1121 Capitol Central Office building, owned and occupied by AT&T, is not part of the rehabilitation project underway for building at 1114 Texas Avenue, which is being converted to a 154-room Hyatt Place hotel. In the basement, a pool and laundry room and offices are planned. The ground floor will have the reception area, lounge and dining facilities. The 130 penetrating telephone conduits at this floor will be enclosed behind sheetrock walls per ATT’s stipulations. The second floor will have two meeting rooms and exercise room, as well as the active communications conduits behind a sheetrock wall for privacy and security. The third through sixteenth floors will provide eleven guest rooms per floor. At the ground floor lobby, the original terrazzo floor will be uncovered and restored. The original marble lobby wall on the east side will be retained. The west marble wall panels will be relocated to the elevator walls and the walls surrounding the conduits. The original elevator hoistway doors and jambs and mail chute will be restored. The original fifteen foot high plaster elevator lobby ceiling has been replaced with a later suspended ceiling, which will be removed. The first two floors with the marble slab sheathing and the cantilevered entrance overhang are proposed to be retained, with a new storefront glass opening to match the original in size and proportion.

Al Ross Luxury Homes Planning 27-Story High-Rise Condominium:

Quote:

That allowed him to follow his home-creating passion and open Al Ross Luxury Homes, which develops custom spec mansions and now high-end luxury condo buildings such as The Monroe. An Al Ross high-rise could soon be rising in Houston, as well.

“We already have a 27-story building design,” Ross tells PaperCity. More importantly, Ross already has his sights on a specific site for the future high-rise — and the property’s available. “We want to be right in the center of town,” he says.

Whether this particular deal comes together or not, Ross seems committed to bringing his version of luxury to the sky. At a time when many developers are playing it safe or pulling back amid plummeting oil prices, Ross has his company charging ahead. It’s the only way he likes to do business.

Houston’s Own ‘East Village’ Planned Next to 8th Wonder Brewery in East Downtown

The developer seems very bullish that micro-unit condos will work here even though sales for Ivy Lofts have not yet kicked off. Here's an excerpt from a previous article which mentions their future plans.

Quote:

If the micro-unit concept works, Dinh says, the developer plans to build two larger projects in Houston, “building more than 1,200 condo units with even more ‘affordable’ price.”
