Turkish developer Sedesco adds to Billionaires’ Row assemblage with $80M buy

Sedesco closed last week on its purchase of the property at 41 West 57th Street from Florida-based seller Asuman Polat, property records filed with the city Tuesday show.

The purchase gives Midtown-based Sedesco about 100,000 square feet of buildable area on the block between Fifth and Sixth avenues. The company in 2012 paid $71.5 million to buy an adjacent property at 50 West 58th Street.

Neither Sedesco nor Polat could be immediately reached for comment.

The purchase now gives Sedesco full control of the property at 41 West 57th Street, which is a point of contention between Polat and billionaire real estate investor Kamran Hakim.

Polat triple net leased the property to Hakim in 1998 for a term of 40 years, expiring in 2028. In October of last year, Hakim transferred the lease to Sedesco for $27.9 million, property records show.

But in March, Polat filed a lawsuit in Manhattan State Supreme Court claiming Hakim defaulted on the lease in July 2016 by failing to pay more than $60,000 he owed to the landlord.

The case is still ongoing.

Renderings for an ornate, 102-story residential tower at the site appeared online in 2015, though they appear to be merely conceptual.

^Some kooky vision rendering not alt all based in reality, so more or less, yes, a joke.

When this was released a couple years ago (?) I think I remember several pages of snark with a potpourri of comments suggesting the top would be satans penthouse. :haha:

Woah what a proposal that was, real or fantasy. It's almost like a monument, but with homes, with an embellished crown. I wouldn't mind seeing it.

I some how both love and hate the design at the same time. If it was toned down some and made more tasteful maybe it could work.

But anyway I look forward to seeing what will really rise here.

It was just a vision, but I think the general concept is that this will be developed. Hopefully it will be big for the area, like most things on 57th Street.

Don't worry, Satan's Penthouse was just some fantasy tower design from several years ago. I think it's goal was to be so ostentatious, you're left sort of speechless, and in that regard it was a success.

The Department of Buildings said it is still reviewing the pair of demolition permits for 41 and 43 W. 57th St. It already granted permission to tear down the adjacent building, at 50 W. 58th St.

An architecture firm released unusual renderings in 2015 for a soaring tower on the property, featuring over-the-top ornamentation. But Sedesco, which also owns an office building on the block, said the outlandish vision has nothing to do with the company or the parcel.

"We did not create that rendering and have no intention whatsoever to develop any property into any version of the rendering," Derek Gilchrist, the firm's general counsel, said in a statement.


Crain's reported this week that developer Sheldon Solow plans to raze two buildings nearby as part of a project that includes a hotel and a residential tower across from his namesake office tower at 9 W. 57th St.
