The purpose of the revised application is to amend Hamilton Zoning By - law 6593 in order to permit a 5 - storey multiple dwelling with 28 dwelling units and 23 parking spaces , three of which are tandem spaces, on lands located at 198 and 206 Wellington Street South.

What's a tandem space?

It’s double parking, one vehicle in front of the other. The first is unable to leave until the second one does. I didn’t know this was ever planned for, I thought it just happened (single driveways to homes that are converted to multi-plexes, so on).

206 is currently a house but there's also an empty lot beside it in google streetview. Looks like some expropriation will need to be done. The houses aren't exactly amazing looking. Just crappy aluminum sided bungalows. It's basically only the abandoned lot and 2 houses that make up the entire Western side of the street between Forest and Charlton, I'd imagine they will just knock all of it over.

This project went before the committee of adjustment on June 23 2016 to add a 6th floor to house mechanical equipment and for common spaces including a community kitchen and rooftop patio. The elevations submitted are different than shown in the render above.

Steeltown posted about this development in May, 2014. June 2016 saw a variance request at COJ.

It's 2017. Three years on. Why do developments move so slowly here? In Toronto this building would have been built and occupied within three years!

^ In Hamilton there's a limited number of developers, right now the main ones are Spallacci, Valeri, LIUNA and Vancor. So they usually plan ahead after one project is complete they move onto the next.

Whereas in Toronto there's a tons of developers.

Time to make some calls to Toronto :)

Seriously though, there are endless opportunities here for infill projects, etc. I'd hate to think that the "Group of Four" has a stranglehold on Hamilton.

Just wait for Brad Lamb's proposals. He's building Television City and has purchased 3/4 other downtown sites for infill. He is a true Toronto developer and I expect he'll bring a sense of refinement to the process that we haven't really seen so far.

Wow the plan looks pretty good. I really hope more Toronto developers and just well established developers arrive to invest in Hamilton. There's so many old manufacturing buildings and warehouses that have potential to be converted into lofts. I can't wait!
