Marquette anticipates breaking ground in the second quarter of 2014 on a 364-unit, 29-story apartment building with approximately 7,700 square feet of ground floor retail/restaurant space in downtown Houston. Marquette is utilizing the Downtown Living Initiative (Chapter 380), which is effectively a development grant provided to the first 2,500 units to be developed in downtown Houston and this project will receive a $5.5 million benefit from the grant. The property encompasses a city block on the northeast side of the Houston CBD and is situated one block from Minute Maid Park. Aside from the retail space, the property will have a 589-space private parking garage situated above the retail space and below the residential units. The property will have high end finishes and two amenity floors including a full-size, resort-style rooftop pool and other luxurious amenities. The building will be delivered in Summer 2015.

I missed that render earlier. That's going to be a nice addition to the area north of the GWB.

I can't tell where it is in relation to the Marquis. It should be interesting to see both these projects go up together...

It will be close, 2 blocks north of where the Marquis will be built.

Htowngrown Feb 24, 2014 9:09 PM

Here's a map for reference. That entire side of downtown is going to be completely transformed in the next few years. Can't wait to see all the cranes! Also keep in mind that the block directly behind the Marriot Marquis might be developed also! Great things going on.

With the new highrise development west of the Marquis, the east side of downtown is getting taller.

Anything new on this?

Marquette Cos. has been active in Houston for a while, buying and renovating various smaller apartment complexes, but the Illinois-based developer is closing on a piece of prime downtown property in June to develop its first high-rise multifamily project.

Marquette Cos. will break ground this quarter on a 364-unit, 29-story apartment building with approximately 7,700 square feet of ground floor retail space in downtown Houston, a block from the Houston Astro’s Minute Maid Park. Ziegler Cooper is the architect and Pepper-Lawson Construction LP, the Texas division of Chicago-based Pepper Construction Group LLC, is the contractor. The cost of the project was not disclosed.

The apartment high-rise, dubbed Block 52, will include a 589-space private parking garage situated above the retail space and below the residential units, as well as two floors of amenities including a resort-style, rooftop pool. Rental prices will range from $2.70 to $2.80 per square foot for apartments ranging in size from approximately 600 to 1,800 square feet.

The project is set for completion in the summer of 2015.

HBJ article says they want to be done with this building by Summer 2015, which is an aggressive schedule. Think a 29-floor apartment can be built in slightly more than a year?

If they have their act together like the developers of Skyhouse, I'd say yes.

kdebow Apr 25, 2014 3:45 PM

Has Marquette released any information about price points in this building?

toxteth o'grady Apr 27, 2014 10:06 PM

Nothing specific. I hear many of these new highrises are going to rent for $2.70 a sf a month. Or more. That's like DC.

Any word on what's going into that pink building?

Urbannizer May 17, 2014 8:33 AM

More on the building, most interesting thing is that they want to begin this month and finish just over a year from now.

I like the view of the building from the west but the east side is really bland for a 28 story tower. Considering this tower will probably be the most prominent from the ball park they should have done something a little different.
