Well that didn't take long...

It's going to be quite the transformation for this middle section of Quinpool to have the Ben's property, this one, and presumeably the McDonalds/Fitness FX property all redeveloped over the next few years.

These developments are adding 204, 76, and 125 units, over 400 in total. Add that to the larger developments at the top of Quinpool and Robie and it is really adding a lot of nice density to this area.

The brochure for the St. Pat's site lists unit counts for that end of Quinpool: https://www.commerciallistings.cbre....ure_093019.pdf

Just for the block or so by Robie, not counting the St. Pat's site itself, but including the Keep, it's 584 new units. I'd guess a ballpark of 1,200-1,400 new units for all of Quinpool. This has got to amount to more people than currently live along Quinpool Road.

Hey everyone!

I thought I'd throw up a few pictures of the demolition work at 6325 Pepperell St. today. There were a few bystanders watching the backhoe at work and I got talking to a real nice older gentleman who grew up in the area. He had some pretty cool old memories of the street and remembers seeing horse and carriage still in use when he was a kid. I must admit that I'm not as up to date with a lot of the newer construction in the area as some of you folks so I was surprised when he said that McDonald's and Fitness FX are going to be replaced by new developments as well. He mentioned at one time there used to be a school where McDonalds and the new buildings will be. Although I can't find an address I'm pretty sure he was referring to the Quinpool Road School that was built in 1903. I thought I'd throw a picture of that up just for fun to show how the area has grown over the years.

Thanks for the photos.

Quinpool is really changing fast. Sad to see affordable old commercial spaces (and some of the characterful grubbiness) disappear, but the additional density will be great. Some businesses seemed to struggle to stay afloat on this street, but with a healthy residential population that should be a problem of the past.

Anyone know what's up with the old Shell site (Harvard and Quinpool), and who owns it? It's now been vacant for over 20 years I believe.

That was an Esso site, and to my knowledge it is still owned by Imperial Oil.

City staff tried to contact Imperial Oil in 2016 about the possibility of purchasing the site for a parking lot, and were basically brushed off.

That's hilarious. A 4 page report responding to a simple question about the property that basically says that after setting up time-lapse cameras (!) there is only a perceived shortage of parking. I guess those people who can't get a spot are only imagining it. But there is no imagining how HRM can waste money like nobody's business. I wonder how much all that cost.
