There's a small residential development goin in at the Southwest corner of Studemont & Center. I live around the corner, but I've been super busy. All I can see is "Occupancy 2015". Looks like a nice lil residential complex

While we're building schools, the British International School has announced a new 275,000 sf campus out in Katy. No renders yet. It is supposed to have room for 2,000 students.

It's pretty freaking ugly. But whatever, anything is better than an empty lot downtown and the lots are quickly filling in which I wouldn't have thought three years ago would be happening at this rapid of a pace now.

Reminds me too much of the Bullock Museum in Austin, which I don't like. I guess we'll see how this building turns out. But you're right, anything is better than parking lots.

The Wedge Tower rebranding (to 1415 Louisiana) will commence the kick-off of the Hilton Garden Inn downtown, due to start construction in Q4 (that gives them 45 days to get started).

Wow, so many new renderings! I really like the Marlowe. The Camden project looks like the Catalyst, but that's a good design, so I'm not complaining. The Cosmopolitan will fit in nicely around the ballpark.

THE HAMILTON, seems to boast a strong, well put together, tasteful, along with very clean lines.. prospective edifice. i am happy as per this strong design as per that particular vicinity of the cbd... well done indeed!

This is another reason why I'm not as concerned about overbuilding in the office sector. There still seem to be plenty of tenants, some of whom are looking to increase the size of their staffs.

BisNow also had a brief mention of Verde Parc and the changing pattern of outlet mall development. If this happens, it's going to be very close to Katy Mills (though it was originally mapped out as a mall development before it got sold by Simon Properties):

Incidentally, Houston seems like a good place for MFO manufacturers to locate, and if there are hints the energy industry is slowing down, a few of these will help with the job creation and space absorption. The GHP should be talking to prospects, especially those who use oil-based plastics and related products.

Last time I saw those parking lots, they also had weeds growing through the cracks in the asphalt, with plenty of broken glass and other trash. That was about 5 years ago. I'm really looking forward to seeing the infill progress in person next time I get a chance to see that side of downtown.

And in a bit of unfortunate news, Tilman Fertitta of Landry's went on a rant and claimed Houston could be at the epicenter of a real-estate bubble popping and that inflation is incredible (probably because he's priced building materials recently). I wonder if he is getting ready to quietly back-burner his hotel proposal...

I am always amused by articles that talk about the boom slowing, for two reasons. First they are saying job creation will slow to 90,000 a year, which is higher than it was five years ago. Second, they always revise the predictions upward; last year at this time, they said job growth would "slow" to 70,000 a year. Office absorption will "only" be 14 million sf in two years ("only" because 20 million sf of new office space will be completed in that time frame). I guess that's like saying Ben Stein is "only" on the rubber chicken circuit for the speaking fees (and he "only" lost his hair within the last decade).

An article about possible wage hikes coming to more of the country produced the following highlight that may explain a lot of what's slowing down projects in the market:

"...At Houston-based Camden Property Trust (CPT), one of the biggest U.S. apartment owners, half of 14 projects under construction or being leased for the first time are as much as six months behind schedule because “we don’t have enough workers,” Chief Executive Officer Ric Campo said. Competitors are so brazen that recruiters will venture onto Camden work sites, he said.

“We have had situations where people have pulled up and said ‘Hey, I’ll pay you $100 cash right now if you come to my job,’” Campo said. He estimated that labor costs are helping boost building expense 5 percent to 15 percent.
