Nice pictures, summers! The Watermark behind the Mormon temple irks me. I think it's an ugly building. Currently a retirement community. Philly does not have a history of recladding, but I could see that as a prime target someday if the neighborhood takes off and it makes sense to repurpose the building. Another building I'd love to see reclad is Center City One, but that seems even less likely.

Simple..If its metal cladding this will be horrendous..if its masonry...it will look pretty good. There is a 99% chance it will be Metal Cladding...this DESIGN broke this one.

I attended a dinner at the end of February where a gentleman gave a presentation on this. The interior layout will look quite nice, going by his slideshow.

Materials quality will make or break it.

Even if it is metal, a graphite-colored clad will work better than aluminum clad. Dryvit cladding would be Home2-style fail, while a limestone clad would probably give the best overall look.

In any event, it'll offer a nice solid streetscape along both Broad and Washington. And so far major proposals along Washington haven't been able to get off the ground, although by my count there's been like four or five in the last half-dozen years.

Honestly Broad and Washington is a site where I'll take ugly if it gives us density. Buildings can always be re-clad down the road and right now that corner needs life.

About the Broad and Washington project, don't really understand the negativity. Even by itself and especially given the location, it really doesn't look too bad.

$100M Lincoln Square Development Proposed for Broad and Washington

Great updates summers, also nice vantage point there - Philly-Drew.

From the past weekend, walking around Northern Liberties and some of Fishtown (2-3rd St, Frankford Ave etc), still amazed with all the new/newer homes built, and massive amounts of construction on going. Just a small sample size..., I think in another few years there will be more newer homes--built in the last 10 years than older rowhomes in this area--... not sure (maybe an exaggeration), but it really feels that way anyway.

That last picture of the power lines reinforces my belief that we don't necessarily have to bury the power lines but we do have to get Comcast and Verizon to tidy up their lines.

It's hard to comprehend the tastelessness of some of these fly-by-night builders. That wood bay is a slow motion homeowner's nightmare in the making.

And plywood should be outlawed as a facade material in Philadelphia. This will start flaking apart in less than a few years is my bet:
