THIS WAS THE scene yesterday on the southeast corner of Richmond Ave and Cummins St. near Greenway Plaza, where the Redstone Companies and Hansen Partners are planning to build a new 11-story office building and 5-level parking garage with — if a Planning Dept. staff report describing the project is correct — an attached 5-story retail center. The development received planning commission approval last week for a reduced setback along the 2 streets that meets with planned but not-yet-approved standards for transit corridors; if Metro’s stalled University Line ever gets built, it’ll make its get-off-of-Richmond turn at this same corner. Accordingly, in documents submitted to the city, the developers appear to be holding out the undescribed retail portion for some later date: [Only] “the office building and related parking garage to be built on this site are nearing the time that a building permit will be required,” the variance application reads.

Crews have made quick work of buildings on the site, which included a couple of single-story office structures. They received demolition permits last Friday. A site plan submitted as part of the variance application says the garage, which will include a basement level, will hold 545 cars, and that the project will measure 187,970 sq. ft. in total.

325-room hotel headed to Galleria area

An Atlanta developer has broken ground on a hotel next to the Houston Galleria, the newest real estate project in an area that's seen a surge of development in recent years.

The property, a 325-room Hyatt Regency, is being developed by a partnership between Songy HighRoads and the Carlyle Group at the northwest corner of Sage Road and West Alabama.

The site is across Sage from a section of the Galleria that is poised for a major redevelopment.

The new hotel will be built at Galleria Plaza, a 7.6-acre office and retail real estate complex Carlyle and Songy acquired earlier this year.

Most of the retail space will be demolished to make room for the new hotel.

Songy said the shopping space was only about half full when the property was purchased. Two retailers, a spa and a tailor, will stay in the complex.

Designed by Gensler, the Hyatt will have 350-square-foot rooms, 20 suites, 15,000 square feet of meeting space and a large fitness center overlooking a pool deck. The hotel will be 14 stories tall and total 260,000 square feet.

Aimbridge Hospitality will manage the property when it opens in late 2015.

Retail is indeed a great asset in Downtown. At the very least improve the facade. IMO just leave the lot as is and open it as farmer's market or a flea market until the developer is more cofortable with the development of more units than proposed.
