More Apartments for Edgewater

Apartments planned on a rare empty North Side site
Quote:

A developer is proposing to build a six-story apartment building on rare piece of empty land on Sheridan Road in Edgewater.

It’s not clear how long the parcel, two-thirds of an acre at 5950 N. Sheridan Road, has been vacant, but the developer, Jason Vondrachek of Quest Realty Group, said locals believe it’s been empty for at least 30 years, and possibly more than 40. The site, on the west side of Sheridan, is between the landmark Prairie Style Colvin House, a remnant of the street’s historical strip of mansions, and a five-story apartment building in a district now dominated by highrises.

The building, called Loft Lago and designed by Chicago-based Hanna Architects, would have 59 units in a mix of one-, two- and three-bedroom apartments. Premium units will be along the east side, on Sheridan Road, where most of the windows have at least partial views of Lake Michigan. A rooftop deck will provide unobstructed views to the water over the Emanuel Congregation synagogue across the street.

About damn time! I used to live next door and that lot drove me crazy. I always wished I had the money to develop it. The same goes for both parking lots further south in EW and the lot south of the Greek church. So much room for development still in one of the densest neighborhoods in the city.

pilsenarch May 16, 2019 6:01 PM

^^^^memories... when I was in high school, I had a friend who lived in the Colvin House... went over there to get high all the time :D

that new development... were they trying to make the most butt ugly piece of shit they could?

Much needed development of empty lots in E. Garfield Park

Affordable housing developer tapped for East Garfield Park project

Quote:

An affordable housing developer is planning a mixed-use project with 77 rental units in East Garfield Park after winning an international competition to design an environmentally friendly development for the West Side neighborhood.

Dubbed Garfield Green, the plan from the Boston-based nonprofit contemplates a pair of three-story buildings on 1.5 acres with 32 rental units offered at affordable rates and 31 as cooperative housing units, which allow tenants to build equity in their properties. The project is slated for 9,000 square feet of retail, 20,000 square feet of public open space and a 12,000-square-foot public plaza, according to a city statement...

POAH is slated to buy the land from the city for $600,000, though it could receive some forms of public assistance, such as low-income housing tax credits or help from Chicago's Low Income Housing Trust Fund...

Perkins & Will designed POAH's planned buildings, which would add to its track record of investing in underserved Chicago neighborhoods.

^ Not bad, POAH is a good developer. Unlike Bickerdike, Ramirez Rosa's buddies, that he's giving a $3.5M lot of land to for $0 plus multiple millions in other subsidy not even including the Federal Low Income Housing Tax Credit.

CEDARst Plans Development Near Lawrence & Winthrop

Quote:

CEDARst plans to build a 4 story development on a parking lot it purchased back in 2015.

Truman Square Neighbors Block Club will meet with the developer to discuss plans for the development that would fill a parking lot that was formerly a residential building decades ago on Winthrop just south of Lawrence. A total of 84 residential units, with a mix of one bedrooms as well as studios are planned with 37 parking spaces on site.

Someone noted seeing soil testing here a few weeks back- looks like Cedar Street is going all-in in Uptown. Pretty ugly if you ask me, but decent density right by Lawrence Red Line.

STEEL

May 8 & 10

Old school fire protection - insulate the steel with brick.

Part of the later addition - wrapped in plaster on concrete.

The melted metal where they cut the steel beams is uber cool. Great shots Harry!

God that is hideous! And why make it look like a warehouse? Sheridan Rd. was never a warehouse district, why not some cool nautical Art deco stylings? Something deco modern ala South beach Miami would fit in perfectly for Sheridan Rd. In Miami they still build stylish new apartment buildings. At least put in some effort. It just looks like a people warehouse.

How have those lots surrounding hte lawrence redline lasted so long? the immediate area around the stop is a wasteland.

Parking for the theaters- until recently I'm sure this was the most profitable use of the land- but with the gentrification that has occurred in Uptown in the last decade, it finally makes economic sense to develop the lots.

Vlajos May 17, 2019 5:04 PM

^yep, Glad Cappleman won reelection to keep Uptown improving.

River Walk - east of Michigan.

https://www.chicagotribune.com/colum...519-story.html

Walked along it on Monday and Tuesday. Still lots to do (planting, lighting, restaurants need to open, a HUGE sculpture coming this fall - https://chicago.curbed.com/2019/5/13...ont-public-art), but it is already a nice space.

There already were hundreds of people on it Monday afternoon. Tuesday even more.

When the connection to the Lakeshore East Park is made, and they finish the flyover, and DuSable Park, the pedestrian connectivity from North and NW loop to lakefront will be stupendous.

Yes and no - with the Uptown opening, there's gonna be even more parking demand in addition to the Aragon and the Riv.

For the caliber of entertainment they're looking at for the Uptown, they may decide they need to build a parking structure on that lot next to the Red Line, once the CTA finishes rebuilding the station. The Millennials going to see shows at the Aragon and the Riv may be willing to Uber or take CTA, but the Boomers going to classic-rock and comedy acts at the Uptown will want to drive.

It is pretty nice. Was down there on Wednesday and the submarine memorial is cute and nicely done. When they get that big 117 foot structure up that should be very interesting and partly cover the highway. I figure this will always be a work in progress with nice new things coming every year. That flyover will be superb going over the river when completed. Such an improvement!!
Now all they have to do is connect it to the new section south of Roosevelt road :).. It is never ending and wonderful to watch !!
