1.) I'm surprised to see the E. Locust Ave proposal! I semi-frequently find myself in East Germantown, as I have a friend who lives around there. The surrounding area is admittedly pretty rough; nevertheless, I'm happy to see some real density and development in East Germantown! The area definitely has potential. I wonder if the intention is to target young professionals or La Salle students, or both.
2.) In regards to 801 Girard Ave: can we PLEASE get a Regional Rail stop at 9th and Girard?! Development is booming in every direction from 9th and Girard, save for the Richard Allen Homes, as well as the projects to the north of Girard. Between this, The Poplar, the huge building rising at 10th and Girard, and the slew of smaller projects in Ludlow, East Poplar, and South Kensington, I think a Regional Rail stop would be justified. A station on the outer two tracks--which could serve as a stop for the Lansdale/Doylestown, Manayunk/Norristown, and Fox Chase Lines--would be suitable. 3.) I'm happy to see the area surrounding York-Dauphin Station growing denser. Back when my girl and I were apartment shopping, one of her primary concerns about living in East Kensington was the emptiness surrounding York-Dauphin. The stretch between Kensington Ave/Front Street and Jasper is filling in nicely, with more development coming between Jasper and Emerald. |

I'm loving the Chelten Avenue and East Falls proposals.
If Chelten Avenue is successful, it could set off a wave of new construction in G-town. There's tons of historic noteworthy architecture in Germantown, but none of it is on Chelten Avenue. Taking down a bunch of those anonymous one and two story commercial buildings could really tie together what I think of as Germantown's most stable section (Tuplehocken Station) with the sections of West Germantown east of Chelten (aka Southwest Germantown) which includes a few pocket neighborhoods like Penn Knox, etc. If we continue to see Ridge Avenue in Roxborough densify and sophisticated proposals like what we're seeing with these two developments along with the proposed Tuplehocken Station development in Germantown, things will really start to snowball. I see a string of neighborhoods with sophisticated main streets tied together with bike lanes and walking trails (through the Wissahickon) that could create a cohesive sense of identity. I'm getting real Portland vibes from it all. Also, did anyone see the article in the Inqy on development in Roxborough? I've mentioned it recently. That is, how much of it there is, how much higher end it is than has been the case in Roxborough's past, and how it's gone mostly under the radar, yet here's an article stating precisely that. https://www.inquirer.com/real-estate...-20210324.html |
