Developers are planning a new student housing project near the University of Houston.
Aspen Heights, an Austin-based off-campus student housing developer, submitted a plat application to the city of Houston for a multifamily project on the southeast corner of of Martin Luther King Boulevard and Old Spanish Trail, just south of MacGregor Park.

The 6-acre site, owned by NewQuest Crosswell, is under contract and is expected to close by mid-year for an undisclosed price. The existing strip mall, which includes some tenants and vacant properties, would be torn down for redevelopment if the student housing deal moves forward.

Is the light rail is up and operating???

toxteth o'grady Mar 4, 2015 3:14 AM

I think they're still in the testing phase.

3300 Main: Soil testing. PM Realty Group purchased this block from the Midtown Redevelopment Authority back in November. No word yet on what will replace the current building on this site, but something is being planned.

The building will house two separate concepts – a Hampton Inn with 168 rooms and a Homewood Suites, which will have 132 extended-stay rooms with full kitchens.

The company also owns a space adjacent to the Hampton Inn/Homewood Suites property, along La Branch between Capitol and Rusk, that Massad had previously said would be the site of a not-yet-branded hotel.

But Massad told the Houston Business Journal he's tabling plans for that project now.

A note in an online for-sale listing, however, indicates that the facility will be “vacated by the USPS in the second quarter of 2015.” No buyer has been announced publicly for the 16-acre property, which was previously the site of the Southern Pacific Railway’s Grand Central Station.

The complex’s signature feature is its 1962 5-story concrete-finned main building and plaza (pictured at top) by Astrodome architects Wilson, Morris, Crain & Anderson. The USPS has noted that it “anticipates demolition” of the building as a result of the sale.

Am I the only one who is disappointed in the Gables building? This is being built in that Westcreek cluster that was supposed to have a couple of 20-story towers. Are they aiming low or allowing a future Randall Davis skyscraper to be more visible?

JManc Mar 6, 2015 5:03 AM

I like it. 14 stories is still tall enough and will certainly add to the density. It looks to be a massive building; wider than it is tall. Randall Davis' building will be to the right of it (first image) if that street is San Felipe.

So far, only Westcreek Centre was planned to be above 20-stories. As JManc said - the building is massive. It occupies the entire parcel while containing 298 units; they're moving forward while other multi-family projects are being put on hold or canned altogether. Not necessarily "aiming low".

Monarch Mar 6, 2015 4:08 PM

whenever i think of the new ROD, the new scale / concept of the GABLES development just seems to be quite accommodating. (it fits) i am just loving the proposed streetscape that shall lead directly into the ROD as per shopping / entertainment.

what a wonderful development loaded with momentum....

Correct. However, is that also not that the name of the building - Gables Westcreek?

Correct, however "Gables" would not be in the name if a different company were developing it.

So... they "develop" buildings/structures/towers/projects with gables?

toxteth o'grady Mar 8, 2015 5:46 AM

Their vision statement claims "To be the industry leader for innovation, adaptability and entrepreneurship in providing high-quality living experiences in premier apartment communities that are created from a culture committed to producing products and services that appeal to the evolving demographic in high-growth markets in the United States." No hint of building gabled structures, but they do have a gable in the logo...

Man... I understand 1111 Travis is "Travis", but they really shoulda placed the main entrance plaza on Main street. Total miss on them and for Main Street. Hell, the MetroRail station is right there! Also, isn't Hotel Alessandra goin in right next to Forever 21? IDK why it isn't listed anywhere on the Greenstreet detail.

The transformative project proposes features like a land bridge over Memorial Drive, an indoor pool, extensive increases to the park's bike and running trails, an observation deck and a remodeled driving range for the golf course.

For as long as I can remember Houston has always gone by HOU as an abbreviation and as the "call-out acronym" for the city. It wasn't until very recently that the city started promoting HTX instead of HOU in large part due to the rise and popularity of HOUston's lil hippie sister, Austin, or ATX. The city even has the Open Streets HTX thing and it's just disheartening that the city would so quickly try to change it's identifier just to resemble Austin. It comes across as pathetic, weak, and extremely unoriginal.
