A developers plans for senior housing in Hudson Hill are being held up by the neighborhood association, while the plans for a mixed-income community similar to sustainable fellwood are moving forward. It's nice to see development occuring outside of the historic urban core.

Developers are increasingly eyeing areas outside downtown to meet the demand for housing throughout the city.

One neighborhood attracting attention lately is the Hudson Hill community, located west of the West Bay Street viaduct that leads into Savannah’s Historic District.

A development company, Cardinal Capital Management, has recently earned support from residents for one project in the neighborhood, while drawing community opposition against another.

The company’s plan to construct a four-story, 57-unit senior living complex with a one-story medical clinic has been held up after neighborhood residents spoke out against the project during the Savannah City Council meeting on April 11.

It looks like plans for one of the four planned hotels on the east end of River St may be up in the air after the vote of the historic review board...
Quote:

A developer’s revised plan for an eight-story hotel on East River Street was voted down by the Savannah Historic District Board of Review on Wednesday about seven years after the project was first proposed.

The board’s vote against the height and mass petition came after members expressed concerns about the size of the proposed Hilton by North Point Hospitality.

As presented, the 41,000-square-foot building would span 223 feet along the Savannah River in the northeast corner of the Savannah Historic District.

“It looks like that structure overwhelms the site,” said board member Stan Houle.

There were also concerns that new ordinance standards passed since the hotel was first presented in 2012 do not apply to the project.

A new multifamily, mixed-use building planned for the Thomas Square neighborhood received the green light from the Chatham County-Savannah Metropolitan Planning Commission on Tuesday.

The project, which is being developed by Lat Purser & Associates Inc., will encompass the entire block bounded Bull Street, East 31st Street, Drayton Street and East 31st Lane. The general development plan as approved by the board includes a four-story building with 81 apartments, on-site parking and five 1,700-square-foot retail bays on the ground floor.

Finally got some renderings of the proposed residential development at 37th and Habersham. It will feature 14 residential units in three, three-story buildings, with the smallest building featuring ground floor retail space. Overall I like the design.

A groundbreaking date has been set for the new arena, Sept 13th.

Quote:

Details are still being worked out, but the city of Savannah has picked dates to hold a two-day groundbreaking event for the new arena and Canal District project to be built west of downtown.

The groundbreaking will be held on Sept. 13 with a community gathering at the site planned for Sept. 14. More details will be made available soon.

The cost of the arena construction will be finalized when the design and budget work is done. Early estimates put the cost at $165 million. Design from the project architect is about 25% complete. Funding for the project will be mainly from the Special Purpose Local Option Sales Tax.

In other development news, the historic review board on Wednesday approved a new 6-story art-deco hotel on the north end of MLK and an apartment complex on East Oglethorpe.

The height and mass of the first project, a six-story, Art Deco-style hotel designed by Greenline Architecture, was unanimously approved by the board.

Located at 63 Martin Luther King Jr. Blvd., the hotel will feature two stories of underground parking and have a footprint of nearly 27,000 square-feet. The project was first presented in 2017. Wednesday’s meeting was the third time the project had been before the board.

“What we’re trying to do is create a very iconic building and we’ve gone above and beyond to make this a one of a kind iconic building,” said Keith Howington with Greenline Architecture.

Went to Savannah two weeks ago, lots of development going on as usual and quite a few surprises.I really amazed at how fast Eastern Wharf is coming along, it also seems like the Plant Riverside District is wrapping up with the three main buildings.

I'm happy to report that work has finally started on 701 Montgomery, nearly two years after it was first approved.

It's great to see the progress at Eastern Wharf, this project will certainly change the face of Downtown Savannah

Quote:

About a dozen letters of intent have been signed for the retail spaces and the developers have been in conversations with a number of food and beverage outlets.

“It probably won’t be too long before we can start announcing some things and we’re pretty excited about that,” he said.

Phase one will also include expansive green space, a public park and the expansion of the Savannah Riverwalk. The development team has enlisted Agora Partners, an urban real estate investment development and advisory firm to figure out the best way to activate the green space. Germano said the firm will be conducting focus groups in the next month to gather feedback.

“We’ve brought them in and they’re going to be doing some focus groups over the next month and they’re going to come up with a plan that will allow us to program the park on a regular basis with all of the great festivals and fairs that take place in the city, so that Eastern Wharf can be a part of all of those things, as well as some things of its own,” he said.

Construction on the multi-tenant office building will likely start in the next few months and construction on the hotel is expected to start in the fall. The hotel’s flag hasn’t been announced.

Starland Yard

Starland Yard, Savannah's first shipping container bar, opened up last week! The yard has a large outdoor bar, spaces for four food trucks, plenty of seating, a bocce ball court, and a permanent pizza restaurant.
