Randall Davis Co. plans to break ground this fall on a new high-rise condominium, which is seeing brisk sales despite the oil slump.

The Houston developer and its development partner, DC Partners, expect to start construction in mid-October on Arabella, a 33-story, 99-unit condo tower at 4521 San Felipe. The condominium project, which will feature 10 units with private terrace-top swimming pools, is planned for the former site of Westcreek at River Oaks apartments near Westheimer Road and the 610 Loop in the Galleria area.

Buyers have purchased about 45 percent of the condo units inside Arabella since Randall Davis Co. began presales in April. Midway to develop building next to megachurch

More than two years ago, Houston-based Hines inked a deal to build an office tower in the parking lot of Houston’s First Baptist Church. The building was never developed, and now another local developer is proposing a similar project.

Midway announced plans Monday for One Parkside, a 13-story tower with 225,000 square feet of office space on nearly 4 acres adjacent to the church at 7401 Katy Freeway. The company said it has started looking for tenants to pre-lease space in the building, which will also include a 10-story parking garage and a 2,000 square-foot cafe on the ground floor.

“We’re excited to introduce this marquee opportunity, positioned to take advantage of the site from an architectural, view and signage standpoint,” Shon Link, Midway’s executive vice president of development, said in a statement.

The site is at the southwest intersection of Interstate 10 and the 610 Loop.

The Texas Medical Center has big plans in mind for some of the last unused real estate in the TMC district.

At last year's inaugural State of the TMC luncheon, Dr. Robert Robbins, CEO of the TMC, unveiled a grand vision of a new research campus dubbed TMC3. While dirt hasn't begun to move yet, he expects it to happen soon.

"This is going to put us on the map in Houston to compete with London, Shanghai, Boston, San Francisco and Singapore," Robbins said at the annual State of the Texas Medical Center event. "I am more confident standing here a year later that this is going to happen."

The Texas Medical Center plans to move forward with the convention center, hotel, retail and living space, Robbins told the HBJ. It plans to put out request for proposals in the coming months to get those projects started.

Robbins added that he already has the developers willing to front the initial costs for these projects, but did not elaborate on which ones specifically. He also said the Texas Medical Center will launch a philanthropic campaign to help fund the project.

Midway and Lionstone Investments are partnering up to continue developing Downtown Houston’s GreenStreet, a 570k SF mixed-use complex in the CBD. JLL arranged the partnership. Midway purchased the property in 2012 and has been rebranding and redeveloping it ever since (Hotel Alessandra is underway).
