Yeah, I assume the crane was up when saw a picture on wiki, then I notice it was dated back in 2006.

Ashby Highrise:

Mayor Parker: City Will Settle for an Ashby Highrise 2 Stories Shorter

Quote:

...Instead, Parker writes that the settlement will allow the city to “ensure some control” over certain aspects of the multi-story residential tower: “It will also eliminate any possibility that the developers can build a project as large as that sought in 2007, or that the City may be subject to damages for its failure to approve that permit applications, either of which can happen if the City loses the current litigation.”

Under the terms described in the letter, the city will grant a permit for a highrise 21 stories high (excluding the roof) that meets certain traffic conditions. That’s 2 stories shorter than the permit already granted by the city, but the height cap may not reduce the number of residential units in the building. “One such qualifying plan consists of 228 residential high-rise units, 10,075 square feet of quality restaurant use, and four residential town homes,” Parker writes. “In addition, the project will incorporate a pedestrian plaza as envisioned in the foundation permit plan originally filed in 2007, which enhances the appearance of the project fronting Bissonnet.” (See drawing above.)
Other negotiated items in the proposed settlement: driveways for trucks and passenger vehicles facing both Ashby and Bissonnet, with some restrictions; an 8-ft. fence along the south and east property lines; plantings on the south and east walls of the building’s 5-story parking garage; and various lighting and noise protections for neighbors. Plus, tower residents will have free loaner bikes and a free weekday shuttle service to and from the Med Center.

For most US markets, the urban core is getting the lion’s share of new multifamily development, but Houston takes it to a new level: there are 32 properties with about 8,700 units under construction...Jay tells us of the new construction in the works, 15 of these properties (4,300 units) are being built in the Montrose/River Oaks submarket, which is favored by investors. It’s the hottest submarket in Houston with rents increasing at an annual rate of 9.1% in January, up from 6.1% last year.

Construction Underway on Avenue R Development in Houston

http://www.multihousingnews.com/wp-c...-thumbnail.jpg

Quote:

By Jeffrey Steele, Contributing Writer
Mar 5, 2012

Houston—The bustling and cosmopolitan Galleria area of Houston is the site of a new Meeks + Partners-designed community being developed by Greystar. Construction commenced recently on the approximately 400-unit development to be called Avenue R, for its strategic location on Richmond Ave. at Barrington Rd., just outside Interstate 610. The development is slated for completion in summer of 2013, but first units will be ready for occupancy late this year.

“Avenue R will add to the vibrant lifestyle of the Galleria and Uptown District through its urban character and design,” Meeks + Partners CEO Don Meeks tells MHN. “The property also follows Houston’s green building initiative, making Houston a more sustainable living environment.”

Avenue R will feature four residential stories constructed around a six-story pre-cast garage. Exterior finishes were selected with the intention of imbuing the neighborhood with distinctiveness and character. They will feature contemporary woven metal, limestone, burnished block, metal panels and glass balcony rails.

I drove by this terd of a building on my way back to my apartment today and saw they are recladding it in blueish glass and replacing that crappy 80s facade. It will look kinda like the glass on the old Enron building and will be a decent upgrade to what it looks like now. The building Im talking about is the small brown terd on the right side of the photo.

You can see theyve installed the railing on the side to take the old facade off already. I wish they would do something with that old Days Inn or whatever it was. Its been just rotting away and the views from it if it were turned into apartments would be kick ass.

Also took some pictures tonight of the Hanover at Rice Village development.

A new conference and training center will fit inside, along with space for the 44 partner agencies the CAC works with. To make room for the addition, the existing 330-car parking garage will be torn down; a new 420-car garage will go up along the Kirby side, right behind the new Frost Bank built on a portion of the former Village Plaza Shopping Center...Once it’s complete, the Village facility will rank as one of the largest of its kind in the country

Is that the Mickey Leland Federal Building that's being redone? I'm having a hard time recognizing it. If so, a new facade will brighten up, what's currently, a really drab building.

What's going on with the development at West Gray and Waugh? Has the Tavern been demolished yet?

Michi Mar 7, 2012 6:44 PM

Also, the progress on the light rail is stunning...particularly seeing it tie together near the new stadium.

Does anyone have any photos of the progress being made of the north (red) line? I remember there was a lot of construction of the flyover from UH.

Of any building in Houston that needs to see a wrecking ball, it's that tall white building next to the fed building in the pic above. That thing is a dilapidated piece of shit. It's a 30-story eyesore that should have been gone years ago. Anybody know what will ever become of that thing?

Yep. A new 4 or 5 story apartment complex is going up on that lot. The Tavern moved to midtown and last a few months before shutting down for good.

I recall seeing a rendering of the building with plans to turn it into condos, but obviously nothing came of that. HCAD says Beanmont Medical Center Hotel LLC own it. Apparently they still owe about $23k on this year's taxes.

Look like the new convention center hotel is starting to pick up speed:

It's full speed ahead for new convention center hotel and it's going to be Texas big

PDF by Houston First

Quote:

Plans to build a second convention hotel in downtown Houston are moving ahead as organizers have begun an official search to locate a hotel developer.

The hotel, to be built just north of Discovery Green park near the George R. Brown Convention Center, is expected to have 1,000 rooms, making it one of the largest hotels in Texas.

The new hotel would join the Hilton Americas-Houston as an important part of the city's convention package. Officials say Houston has an inadequate number of downtown hotel rooms, so it is eliminated from consideration on the shopping list of the nation’s largest meetings and conventions...

The hotel project could also be accompanied by residential and retail development if the private developer chooses to add those elements to the project, Houston First said in a “request for qualifications” document...

The organization’s long term plan, stretching out to 2025, calls for four new hotels to be built around the George R. Brown.
There is already work being down to expand and beautify the roads and infrastructure in this part of downtown.

They could just blow up that eyesore old days inn. Those prefab concrete buildings suck so much. One can only imagine the super low ceilings.

The 17-story Plaza Hotel in College Station is the same thing and in the same state but should be imploded this summer for a HUGE urban infill project(ground floor retail, the works) that will be a million times better than if they redid the nasty tower-in-the-park(ing lot) like originally planned.
