Exxon Mobil commits for half a million square feet, Conoco Phillips adds another 400,000 sf and the American Bureau of Shipping commits for a 30,000 sf space out west. Almost a million square feet of absorption in a day - not bad.

And three new towers coming out of the ground as a result.

The development received planning commission approval last week for a reduced setback along the 2 streets that meets with planned but not-yet-approved standards for transit corridors; if Metro’s stalled University Line ever gets built, it’ll make its get-off-of-Richmond turn at this same corner. Accordingly, in documents submitted to the city, the developers appear to be holding out the undescribed retail portion for some later date: [Only] “the office building and related parking garage to be built on this site are nearing the time that a building permit will be required,” the variance application reads.

Crews have made quick work of buildings on the site, which included a couple of single-story office structures. They received demolition permits last Friday. A site plan submitted as part of the variance application says the garage, which will include a basement level, will hold 545 cars, and that the project will measure 187,970 sq. ft. in total.

The property, a 325-room Hyatt Regency, is being developed by a partnership between Songy HighRoads and the Carlyle Group at the northwest corner of Sage Road and West Alabama.

The site is across Sage from a section of the Galleria that is poised for a major redevelopment.

The new hotel will be built at Galleria Plaza, a 7.6-acre office and retail real estate complex Carlyle and Songy acquired earlier this year.

Most of the retail space will be demolished to make room for the new hotel.

Songy said the shopping space was only about half full when the property was purchased. Two retailers, a spa and a tailor, will stay in the complex.

Designed by Gensler, the Hyatt will have 350-square-foot rooms, 20 suites, 15,000 square feet of meeting space and a large fitness center overlooking a pool deck. The hotel will be 14 stories tall and total 260,000 square feet.

Aimbridge Hospitality will manage the property when it opens in late 2015.

It would be so great if they brought the design of the Titan back and built it in Downtown. The Astoria is perfect for Uptown, my favorite design for all buildings unveiled this year.

Looks like it's replacing a parking lot and has ground level retail. Seems like a huge improvement to me.

Especially for that area. It's only five-floors and the design could be better but we don't have many mid-rises in downtown, plus there are many parking lots still waiting to be developed, where something with a much better design can be built. Skyhouse will also have a retail component along Leeland.

Retail is indeed a great asset in Downtown. At the very least improve the facade. IMO just leave the lot as is and open it as farmer's market or a flea market until the developer is more cofortable with the development of more units than proposed.

Oh well. This project is already underway.

Not everything has to be a great project, shakman. Sometimes just the simple taking away of a large surface lot (especially on or near Main St.) is enough to make it a good project!

It's true, downtown Houston needs more midrises. Highrises are cool and all, but when it comes to more pedestrian-friendly, street-level interactions, midrises can certainly fit the bill nicely.

"The Houston planning commission recently has been reported of a 102 story mixed use tower including hotel, residential, and minor office component. The tower is allegedly between 1,200-1,400 feet. The developer has yet to submit his bid on the tower but is actively in the conceptual phases for it. They're looking to next year for further information on it."

"You got it right, it's still in the discussion phase. They're waiting until next year to negotiate the tax increments Downtown with city hall and formally submitting their bid to the planning commission, if that's the route they want to go with their development.

Chevron Tower now 60-stories?

Poster on HAIF mentions he has a friend close to those designing the tower that says Chevron has added 10 floors to make this a 60 story building, including 2 penthouse floors. Which means it may it be a supertall now.Let's hope it's true. He says he'll get back to us tomorrow.

The originals were too huge so I posted thumbnails. If you care to view full size, you can go to the source link below and click each picture.

It is just my opinion this project could have a better facade and better use of land available. It does not have to be a soaring skyscraper but just an improvement. As previously stated, the retail component is indeed excellent since there is not much in this area to being with.

I do not necessarily need a "6.5", "9.5" or even a "10.0" to be happy. ;)

I stand by my comment earlier that I hope the developer walks away and the neighborhood is left with a dirt lot. They've earned it.
