You'd think the Mormon lesson would've been learned by my Catholic co-religionists (which only just figured out how to make better use of the Cathedral block). Some retail at Cascia would be a nice income stream and keep the corner lively.

Competing with the suburbs is a zero sum game. I take no joy in rising taxes in our suburban communities. It's not Philly vs the burbs. It's the Philly Metro area vs Dallas, Boston, Atlanta, LA, etc; it's PA vs Texas, Tennessee, Arizona, Colorado, etc. And right now, we're losing. It doesn't help that Phila/Bucks/Montco/Delco/Chester are ajoined to every other county in the State. We're the only state in the NE to not legalize medical marijuana, gay marriage, etc. By the time medical marijuana is legal here, the rest of the NE will have legalized it completely.

I like how the Study turned out! I find that the dark grey brick and very Modernist volumes remind me something you'd find in the Netherlands, which to me at least is a good thing. The many new street trees are also nice to see.
