Philly angles are weird, the Comcast Center gets dwarfed behind 1LP when looking north. I'm going to stay positive and go with that it looks 1200 feet when viewed looking to da west. CITC is going to look like the Empire State building west looking east.

Tower construction timeline?
Not sure why they're saying the three towers to the south of Market will be the last to be built. Also not sure why this needs to take 20+ years. If it were me planning this site, I would plan it as such: 2016-2017: Park and Bulletin construction 2017-2019: 31st & JFK Office/ground floor retail tower construction - 375 FT 2018-2020: 30th and Chestnut - ground floor retail, 6 floors of office space, relocate all labs at 3101 Market to here. Topped with a luxury apartment tower - 520 feet 2020-2023: 3100 block of JFK - simultaneous construction of tallest tower and second tower as well as "grove" green space in between. Tallest tower a mix of office space, hotel space, and luxury apartments with ground floor retail - between 1,075 feet and 1,187 feet. Second tower, all office space with ground floor retail - 380 feet. 2022-2024: 3100 block of JFK tallest tower - mix of office, hotel and luxury apartments with ground floor retail - 705 feet 2024-2026: 3100 block of JFK smaller tower - luxury apartments with ground floor retail - 420 feet 2026-2028: 31st and Market tower - mixed of office and luxury apartments with ground floor retail - 370 feet 2028-2030: 30th and Market tower - office space with ground floor retail - 405 feet 14 years and done! |
The proposal is very impressive indeed, and the supertall, while not really as breathtaking and astonishing, IMHO, is a lot better looking and more original than the CITC. I actually thought this was actually for the Powelton Air Rights over the rail yard, but this project seems extend from Walnut to JFK Blvd.
It's still a good looking proposal, and hopefully the proposal will evolve into a better looking supertall tower and hopefully a new intercity bus station nearby 30th St Station, since we're talking about a transportation hub as well as an office and residential district!!! |
Alright, so because I have nothing to do tonight, I measured and guesstimated the height of each tower based off the height of Evo which is 430 feet tall. Also guesstimated the floor count of each tower based on Evo and FMC towers:
1,095 FT - 70 FLOORS - Tallest Tower 670 FT - 45 FLOORS - 3100 block JFK tall tower 515 FT - 42 FLOORS - 30th and Chestnut 435 FT - 36 FLOORS - 3100 block JFK short tower 425 FT - 30 FLOORS - 30th and Market 385 FT - 28 FLOORS - 3100 block Market tower 380 FT - 28 FLOORS - 31st and JFK tower 375 FT - 31 FLOORS - 31st and Market tower All in all, looks like this could be the second tallest in the city :cheers: |

Architecture and height aside, the plan seems very smart and pro-Philadelphia on the part of Drexel. However this "master plan" truly unfolds I think it's a plus for the region.

Imho there's much more to a great skyline than height. Even if these designs get downsized, such development in the area is absolutely amazing. There's no excuse for those awful parking lots. All they do is make UCity feel distant from CC. Cant wait for the back half of One Drexel Plaza to be demolished with some legitimate development in its place.
