Here's an article from the Spokesman Review today discussing a probable trolley running from Riverstone to downtown and other locations. The article also mentions the city's bus service. After looking at the ridership numbers, I was surprised by how many people use the bus...over 17,000 people rode CityLink in April, 2007.

The proposed trolley route:
The trolley would stop at Riverstone, the University of Idaho-Coeur d'Alene and North Idaho College. It likely would then travel to the Coeur d'Alene Resort before making stops at the new downtown library and City Hall. The trolley also would stop at the Kroc Center when it opens in 2008.

Coeur d'Alene may get a rubber-tired trolley this summer to haul people between the Riverstone development and downtown – a 3.2 mile loop that could decrease traffic, provide relief from skyrocketing gas prices and make the city more accessible.

"It's really important when you think about lifestyle," Riverstone developer John Stone said. "You don't have to get in the car. That's the whole purpose."

Stone, along with Black Rock Development, which is building riverfront condos in the Riverstone project, also thinks it's crucial for the mix of shops, office space, restaurants and residences to have a strong connection to downtown.

Trolleys are used in Bend, Ore., to connect a similar mixed-used development known as the Old Mill District that's not quite in the downtown corridor.

"They coexist and it's very healthy for both," Stone said.

Developers are talking with other businesses, the Coeur d'Alene Downtown Association and Coeur d'Alene Tribe, which is a partner in the free CityLink bus system, to figure out potential funding.

The plan is to start with one trolley, likely costing about $200,000, and establish a route using Northwest Boulevard and Mullan Avenue until an off-road trail system is established using the railroad right-of-way that runs parallel to Northwest Boulevard.

The trolley would stop at Riverstone, the University of Idaho-Coeur d'Alene and North Idaho College.

It likely would then travel to the Coeur d'Alene Resort before making stops at the new downtown library and City Hall.

The trolley also would stop at the Kroc Center when it opens in 2008.

The trolley would give children more access to the new community center, and provide transportation options for the poor.

"It's a modest way of mass transit," said Roger Nelson, of Black Rock Development. "I like it personally because it's not pie in the sky and is much more doable from an economic standpoint."

City Attorney Mike Gridley said the trolley isn't a top priority for the city, but it's a great vision with lots of potential.

He's glad the developers are taking the lead.

"If it evolves, and in two years from now when traffic is bumper-to-bumper on Northwest Boulevard, then maybe the city can partner," Gridley said.

"It's an idea that makes sense."

Eventually, when Coeur d'Alene's population warrants it and city streets are clogged with traffic, the developers would like to see some sort of light-rail system.

But that's at least a generation off and much too expensive for many people to take seriously.

Stone recently worked with Washington State University architecture students who did a class project on a light-rail model for Coeur d'Alene.

He said the students knew little about actual costs for the project and the projections "scared everybody" who heard the presentation.

It's the idea – and the conversation it sparks – that is important to Stone, not a theoretical plan.

For now, Stone said, he'll start looking for a rubber-tire trolley to buy and hash out the funding.

He hopes the trolley can make its first run within 60 to 90 days.

"It's worthy of a try this summer to see how it works and refine it from there," Stone said. "Downtown wants it and we want it."

I don't mind the Terraces. They are built by Duane Hagadone, who built the Cd'A Resort, Lake Tower Apartments (10 stories), Cd'A North Condos (9 stories), and Cd'A Resort Golf Course (with the floating green) among other things. His buildings are always first class. The views of Lake Cd'A and of the Cd'A Resort Golf Course will be spectacular. I was surprised, though, by how close the Terraces are to the road. I'm sure the crappy pictures of the project which I took in January don't do it justice. I'll be sure and take some new ones next month.

( for the life of me I cannot figure out why they are so stuck up)
seattle and portland forumers forget there is a world east of the Cascades.
Keep the updates here since most of the Idaho forumers are in the Mountain West forum.

It was annoying especially because the Spokane forumers seem to ignore Coeur d' Alene or are just not interested. The funny thing about it all is that we always hear that Spokane is a suburb of CD'A:) And one of those Spokane forumers is very anti Idaho.

I live in the Cd'A area, and I recently drove past the new condos being built by Hagadone (the terraces) and they are absolutely magnificent!!! I can only imagine what sort of views they have (and how much they'll cost).

To me, the Riverstone project is one of the most exciting. It has so much potential, especially with the the proposed trolley. I have heard a lot of rumors about what sort of shops will be in it (I have heard that Abercrombie&Fitch or Hollister, Barnes and Noble, Azteca, Red Robin could be amongst the new shops in that development. I have also heard that a water taxi could link Riverstone and d/t (which would be totally totally awesome). It could be even cooler if such a water taxi could also link the Post Falls landing as well.

And another interesting project in the KC is the area in Post Falls where the new Cabela's will be. I have heard that there could be a Super Target, a Lowes or Home Depot. Has anyone heard anything on this or any other of the projects?

Cody, here's some more info. on the Cabela's project and the rest of The Pointe at Post Falls. It's a 200-acre project and there will be 3 other large anchor stores and 2 hotel sites. I also remember hearing something about Super Target and Lowes being two possible tenants. I'm sure we'll know more in the coming months.

As to Super Target going in, I think with the size of Post Falls now, the city definately can support a second large retailer besides Wal-Mart or having citizens drive to Cd'A or Spokane Valley. Lowes is also a good idea since there is no large home improvement store in Post Falls. There is a Home Depot and Lowes in Cd'A. There is also a Home Depot in Liberty Lake, about 5miles away from The Pointe site, that is why I doubt Home Depot would be building there...

For those who don't know, the Cabela's store will be the second in Idaho. Cabela's stores are known as top-notch educational and entertainment attractions. They include museum-quality animal displays, huge aquariums sotcked with native fish, and a centerpiece indoor mountain displaying "trophy animals interacting in realistic re-creations of their natural habitats."

Sporting goods retailer Cabela's will anchor a 200-plus-acre development in Post Falls, with shopping space nearly rivaling the Spokane Valley Mall's, according to preliminary development plans.

The Pointe at Post Falls will occupy one of the last prime commercial spots along Interstate 90. In addition to Cabela's, three other large anchor stores are planned. The Pointe at Post Falls also includes pads for specialty retailers and two hotel sites. With about 800,000 square feet devoted to retail space, the development would be slightly smaller than the mall.

Earlier this month, Cabela's announced plans for a mega sporting goods store in Post Falls that could open by next fall. The Sidney, Neb., retailer builds stores that become tourist destinations, with museum-quality displays of stuffed animals and aquariums stocked with native fish.

Not that long ago, commuters occasionally spotted elk herds grazing in the open space along the freeway. The past decade, however, has brought rapid development to the I-90 corridor. Post Falls is stretching westward toward Liberty Lake in a blur of auto dealerships, hotels, restaurants and other commercial development.

Foursquare Properties Inc. is the developer for The Pointe at Post Falls. The project is the first of about six developments anchored by Cabela's that the Carlsbad, Calif., firm will build in various locations, said Jeff Vitek, company president.

The Pointe at Post Falls won't be enclosed like the Spokane Valley Mall, Vitek said. It will also include a different mix of stores, he said. Possibilities could include a department store, a discount outlet and retailers focused on clothing, home improvement, kids' fashions, books and furniture. Vitek said he's received lots of inquiries from retailers since Cabela's announcement but won't announce prospective tenants until contracts are signed.

Cabela's will be the first store built at The Pointe at Post Falls, occupying a spot overlooking the Spokane River.

Vitek said that Foursquare Properties anticipates closing on the sale of the Post Falls acreage later this week. The firm has been working with Greenstone Corp., one of multiple owners of the land, to complete the deal.

Then "we'll be under way almost immediately," Vitek said.

Foursquare Properties has received a grading permit for the site and submitted conceptual plans to the city. After the land purchase is final, the firm will apply for permission to subdivide the land into commercial pads, Vitek said.

The acreage is zoned industrial, which allows for retail development, according to Gary Young, community development director for Post Falls.

City leaders see the development as a boost to Post Falls' western edge. Mayor Clay Larkin has said Cabela's could help revive the fortunes of the factory outlet mall in Post Falls and bring more shoppers and tourists to other nearby attractions.

Cabela's will be near Buck Knives' factory, which is something of a tourist attraction in itself. The two firms have done business together for more than two decades. Cabela's sells Buck Knives in its stores and through its catalogs.

Buck Knives' plant tours have increased since the company moved its factory from the San Diego area to a Post Falls location conveniently south of the freeway, said John Weaver, the firm's vice president of sales.

"People do like to stop and see a manufacturing operation," he said, "… and Buck Knives is considered something of an American icon in terms of hunting."

I haven't heard about the water taxi, but I can definately see it happening, especially after some of the residential units are completed. I like your idea about linking up with Post Falls Landing as well.

Riverstone stores/restaurants/retailers currently open or planned:
Barnes & Noble, Regal Cinemas, Starbucks, Sangria Grill, Joe’s Smokin’ B-B-Q, Cold Stone Creamery, and Pizza Schmizza are all open. The Bardenay Restaurant and Distillery and Red Robin will open for business soon.

The project also includes both Hampton Inn & Suites and a Marriott Residence Inn (Two hotels in the project, plus the new Holiday Inn Express adjacent to the property and the Days Inn across the street...wow!).

Possible tenants:
Twigs Bistro & Martini Bar (either at Riverstone or at The Pointe at PF), Azteca, another bank, more professional offices, etc.
(I haven't heard anything, but Abercrombie or Hollister which Cody mentioned would be good)

I guess my questions refer to comparing five years ago to today. From about the time of my last visit. :)

I'm not sure what convention center you are referring to. There is no official city convention center, so I believe you are talking about the large convention center at the Coeur d'Alene Resort downtown...

My observations:
There has been an increase in pedestrians downtown, but it is hard to separate whether these people are new residents, etc. The downtown retailers have been doing great, even with the contining opening of stores in Riverstone. The next area that the city and urban renewal districts will focus on is the Midtown area, which streches north of downtown to I-90. There are seasonal swings in population, but not as much as areas such as McCall and Sun Valley. Some larger projects are focused on making sure most of the condos that they sell are to year-long residents as opposed to seasonal ones. These are just my observations though. In addition, I've been in Michigan for two years attending law school, so I only get back to town 2 or 3 times a year. When I go back next month, I'm going to do a huge photo tour of the town and post the pics here. In addition, most of the upper stories of Parkside will be done and I will try to get pictures from the upper floors.

I really want to visit North Idaho this summer. I have seen some pics on this forum before , maybe Sawtooth posted them, maybe another forumer? and Coeur d'Alene and the rest of North Idaho looks like one of the most beautiful cities and areas anywhere.

I think I read about the water taxi from the Riverstone page, and the idea of linking it to PF landing was just an idea I thought would be cool. [Speaking of that, did anyone read the article in the Press about how some highway district possibly wants to start a ferry system to transport people who live along the lake, as opposed to driving the windy road along the shore? I can try to find it if anyone is that passionate about it;) ]


Oh, and on another note, about the population of Cd'A swelling during the summer, I cannot say that I really agree with that. Certainly it does get slightly larger, but the reason the KC seems so much more crowded in the summer is because of all the people from Washington (and to a lessor extent Oregon and Alberta) coming here. On US 95, I'd say that about anywhere from 1/3 to 1/4 of the cars are from WA.

Some information & news about residential and commercial growth in Post Falls, Cd'A's fast-growing neighbor to the west...

Stats:
Post Falls is one of the fastest growing cities in Idaho. It had a population of 17,247 in 2000 and 23,162 in 2005. The city now has over 24,000 people and is estimated to reach 30,000 by 2013, and 65,000 by 2028 (98,000 by 2028 with projected expansion beyond existing city boundaries). The city's population is growing at a rate of 3.5% per year.

PF issued 947 building permits last year. The job market in the city has grown by 44% since 2000 and the city's business community has grown 35% in that same span.

Here's a Spokesman-Review article from last week detailing the commercial growth in Post Falls. What struck me as amazing was the fact that there was $34 million in commercial construction in PF last year (a large amount of $), but in the first four months of this year, there already has been $31 million in commercial construction:

POST FALLS – State Highway 41 used to be just a route to get from home to work.

But these days, you can get a tan, a workout, a latte, a pizza and a new cell phone plan along the way.

The intersection of Mullan Avenue and Highway 41, north of Interstate 90, has become a hot spot of commercial development – and another sign that business in Post Falls is booming, city officials say.

"It's blossomed," Post Falls Mayor Clay Larkin said of the area, which has attracted a Wal-Mart center and a host of office and retail space in the last few years.

"What we're seeing now is that commercial (development) is coming at a much faster pace than even five years ago. It's just getting busier and busier. And we're very grateful for that," he said.

City officials say they're thrilled with the growth in Post Falls, with more than $34 million in commercial construction proposed last year and more than $31 million in the first four months of this year.

Since the beginning of 2006, developers have proposed or constructed 42 commercial buildings, 83 commercial additions or alterations, one industrial building and three industrial alterations or additions, according to city records.

"We had a significant increase in the last year. Commercially, we've done really well," said Collin Coles, senior planner for the city of Post Falls.

In the fall, Cabela's is scheduled to open a sporting-goods store with more than 125,000 square feet, anchoring The Pointe at Post Falls, a mega-retail center near the Stateline exit of I-90. City officials laud the development as possibly the largest commercial windfall in city history.

"The potential there in the next three years, you won't even recognize it," said Pam Houser, president and chief executive officer of the Post Falls Chamber of Commerce.

"I haven't seen this kind of growth happen this quickly since I've been here. And I've been here 35 years," said Houser, adding that the chamber has grown to 470 members from about 300 only two years ago. "I think it's exciting, as a citizen, as a longtime resident."

Commercial growth, Coles said, typically follows surges in residential development, which Post Falls certainly has experienced. Last year, the city approved plans for 900 new homes, condominiums and apartments.

Post Falls' population boom is expected to continue at a growth rate of 3.5 percent or more per year. City officials predict Post Falls will expand to 30,000residents in the next six years.

Wow, where did you hear that? Whoever told you that is confused. I know Rathdrum is growing really fast, but the city only had 5,740 residents as of 2005 (the last year the Census came out with city numbers). The city grew 19.2% between 2000 and 2005.

You must be talking about Post Falls. A demographer who works with the Census Bureau estimates PF will hit 65,000 by 2028 (98,000 with expected annexation)---see the above post.

I agree with your sentiment about Cd'A needing more towers. Many people talk about Post Falls passing Cd'A in population. Yes, this is almost certain to happen, but it will still be a while. Assuming 2000-2005 growth rates, PF won't pass Cd'A until 2023 or 2024 (assuming no further annexation, so it might be sooner...). Cd'A is becoming denser, and more towers will be built in the upcoming years, but Cd'A will eventually max out population wise, with around 80,000 residents. At least for the next 15 or so years, Cd'A will be #1 in population in the county, PF will be #2, Hayden #3, and Rathdrum #4.

I visited Coeur d'Alene last fall with some friends and ate at Bonsai and the Spider Crab was excellent. I saw some of the Riverstone District and it looked really nice. Coeur d'Alene rules with the scenery and Sandpoint is heaven.:worship: We also drove through St. Maries and it was a really nice town especially with the St. Joe River and the tugboats , and the White Pine forest outside of St. Maries is a great place to hunt for mushrooms. I have heard that St. Maries is kind of becoming a small haven for relocating artists.
I wish I had taken pictures of St. Maries and Wallace. I filled up my SANDisk with pics of Coeur d'Alene the Lake and Sandpoint and Lake Pend' Oreille.
